Amazing Luxury Villa in Sarteano
Independent villa sleeping 18 consisting of the main building and two outbuildings.
On the ground floor four living rooms, two of which with fireplace, with access to the large patio that surrounds the house, dining room with exit to the patio with table and chairs for outdoor dining, a large double bedroom with en suite bathroom and exit to the outside, a kitchen (divided into two rooms, one for cooking and the other where the pantry and appliances are located) with oven, dishwasher, microwave, refrigerator, freezer, a double bedroom with en suite bathroom accessible from the outside.
The first floor is accessed by means of a double external stone staircase. The first staircase leads to a double bedroom with en suite bathroom with shower and tub. The second staircase leads to a living room with TV and fireplace, a double or twin bedroom with wardrobe and en suite bathroom with shower, a double bedroom with en suite bathroom with shower, a double bedroom with en suite bathroom with tub.
In the two annexes, located near the main building, we find three double or twin bedrooms on the ground floor, all with en suite bathrooms, in the loft a relaxation area with bar, a kitchenette and a gym.

Swimming pool (16x5 m) depth 1.5 m. heated, heated outdoor jacuzzi, air conditioning in each room, wi-fi connection, equipped green space, underfloor heating, large paved stone patio surrounding the whole house with pergolas equipped for outdoor dining, satellite TV, vcr, dvd , CD player for iPod, vegetable garden available for guests, barbecue, laundry room with washer and dryer, hairdryer in every room, solar panels.
Security deposit ⏠2500,00
The security deposit, to cover possible damages, will be held by the agency. The house manager will carefully survey the property at check out and immediately inform the
tenant and/or his agency about any existing damage, sending evidence (photos) via email. Within the next few days and no longer than a week after checking out, a
complete documentation will be sent on the extent and amount of damages/charges accompanied by a formal invoice. We prefer not to ask cash as security deposit, as this
would affect the stock of liquidity to be spent locally.
Rental periods and expected arrival/departure time
Rental period goes from Saturday to Saturday. Around Christmas and Easter arrival and departure dates can be flexible with a minimum stay of 7 nights. Guests are expected to arrive after 4
P.M. and to leave before 10 A.M. Different times should be agreed with the ownership.
Basic equipment
Fully equipped kitchen, laundry, heated pool, hot tub, complete range of multimedia devices. Under-the floor heating system. Air conditioning in each bedroom. Solar panel
heating system for both pool and hot tub. Extra heating through dedicated boilers, if needed, will be reimbursed by the clients by refilling the fuel tank at departure or
reimburse its cost.
About services
New laws now allow the landlords to provide basic cleaning services. So the guests won't have to hire anymore a cleaning staff as the owners will take care of
it. For any further service as personal laundry, extra bed and bathroom linen changing, cooking and preparing meals please see below.

Booking will be confirmed upon reception of 50% of the rent as booking deposit. The balance should be wired 60 days prior to arrival. In case of cancellation by the client, we will do our best to rent the house partly or fully for the cancelled period and, accordingly, refund the money sent deducting 10% administrative fee.
