landmarks. Just a 5-minute walk to the future Judkins Park Link Light Rail

(Metro/Subway) Station. Sleeps 10 with private bath for each bedroom and

exclusive access to kitchen and living room. Perfect for Seahawks and Mariners

fans or Downtown event goers. Stop wasting time in traffic. Start focusing on

why you are here!



Please note that this property is a two-level house, and the "Judkins Entire

Upper Floor – Close to Downtown" listing refers specifically to the upper-

level unit. The upper and lower levels are connected internally by a

staircase. While there are no dedicated doors to separate the two floors, a

privacy gate is installed at the entrance of each unit. Additionally, each

bedroom door has locks on both sides for added security. Guests access the

upper-level unit through a shared front door.



Guests are required to wait for final confirmation and check-in instructions

from the property. Do not arrive at the guesthouse without receiving all

necessary check-in details.

**THE SPACE**



Entire top floor of a shared-entrance duplex featuring 3 bedrooms and 3

bathrooms. Located in a vibrant yet peaceful residential neighborhood, this

thoughtfully designed space offers cozy bedrooms, a mix of attached and

detached bathrooms, a fully equipped kitchen, and an inviting dining area.

Enjoy access to a public sundeck, along with both reserved and street parking.

Additional conveniences include express check-in/check-out, keyless entry,

fast WiFi, and Roku TV. Ideal for business travelers and casual getaways.



**IMPORTANT DISCLOSURES - PLEASE READ CAREFULLY **



* This property is a two-level house, and the "Judkins Entire Upper Floor - Close to Downtown" listing refers specifically to the upper-level unit.



* Guests will have exclusive access to the upper floor, which includes private bedrooms, bathroom, full kitchen, and living area.



* The front door is shared, but the upper-level unit is separated by a privacy gate (see image for reference: https://www.dropbox.com/scl/fi/ag6v143d9zie7vlzow2v0/JUDU_Privacy-Gate.png?rlkey=854kyy6f88a03y7j46bt8qwyg&st=e0okc3fv&dl=0). The privacy gate is not a door and has only a latch, not a lock. There's a "No Trespassing" sign on the gate.



* Each bedroom door is equipped with locks on both sides for added security and privacy.



* There is no dedicated interior door separating the two levels, but the space is fully partitioned and used independently.



* Guests staying on the lower level do not share any common spaces with the upper level.

conditioner, body wash, hand soap, tumbler, stand shower, bath towels, hand

towels, wash cloths, bathroom mat, trash can, toilet brush and plunger.



\- In the Kitchen: Dining table and chairs, double induction cooktop, pot

holders, trivets, refrigerator, microwave, coffee maker, toaster, electric

kettle, blender, dish rack, dish soap, sponge, and dish brush, garbage bin and

trash bags, dustpan and brush, all-purpose cleaner and room spray, paper

towels and dish cloths, knives and cutting boards, cups and glasses, wine and

can openers, colanders, cookware and cooking utensils, placemats, dinnerware,

and cutlery sets. Complimentary hot beverages and condiments.



\- In the Closet: Extra beds (single air mattresses), extra blankets, pillows,

and bed sheets, extra toilet paper, extra towels, extra batteries for

electronics, laundry hamper, laundry bags, and first aid kit.



\- In the Living room: Sleeper sofa, coffee table, and end table.



\- Two (2) reserved parking spots and one (1) unreserved free street parking

spot.



\- Outdoor sittings on the public patio deck up front.



**INTERACTION WITH GUESTS**



\- We give guests space but are available when needed.



\- We encourage our guests to enjoy the freedom and flexibility of self-

service lodging. Please note that the guesthouse is not staffed, and there is

no front desk or reception to answer phone calls. From the time a reservation

is made until the day of arrival, communication will primarily take place via

messaging, texting, or email. While phone calls may occasionally be returned,

we recommend leaving clear voice messages, as all voicemails are carefully

noted. After check-in, guests are welcome to contact us anytime via call,

text, or email, and we’ll respond promptly.



**OTHER DETAILS TO NOTE**



\- No separate entrance. Guests access the private unit through the common

front door.



\- No daily room service is provided. Room will only be cleaned after checking

out. Extra room service is provided for an additional charge.



\- For liability reasons, only visitors with prior approval from the host may

enter the premises. Additional overnight guests must be registered and paid.



\- The unit (888ft2 or 82m2) currently best serves up to 10 people. Children

under 4 years of age stay free of charge in the existing beds. We could work

out reasonable pricing for additional guests.



\- Each reserved parking spot is spaced to fit a Sedan or Compact. SUV should

be fine but probably a bit tight. Please keep this in mind when parking or

reserving car rentals. Only two (2) on-site parking spots can be reserved for

each booking. Additional cars under the same booking need to find street

parking and adhere to the local parking restrictions.



\- Per request and if available, we can accommodate early check-ins and late

check-outs.



\- Noise-free rooms are not guaranteed.



\- Guests must climb stairs: A short flight of stairs (5 steps) from the

ground level to the front door.



\- Front yard patio will be shared with other guests.



\- Exterior security cameras present in public areas only (parking lot and

front porch).

Judkins Park is a vibrant neighborhood in Seattle's Central District, known

for its rich history and diverse community. Over the years, the area has

evolved while retaining its unique charm and character. The neighborhood is

notable for its eclectic architecture, influenced by the presence of various

embassies, adding an international flair to its streetscape.



Visitors can immerse themselves in Judkins Park's distinctive history and

culture by exploring its small businesses, boutique shops, cozy cafes, and

diverse restaurants. The area also offers convenient access to several medical

offices and is surrounded by scenic parks and walking trails, making it a

great spot for both relaxation and recreation.
