Beautifully presented, modern seaside apartment situated just moments from Brighton Seafront with Sea-views from a South Facing Balcony.

Comprising of two individually styled king-sized bedrooms, a large open-plan social space with fully equipped kitchen, breakfast bar and lounge area. Plus balcony with outdoor seating and a modern bathroom with rainfall shower.

With the entire city on your doorstep this really is the perfect place to explore all Brighton has to offer!

Guests have access to the entire property during their stay.

Eightfold Property are available for assistance & general enquiries during working hours:

9:00am - 5:00pm (Monday - Friday)
10:00am - 4:00pm (Saturday)

Messages on the platform are periodically monitored until 8:00pm to ensure a smooth check-in and for emergency out of hours assistance during your stay where possible.

Located in the heart of the city and just a stones throw from the seafront, the property is surrounded by local independent shops, restaurants, bars and cafes as well as Brighton's cultural highlights such as the Brighton Dome, Brighton Pavilion & Gardens and the Theatre Royal.

Brighton Pier and the i360 are a short walk away and you can easily venture to other areas of the city like Kemptown, Seven Dials, Preston Park or Hove.

** WALKING **
The best way to experience Brighton is on foot as everything is easily accessible and within walking distance. Whether you wish to stroll through the North Laine, walk along the beach, grab a drink, venture down to the undercliff's or loose track of time browsing through art galleries and stopping in coffee shops there really is something for everyone.

** BUSES & TAXIS **
There are plenty of buses running across the city 24/7, timetables can be found on the Brighton & Hove Buses App or Website. Taxis are available throughout the city and be found at traditional taxi ranks although most people prefer to use the Uber or FreeNow Taxi Apps which are more cost effective.

** PARKING **
Parking can be challenging across the city and it is recommended this is booked in advance where possible. Brighton Station has some of the best-priced parking in the central area. The nearest car park to the property is Trafalgar Street Car Park approximately a 5 minute walk away.

** TRAIN **
Brighton train station is located just a short 3 minute walk from the property and direct trains run regularly from London and beyond.

** CYCLING **
Bikes can be hired from hundreds of locations across Brighton & Hove with the Brighton Bike Share Scheme and are a great way to explore the city and its surrounding areas. We recommend the cycle path along the under cliff's that takes you as far as Rottingdean & Saltdean.

- Please remove your shoes when inside the property.

- No smoking, parties, events or additional guests.

- Strictly NO Pets are allowed within the property.

- Located in the heart of the City, you are subject to the noise and hubbub of a brilliant city centre location.

- The balcony is not to be used after 10:00pm or whilst intoxicated. Children must be supervised at all times and we recommended a maximum of 3 guests.

- We require a copy of ID from each guests aged 18 & over prior to arrival for security and insurance purposes. This is held inline with GDPR regulations, and deleted 10 days after your stay.

- Please note the balcony doors are a little tired and are due to be refurbished, once the relevant permissions have been granted.
- Please remove your shoes when inside the property.

- Please be considerate of neighbouring properties at all times.

- Please ensure noise is kept to a minimum after 11:00pm.

- Please take extreme care/caution of the support structure when using the Balcony and ensure you do not trip.

- The balcony is not to be used after 10:00pm or whilst intoxicated. Children must be supervised at all times and we recommended a maximum of 3 guests.

- Strictly no additional guests, events or parties.

- No smoking within the property (Evidence of smoking will result in a ÂŁ75 fine)

- Unless agreed in advance, late checkouts will incur a fee of ÂŁ20 per hour.

- If a guest locks themselves out during their stay and require assistance there will be a minimum charge of ÂŁ25.

- In the event that keys are lost, stolen, missing or not returned to the correct location guests will be charged for the replacement and/or to change the locks if deemed required.

- Pets are not allowed within the building - If there are any signs of a pet having stayed at the property internally or externally you may be liable for additional charges.

- We require a copy of ID from each guests aged 18 & over prior to arrival for security and insurance purposes. This is held inline with GDPR regulations, and deleted 10 days after your stay.
