The property has the potential to be a sort after place to stay as the features of the building are fabulous. The beds are very comfortable. A proper refurbishment is needed.

We had a lovely stay. We had booked a double and we’re rewarded with a big four poster! The property was perfectly situated for where we wanted to be. We will definitely book again.

Easy communication. Comfortable spacious bedroom at the top but no lift (surprising with 4 star hotel) and the shower was a little small and could use with some renovation. Otherwise we had a great stay. Location great for walking to city center!

Nice quiet location. Not too far from the city centre and clise to some nice restaurants. Room was big and the little kitchen area was a treat to store some snacks and have the early morning breakfast and coffee. I give it 9/10

Great stay overall. Clean and renovated. Good amount of space and facilities when it is low season prices. Nice to have a kitchen and fridge. Clean and renovated interior. High ceilings in hall and historic wooden staircase to rooms.

I loved this place, the room ( the small apartment) was amazing, it is modern, quiet and lovely, you feel like you are at your own home.. Located 7 minutes walking distance from the closest tram stop (West End).. Surrounded area is nice as well

Good value

This was good value with a central location and I would stay again as close to my office for work. The room was a decent size. Shower was a bit small but good pressure. The curtains were a bit stained and could do with being replaced, same with sofa. Overall decent experience.

This was a nice place to stay while in Edinburgh. It was nice having a kitchenette which made it convenient for breakfast. Everything worked in the room but it would have been nice to being able to open a window for ventilation as there was no fan. The area around this location is heavy residential but it was beautiful to walk through. The only knock is there is no lift and you have to carry your luggage upstairs. I would definitely stay here again.

Palmerston was perfect for the price and for what we were looking for. We were hardly in our room because we spent the day exploring Edinburgh, so we didn’t need anything more luxurious. The bed was adequately comfortable for resting and the room temperature was fine. It was ten minutes’ walk to the tran and busses. All in all, it was comfortable and perfect for our purposes.

Warm and good value but see comments

The room was warm, and the bed comfortable (though the bottom sheet wasn't big enough for the double bed; I was alone; two people might have been more affected by this). (1) Biggest flaw: NO TABLE/BREAKFAST BAR OR CHAIRS TO EAT FOOD. (In fact no chair at all), though basic cooking facilities (microwave, small hob, kettle, toaster), pans and utensils were provided; nor were there any trays to eat off one's lap. (2) Not suitable for anyone of limited mobility or 'traditional build': the stairs down to my basement room had no rail for part of the way, and the shower and surrounding area were cramped (though the water was nice and hot)

The property is fairly close to bus and tram transportation. It's 2 block walk to the main road that connects directly to Princes street. My main complaint is there is only once accessible outlet in the bedroom. There are outlets you can use in the kitchen which we did. No outlet other than for a shaver connection (not a standard outlet) in the bathroom. Had to use the one outlet available in the bedroom to use the hair dryer (or use the kitchen outlet). With 4 adults and phones, iPad, portable chargers to re-charge, that was an inconvenience. There is no option to purchase any water or snacks in hotel. We were placed on the first floor which was super convenient given our heavy luggage. I don't think there is a lift.

Good location for getting to the City Center, Royal Mile and Edinburgh Castle. Room had no eating area. Kitchen was small but that was fine. The lack of anywhere to eat what was presented was a problem. Phones were turned off so if you needed to get the front desk (if attended) you had to go down many steps and then back up the steps. Kitchen items were not uniform - different size plates etc. No dish towels. The curtains were not room darkening. They did provide privacy. A sleeping mask was needed. For the price I am hesitant to recommend.

Vi hade högre förvÀntningar pÄ rummer som var en Excecutive Suit. Rummer var sjÀllöst och ganska slitet, med trasig kran, toaletthÄllare och TV. OmrÄdet var ocksÄ ganska dött, men promenadavstÄnd till trevligare omrÄden. Oengagerad personal.

Worse then we expected

We didn't expect much, we just wanted a room and we knew some people had complained before (reading reviews) but we thought - "hey we know it wont be a 4-star hotel. We only want somewhere to sleep." Everything was like we thought, the bathroom was old and the entire room had that "we'll just paint over the cracks and mold and the guests wont know" kind of look. BUT the bed was covered in hair, every inch of it; the sheets, the blanket (both under and on top, and the pillows. Small hair and really long ones. It was DISGUSTING. We had a roller with us (being cat owners) and I cleaned the bed as good as I could. It looked like the sheets had been washed, but the millions of hairs and the fact that it's not a nice room in any way I would recommend you to look for something else.

Trevligt gammalt townhouse

Trevligt och vÀlskött litet hotell i ett gammalt ombyggt townhouse bra belÀget pÄ gÄngavstÄnd frÄn de flesta attraktionerna. Personalen var hjÀlpsam och rummet hade de vanliga bekvÀmligheterna, Àven om ett par saker var nÄgot sub-standard (finns det en garderob i rummet sÄ kan det vara bra om den gÄr att öppna utan att dörrarna faller av). Men pÄ det stora hela ett trevligt stÀlle!

Bra hotell för den som vill sköta sig sjÀlv.

Det Ă€r ett frĂ€scht relativt nytt hotell. Det finns ingen frukost, receptionen Ă€r bara bemannad deltid, lite sĂ„dant, sĂ„ man fĂ„r sköta sig sjĂ€lv. I övrigt Ă€r det ett alldeles utmĂ€rkt hotell, med bra rum. LĂ€get Ă€r kommunikationsmĂ€ssigt vĂ€ldigt bra nĂ€ra Haymarket. Är det gamla stan och de mer klassiska turistkvarteren vid slottet man Ă€r ute efter sĂ„ ligger dock detta hotell fel.
