Combining traditional charm with modern comfort, this delightful villa in the heart of Val di Noto is a stylish retreat, full of charm, colour and joyful touches. With 3 beautifully styled bedrooms and 3 bathrooms, it’s the perfect spot for families, friends, or anyone who believes a holiday home should have personality.
Outside, you’ll find a lush Mediterranean garden featuring olive trees and succulents, a private swimming pool, and shady corners perfect for reading.
Inside, every corner invites you to unwind in the tranquil atmosphere.
Crave the sea? The nearest beach is a 3-minute drive away.

Completed in February 2025, the villa features a spacious sitting room with a dining area, a well-equipped kitchen, a double bedroom, and a bathroom. Upstairs, the second bedroom includes a private bathroom, a dressing area, and a work area with a dedicated desk. Both bedrooms are extra-large and can easily accommodate a cot.

The third double bedroom, known as NiDo, features an ensuite bathroom and offers private access to the rear of the villa. This bright and inviting attic area is air-conditioned and includes a coffee machine. It can be accessed via a comfortable spiral staircase, and it is ideal for guests who prefer a bit more privacy.

Please note that this space is available starting with the 5th guest and comes with a small additional charge.

HOUSE LAYOUT:
**LIVING AREA
This wide and airy room is the perfect place to relax and unwind. It features an extra-large sofa with plenty of plush cushions to sink into after a long day of exploring, along with a large flat-screen TV for your entertainment.
**DINING AREA
The dining area includes an extendable table with six chairs, providing ample space for enjoying a hearty Italian breakfast with family or friends to start your day.
**KITCHEN
The kitchen is fully equipped, making it ideal for preparing delicious meals.
You’ll find:
- Dishes, bowls, glasses,
- Cutlery (for 6).
– Pots/Pans/Platters.
– Serving utensils.
– Full set of chef knives.
– Electric oven, microwave, 4 induction hobs.
- Wide fridge with freezer.
– Almost any condiment you may need: olive oil, vinegar, salt, pepper, local red pepper, oregano, etc.
- A selection of teas and herbal teas

- A French press, ground coffee and sugar
- A toaster
- An electric orange juicer (our oranges are delicious, and our lemons are renowned for their flavour).

**BEDROOMS
The bedrooms are large and comfortable, creating a dreamy atmosphere. They are designed with equal attention to detail. The double beds are equipped with crisp white linens and four cushions each, providing the perfect height and comfort for a restful sleep.
The room on the ground floor has a double wardrobe and a chest of drawers; the one on the first floor has a large walk-in closet and a desk. It is equipped with a television.
The third attic bedroom with a private entrance (NiDo) has a chest of drawers and an open wardrobe.
All bedrooms feature air conditioning and heating.
**BATHROOMS
All three bathrooms are bright and spacious, featuring large showers, bidets, and windows for natural light. Guests will find classic white towels, large bath sheets, personal care products (soap, bath foam, and shampoo), and a hairdryer.
**OUTDOOR AREA
This is a serene space, with a spacious garden filled with succulents and olive trees where you can sunbathe on comfortable deck chairs, relax in a swinging hammock, or enjoy your latest book under the shade.
A delightful lounge area and an al fresco dining space invite you to embrace outdoor living and slip into the gentle rhythm of Sicilian days.
The saltwater pool, measuring 7.20 by 3.70 meters, is ideal for a refreshing dip or some exercise. Close by, you'll find a convenient outdoor shower with hot water available.
The pool also features a chromotherapy system.

EXTENDED STAYS:
Perfect for retirees, snowbirds, and long-term travellers, Villa Olivella offers peace, privacy, and comfort just minutes from Sicily’s most beautiful beaches and Baroque towns. With a mild climate year-round, excellent heating, reliable high-speed Wi-Fi, and a fully equipped home, it’s ideal for extended stays, whether you’re working remotely or simply enjoying a slower, more meaningful pace of life surrounded by nature and culture. The villa features a washing machine, and for added comfort, a weekly laundry service (which provides a change of bed linens, towels, and kitchen linens) is included in the price. If you require additional cleaning services during your stay, I can arrange them at an extra cost.
SMART WORKERS:
Fast and unlimited WIFI makes the apartment ideal for those who want to work from home. A dedicated desk is available on the first floor, but the garden offers many attractive working spots.
CHILDREN:
Children of all ages are welcome and will love the cosy atmosphere of this house and its large garden. They will find a basket of toys, a high chair, two changing mats, and two camping cots (available on request and free of charge).
Children up to two years old stay free.
To offer greater safety, the handles of all the windows in the villa are equipped with a child-proof mechanism.
LOCATION:
When you are ready for a change of scene, the nearest beach along the coast is a two-minute drive away and is just the first of countless golden beaches that grace the coast.
The lively town of AVOLA, with its beautiful central piazza and its picturesque old harbour, is just a few minutes' drive away and will offer you a friendly and animated atmosphere as well as numerous shops, restaurants, pastry shops, pizzerias and coffee bars.
The nearest supermarkets are a two-minute drive away, while on Saturdays and Wednesdays, you can enjoy a farmers' market with local fresh produce.

If you enjoy trekking and nature walks, the area is rich in treasures, such as the spectacular CAVAGRANDE CANYON and CAVA CAROSELLO CANYON, featuring waterfalls and small lakes where you can take a dip.

SIRACUSA is only 20 km away with its wonderful archaeological area, where you can visit a breathtaking ancient Greek Theatre, the Orecchio di Dionisio Cave, and the Roman Amphitheatre.
The old town of Siracusa, the island of ORTIGIA, is a place that will leave you enchanted with its magical atmosphere. Here, you can discover several popular tourist attractions such as Piazza Duomo, the Temple of Apollo, and the Aretusa Fountain. Additionally, you can explore the charming streets lined with baroque palaces, shops, restaurants, and coffee bars.

Villa Olivella is just 8km from NOTO, a UNESCO World Heritage site featuring some of the most spectacular and elegant Baroque architecture in the world. It is one of the gems of the Val di Noto region, along with MODICA, RAGUSA, and SCICLI, all within a short drive.

The stunningly beautiful VENDICARI NATURE RESERVE is only a 30-minute drive (18 km away). Located halfway between Noto and Pachino, it covers almost 4,000 acres of undisturbed marine and bird ecosystems that open onto a clear sea and the long, golden beaches of Eloro, Pizzuta, Calamosche, and Marianelli.

The picturesque seaside fishing village of MARZAMEMI is 28 km away and is renowned for its seafood and the stunning central Tonnara square, filled with traditional restaurants and bars.
Forty minutes south, Marina di Modica, Marina di Ragusa, and the Andrea Doria promenade feature some of the most popular beaches in the area, including Sampieri, Pozzallo and Donnalucata.
