Villa Les Arbousiers is a charming family property located in Grimaud, in the convenient Saint Joseph area. It offers peace and quiet while providing quick access to the village and the main road leading to Saint-Tropez and Sainte-Maxime. This traditional Provençal villa is a single-story bungalow featuring four double bedrooms and two bathrooms, as well as a cozy living area where guests can enjoy quality time together. With excellent amenities such as air conditioning throughout, a large parking area, and beautiful hillside views, Villa Les Arbousiers is the perfect retreat for a holiday in the Bay of Saint-Tropez. The outdoor area is a true gem, offering several relaxing spots: a spacious terrace with a dining and lounge area, a second summer lounge under the trees for romantic evenings, a dining space near the pétanque court for leisurely meals under the oak trees, and a large pool area with a flat solarium and a generous swimming pool—perfect for cooling off on hot summer days in the South of France.

INTERIOR:

The property includes a 140m² ground-floor villa comprising an entrance hall, a living room with an ornamental fireplace, an open dining area, and a galley kitchen. The villa has four double bedrooms: three bedrooms share a shower room. The fourth bedroom, located near the dining area, has an adjacent bathroom with a bathtub and a separate WC. Additionally, there is a utility room next to the fourth bedroom, equipped with a washing machine and dryer.

OUTDOOR:

The 1,700m² property is spread over two levels: the pool and parking area on the lower level, while the villa and the rest of the garden occupy the upper grounds. Lush Mediterranean vegetation surrounds the property, enhancing its charm as a countryside retreat. Tall pine trees, oak trees, strawberry trees, and olive trees provide natural shade and cooling areas. The garden offers numerous inviting corners to fully experience the South of France lifestyle: the front terrace of the villa features a large dining table for eight guests, shaded by a parasol, as well as a summer lounge with two comfortable sofas and an armchair; a pétanque court sits on the side of the house, accompanied by a high table for casual lunches. Nearby, a second lounge area with two sofas is nestled among the strawberry trees, creating a romantic setting.

SWIMMING POOL:

The pool area, located on the lower level, provides a private and serene spot for water lovers. It is accessible via ten terracotta steps and features a flat astroturf solarium surrounding the 8x3.5m pool. Guests can relax on eight sun loungers after a refreshing swim. The pool has a PVC lining, a terracotta-tiled frame, a uniform depth of 1.4m, and remote-controlled chromatic lighting. An outdoor shower is also available. The pool is open from early April to the end of September.
