Villas Velanidies

Villas Velanidies in the island of Kea consists of 3 independent villas, each with its own private swimming pool, situated in a terrain of 10000 m2, with oak trees. They offer a magnificent 180 degrees south-west-north views, featuring an idyllic rural landscape in the foreground, the sea, cape Sounion, the island of Makronissos and the eastern mainland coast. A hill with a small-whitewashed church is a landmark that adds a scenic touch to the picturesque landscape. From two of the villas the view includes the port of Kea and the island of Eyvoia. The sunset from all villas is breath taking.

The villas are located 8 km from the port of Korissia and 2 km from the capital Ioulis. They are situated at the west side of the island, in the area of Rondokado-Sklavonikolas, accessed from the road, connecting Ioulis with the South of the island (Poisses and Koundouros).

These villas are ideal for large groups of families and friends who could enjoy at the same time privacy and being together. They can accommodate in total 22 adults and 5 to 8 children (in bunk beds or baby cots), in 11 bedrooms, served by 10 bath rooms/shower rooms + 2 WCs.

Villa 1 (Melita)

The villa, in a terrain of 2500m2, has a total surface of 150 m2 and can sleep 6 adults and 2 to 3 children. A separate small stone guesthouse of 12 m2 with two single beds, a shower + WC, coffee machine and refrigerator, can accommodate an additional 2 persons.

The living/dining room is at the main ground floor giving, through glass doors, to spacious verandas. It is decorated with modern furniture and equipped with air conditioning, TV satellite, DVD, Wi-Fi Internet and CD player. There is a separate fully equipped kitchen. At this level there is a visitors’ WC.

The house has three bedrooms all with their closets and ceiling fans. Two of the bedrooms are at the first floor. The first has a double bed and “en suite” shower-room and WC. It can also accommodate a baby cot. It gives to a large terrace with sea and port view. The second bedroom has two single beds also with “en suite” shower-room and WC.

The third bedroom is at the lower ground floor, with direct access to the outside garden area. It has a double bed and a single bed. Next to the bedroom there is a large bathroom with bathtub, WC and bidet. The main storage room is also at the lower ground floor.

There is large outside paved area with pergolas at two levels. The main ground floor level veranda includes a sofa, armchairs and furniture for outside dining for 10-12 persons. At the second outside lower level there is a 4,5x10 meters infinity swimming pool which can be heated upon request, an outside shower, a barbecue, 6 sun-beds and a built in sofa for relaxation.

There is a closed garage with a table tennis and ample parking space at the side and back of the terrain.

Villa 2 (Levanda)

The villa, in a terrain of 2500m2, has a total surface of 150 m2 and can accommodate a maximum of 8 adults and 2 to 3 children.

The living/dining room is on the ground floor. It leads to spacious verandas and the swimming pool area. It is decorated with modern furniture. It has a fireplace and is equipped with air conditioning, TV satellite, DVD, Wi-Fi internet and a CD player. The kitchen, in the same area, is fully equipped. A small storage room for foodstuffs is next to the kitchen and includes a washing machine.

One room, located on the ground floor, can either be used as an office or a bedroom with a double sofa/bed. It has a direct access to the outside dining and swimming pool area through a glass door.

The house has three bedrooms, all with a closet and ceiling fans. Two of the bedrooms are on the first floor. The first one has a double bed and an “en suite” shower-room and WC. It has access to a large terrace with sea view through a glass door. The second bedroom has two single beds also with “en suite” shower-room and WC. A baby-cot can be added. The third bedroom is on the lower ground floor, with direct access to the outside garden area. It has 3 single beds (which can become double bed). Next to the bedroom there is a bathroom, with bathtub and WC.

There is large outside paved area with pergolas, furniture for dining for 12 persons, barbecue, 6 sun-beds for relaxation, a 4,5 x 10 meters swimming pool and an outside WC and shower.

Ample parking space is available at the back of the terrain.

Villa 3 (Acorn)

The villa, in a terrain of 5000m2, has a total surface of 150 m2 and can sleep 4 adults and 1 child in baby cot. An adjacent stone guesthouse, with separate access, of 30 m2 with two single beds, a shower + WC, kitchenette with cooking equipment, coffee machine and refrigerator can accommodate an additional 2 persons and a child’s bed.

The living/dining area is a large single space at the main ground floor with windows offering a panoramic view and giving, through glass doors, to spacious verandas. It is decorated with modern furniture and equipped with TV, DVD, high speed Wi-Fi internet and a Bose sound system. There is a fully equipped kitchen. At one end of this space is an elevated small office area comprising a desk, drawers and a reading/relaxing sofa that could also be used as a bed.

The main house has two bedrooms at two split levels. The master bedroom at the upper level, with stunning views of the Aegean Sea, has a double bed and an “en suite” shower-room and WC. It can also accommodate a baby cot. The second bedroom at the lower level, with direct access to the oak field and its own private terrace, has two single beds which can become a double bed with a separate shower-room and WC. A storage room is also at this level.

The placement of the sleeping quarters secures a high degree of privacy but with direct access to the living quarters and to outdoor activities.

There is a large outside terrace with pergolas. It features a 3,5x11 meters infinity swimming pool, sun-beds and a built in sofa for relaxation, an open air barbecue, armchairs and furniture for outside dining for 10 persons.

Particular attention has been given to achieve high sustainability standards. The external walls were cladded with high spec insulation lining, achieving year-round comfortable conditions. All bedroom quarters were built with stone while windows were carefully placed diagonally to allow for cool summer breeze to circulate uniformly through the rooms. All bedrooms have ceiling fans. There is constant supply of hot water provided primarily by solar panels.

For out-of-season cold weather the house is heated efficiently by a compact high energy fireplace placed at the centre of the living area which becomes the focus of activities. Additional heat is provided by electric convectors throughout the house. All lighting fixtures operate with LED lightbulbs.

The design and construction relied heavily on traditional techniques and materials. Stone has been used extensively in walls and terrace formation for landscaping. There is ample parking space at the side of the terrain.
