We offer our guests the upper part of a villa surrounded by greenery, located halfway between Procchio and Marina di Campo (the ground floor hosts another apartment). This villa stands out as an excellent choice in the tourist offer, carefully designed in every detail and featuring large outdoor spaces, including a 12x6 meter private pool. A property that can meet the needs of every type of traveler!
The location speaks for itself: it offers something for everyone. The sandy beach, with both free areas and equipped establishments, is perfect for families with children or for a relaxing vacation, as well as for groups of friends: without a doubt, the ideal location, with shops, restaurants, and nightlife until late at night. The property is also in a strategic position, highly appreciated by those who prefer to travel by bicycle, as it is a mostly flat area and convenient for reaching both the stunning spots of the Costa del Sole and the northern coast of Procchio/Spartaia/Paolina and Marciana Marina.

Spacious property of 180 sqm indoors and about 350 sqm of outdoor spaces, spread over three floors. The area available for our guests is the upper floor, which develops over two internal levels. The entire garden area, pool, and barbecue are exclusively for the guests' use. Access is via an external staircase passing in front of the property on the ground floor, on the first floor, where you will find a large living room with relaxation area and fireplace, adjoining dining room enriched by large windows that make the environWe offer our guests the upper part of a Villa surrounded by greenery, halfway between Procchio and Marina di Campo. From the living room, via a corner wooden staircase, you can reach the upper floor where there is another double bedroom, with its private bathroom with Jacuzzi and access to the terrace. Large outdoor spaces equipped for eating, barbecue, and exclusive use swimming pool of 12mx6 with outdoor shower and sun loungers.
