The hotel is just south of the main part of Oia and very walkable. It is across the street from a bus stop. It also backs onto the Fira Oia hiking trail. All the sun chairs look onto the sea and the mountains. The front desk staff was very welcoming and helpful. Our room has both a north facing porch and a west facing patio. We very much enjoyed our stay here.

Beautiful hotel in a nice quiet spot facing the caldera. Just a few minutes walk from restaurants and groceries and the main town area. We loved the morning breakfast and wonderful pool area. The management took great care of us. We will definitely be back.

One of the best place to stay in Oia. Bus stop is a minute away, the famous blue dome is just 5 minutes walk. Restaurants, shops are accessible without needing a ride. Sunset view is awesome and foods are great, locally made. All staff are helpful and so accommodating.

My daughter and I stayed at Nikos Villas for a week in July 2025. It was just perfect. The location is close enough to easily walk to the center of Oia within 10 minutes; however, it is far enough out that it is in quiet surroundings. The villa was clean and well-maintained. The A/C worked well; however, we kept the windows and doors open to enjoy the breezes. The pool area was clean and well-kept. The pool menu and drinks were great, thanks much to Georgia and Maria! And the front desk staff was so accommodating to arrange tours and transportations for us (thanks much to Dimitrius!). If we ever made it back to Santorini, we would definitely stay at Nikos Villas.

We had a great stay. The outside space and pool were terrific. Our only complaint was the shower which was totally unacceptable. It was tiny and there was no curtain or glass enclosure to keep water from going all over the floor. It was difficult to get the sprayer to stay in the high slot.

Absolutely BEAUTIFUL place with an impeccable view. The hosts were amazing and we loved the quiet at night, service available 24/7 and friendliness of our hosts. The place is also walking distance to everything. Thank you for a great stay. We will be back!

Nikos Villas is located in a beautiful area of Santorini. However, in order to get there one must travel via bus or taxi/shuttle service up the steep mountain and then back down at the end of the stay. Matina, the lobby representative, is an exceptional person and employee! She gave us superior advice and information, and she is extremely kind and helpful. The rest of the employees were wonderful as well! It is a very nice place to stay!

Lovely superior villa with stunning views of the Caldera and only a short walk into the centre of Oia. Loved having breakfast delivered to our balcony each day. A big thank you to Dimitris for looking after us, always there with a smile and nothing was too much trouble. Also to Andreas who served us our food/drink at the pool. It’s the second time we’ve stayed here and it didn’t disappoint at all. Look forward to staying again xx

Nice location, walkable to restaurants, shops and sites. Nice view from pool side and our balcony. Our room had small kitchen with table and chairs, and complimentary coffee and tea, although they were not refilled each day, we had to go ask for them at the front desk. Shower space is very small, shower handle is set low, no option to hang it high when showering, definitely something new for us. Over all very nice hotel.

Such a great experience at Niko’s Villas. We had the junior suite with the caldera view - I CANNOT recommend it enough. Stunning views, amazing cave infrastructure with efficient air conditioning, and private balcony. Staff delivered breakfast each morning to our balcony, carried our luggage up and down steps, made us cocktails, provided recommendations & tips, and made transportation accommodations. Special shout out to Dimitris who was the hype man of this hotel; he had such a contagious happy energy that made us even more excited to be in Santorini (didn’t know that was possible). Recommend to anyone, especially as it is in a more private part by Oia yet a short walk away from all the shops and restraunts (along with their own nearby).

Where to start...if i ever return to Santorini I would not look anywhere else than Nikos Villas. It is an intimate hotel but with the best location in Oia. I loved my room...it had a balcony with beach chairs plus a dinning room inside and outside. The rooms opened to the balcony giving the villa a fresh and crisp air. I was traveling the day before from Turkey. After 10 days, i had enough of big breakfast and just wanted coffee in the morning. I was able go to the next door coffee shop and grab a cappuccino with a croissant. My family and I loved the pool. We order wine and beer and had a mellow time. At one point we found ourselves people watching as the hiking path from Fira to Oia is next to the hotel. We had several afternoon walks to Oia for dinner and sometimes just ice-cream. The main Oia area is only a 5 minutes walk from the hotel. There is also a food market across the street that has all the necessities from water to sunscreen. In summary what makes this a great hotel is the people. They are warm and welcoming and always with a smile. I saw other patrons that have been there before be excited to comeback to enjoy beautiful Santorini but also to embrace the staff like if they were long lasting friends. You do not find that anywhere! Thank you for a relaxing time. This is what a vacation is supposed to be..
