Boutique Scottish Borders Escape for Nature Lovers, Walkers & Explorers
Escape to Nature at The Scullery â A Boutique Retreat in the Scottish Borders
Tucked away in the peaceful Yarrow Valley, The Scullery is a beautifully restored one-bedroom annex in the grounds of Ladhope Farmhouse, a Victorian home dating back to 1850. Blending traditional character with modern comfort, this boutique countryside hideaway offers the perfect base for nature lovers, walkers, writers, photographers, and anyone seeking a break from the everyday.
This self-contained space features private parking, its own entrance via a traditional stable door, and a cozy courtyard and cottage garden that overlooks the picturesque Ladhope Burn. From the soothing sound of its charming little waterfall to the tranquil views of the surrounding countryside, every detail invites you to unwind and reconnect with nature.
Steeped in history, Ladhope Farmhouse is believed to have been rebuilt in 1850 by the 5th Duke of Buccleuch and 7th Duke of Queensberry. Archaeological evidence suggests that a settlement may have existed here as far back as the Bronze Age. Once part of a working farm, the site included a Gamekeeperâs cottage, the main farmhouse, a farm cottage, and a steading, reflecting its roots in the grouse moors of the Buccleuch Estate.
The farmhouse and scullery sit amidst woodlands of native Scotch Pines and Oaks, alongside pastureland home to Black Faced Sheep and cattle. Wildlife is abundant, with Red Squirrels, Roe Deer, Voles, and Moles among the regular visitors. Birdwatchers will delight in spotting robins, finches, woodpeckers, owls, pheasants, grouse, and cuckoos, as well as birds of prey such as buzzards, merlins, hen harriers, short-eared owls, ravens, and even golden eagles. Along the rivers and wetlands, ducks, goosanders, moorhens, coots, and herons add to the rich biodiversity.
Inside The Scullery
Step into a warm and welcoming space thoughtfully designed with comfort and charm in mind. The open-plan kitchen / dining area features exposed stonework, heritage touches, and modern amenities throughout. Cook a meal in the fully equipped kitchen with hob, oven, fridge, and all the essentials, then unwind with a book or enjoy a film on the smart TV upstairs in the cosy sitting room.
The bedroom features a comfortable king-size bed dressed in beautiful brushed cotton for the colder months and luxurious linen for warmer seasons, with peaceful views across the countryside. The modern bathroom includes a walk-in shower, fluffy towels, and eco-friendly toiletries.
Fast Wifi is available throughout, and the space includes a table and chair ideal for remote work or journaling with a garden view.
Outside Space
Guests at The Scullery are welcome to enjoy the private courtyard garden and outdoor seating areas â perfect for morning coffee, evening drinks, or quiet reflection. The surrounding grounds open onto open hills and farmland, where you might spot red squirrels, deer, pheasants, and a wide variety of birdlife.
A secure, lockable shed is available for bike storage, and there is private parking directly beside the property.
