(ii) a breakage/damage deposit of 300 âŹuros or ÂŁ300 British Pounds in cash, which will be fully refunded on the morning of your departure provided the apartment is left reasonably clean, tidy and undamaged and that you have not lost any keys.
Nice airport is a 35-40 minute drive to the apartment. On request, we can give you recommendations regarding booking your transfers from/to the airport.

A car is not essential. From the apartment one can easily walk to any part of Menton & even to Italy (about 35 minutes walk to the border).
Menton has great transport links. The apartment is about 9 minutes walk from Menton's train & central bus stations which provide regular bus & train services to the surrounding mountain villages (Roquebrune Village, Saint AgnĂšs, Gorbio, Castellar) & along the coast in one direction: Monaco, Cap d'Ail, Eze, Beaulieu-sur-Mer, Villefranche-sur-Mer, Nice, Biot, Antibes, Juan-les-Pins, Cannes; and in the other direction to the Italian town of Ventimiglia, famous for its market and linking to the rest of the Italian Riviera.
From Menton: 11 minutes by train to Monaco, 14 minutes to Ventimiglia (Italy), 29 minutes to Villefranche-sur-Mer and 40 minutes to Nice.

Deservedly nicknamed 'The Pearl of France', Menton is the sunniest town in France! Sheltered on 3 sides by mountains, it is an excellent all year round destination due to its exceptional micro-climate.
Nestled between Monaco & Italy, Menton also benefits from a clear blue sea, exotic botanical gardens, good restaurants, culture & entertainment, stunning scenery and architecture, a variety of water sports and scenic walks along the coast or in the surrounding mountains.
Next to the apartment, a great variety of restaurants line the beach, the marina, lanes & little shaded squares of the Old Town. Al fresco dining can be enjoyed all year round. At the top end of restaurants, the 3 star Michelin 'Le Mirazur', is ranked the number 1 restaurant in the world!
A stroll past the shops along Menton's main pedestrian street, across little squares, up its winding Medieval alleys and under its arches, reveals Old Menton's architecture steeped in history.
Some 5 minutes walk from the apartment is a picturesque 19th century daily market selling produce beautifully displayed by farmers from nearby villages.
Menton is also famous for its exquisite botanical gardens with sub-tropical & temperate flora - a delight to visit: Val Rahmeh, Serre de la Madonne, Maria Serena, Fontana Rosa & Palais CarnolĂšs.
With the Alps dropping into the sea, nearby walking trails offer some of the finest views of the French Riviera. Some start directly from Menton & others from the surrounding charming perched villages such as Roquebrune Village, Saint-AgnĂšs, Gorbio & Castellar.
Italy and its pretty coves such as Balzi Rossi is only about a 35 minute walk along the coast from the apartment as is, in the other direction, the departure point of the spectacular 'Promenade Le Corbusier', the footpath hugging the coast around Cap Martin and leading to Monte Carlo in about 2 hours.
Land based sports facilities are aplenty, including the local tennis club and horse riding club in close-by Monti.

On its west side (1 minute walk from the apartment) is a continuous 3 kilometre stretch of beautiful open, pebbly beach spanning the bay from Menton's old bastion to Cap Martin. A promenade runs along it, lined with restaurants & cafes with outdoor seating facing the sea.
On Menton's east side, an 8 to 10 minute stroll from the apartment, are the sheltered sandy beaches & coves approaching Italy where there is a diving centre & sailing/windsurfing centre offering lessons & a variety of water sports including rowing, kayaking, windsurfing & sailing.
From Menton's old port 6 minutes walk from the apartment Christophe the owner of the wooden boat the 'Brigantin' offers excursions along the coast to Italy or Monaco. Catamaran trips & jet skiing also available at the port.

A warm hello from the owners, Sandra and Mark!
Sandra is half French and Mauritian, and Mark is half British and Italian. We have two young adult children. We live in London and take every opportunity that our busy lives allow to spend time in Menton to replenish our energy and nourish our souls!
Menton has a special place in our hearts. We have been very fortunate to travel widely, but there is something about the beauty and atmosphere of Menton that keeps drawing us back there.
We discovered Menton by chance. During a half-term holiday with the kids in October 2012 on the Italian Riviera, one of our son's friends holidaying in Menton with his parents invited him for the day to play football. We figured that it wasn't too far away, being the first town in France across the Italian border, and thought why not?
We fell in love with Menton as soon as we arrived, and could not resist staying the night at a hotel. We only drove back late the next day and would have stayed longer if we didn't have a plane to catch back to London.
Over the next year, we returned to Menton several times for short stays and discovered that it was just as lovely in all four seasons. Not with any serious intention to buy, we started casually looking at a few apartments. Inevitably, what started as a vague whim turned into a serious project! And hey presto, at the end of December 2013, we bought the unfurnished shell that was our 3 bedroom apartment located in the 'Le Regina Palace' (property number: 1067695 on the Vrbo website).
In 2019, we were very lucky to find this 1 bedroom apartment (in the 'Résidence Le Saint Roch') with its special, sea-facing terrace in such an ideal location and only a minute walk from our 3 bedroom apartment at 'Le Regina Palace'. We spent nearly a year refurbishing it from scratch.
As with those staying at the 'Le Regina Palace', we hope to give our guests at the 'Résidence Le Saint Roch' a delightful experience which they will remember with fondness.
Sandra is half French and Mauritian, and Mark is half British and Italian. We have two young adult children. We live in London and take every opportunity that our busy lives allow to spend time in Menton to replenish our energy and nourish our souls!
Menton has a special place in our hearts. We have been very fortunate to travel widely, but there is something about the beauty and atmosphere of Menton that keeps drawing us back there.
We discovered Menton by chance. During a half-term holiday with the kids in October 2012 on the Italian Riviera, one of our son's friends holidaying in Menton with his parents invited him for the day to play football. We figured that it wasn't too far away, being the first town in France across the Italian border, and thought why not?
We fell in love with Menton as soon as we arrived, and could not resist staying the night at a hotel. We only drove back late the next day and would have stayed longer if we didn't have a plane to catch back to London.

We love the fact that the apartment is located in the ideal sweet spot of Menton, ensconced between the beach promenade on one side and near the pedestrian old town of Menton on the other.
While beaches, shops, restaurants, patisseries and all amenities are on your doorstep, the apartment and its terrace are tranquil: it overlooks the sea while being set back from the beach front.
The terrace is very special. It is spacious (28 m2) and offers a lovely sea view with a roof top garden (only accessible to the gardeners). The dining and lounge suites are great for relaxing and eating together while enjoying the views. The long electrical awning, which is retractable, provides extensive shade and increased privacy. There are two external electric plugs, and the fibre optic WiFi signal remains very strong anywhere on the terrace.
With its king size bed, the bedroom is spacious. It has its own separate access onto the terrace as well as an en suite shower room and toilet. Once the black-out electric blinds are raised, the view of the sunrise from the bed is stunning.
The apartment is beautifully decorated throughout. The kitchen and the shower room have been installed to the highest specification and are very well equipped. The living room has a comfortable sofabed (sleeps 2) and boasts wide sliding doors opening directly onto the terrace and letting in an abundance of light.
