The Space:
Step inside to find a beautifully upgraded interior, showcasing high-end furnishings that strike the perfect balance between cozy and elegant. The spacious living area invites you to unwind with plush seating, a large-screen TV, and panoramic views of the tranquil lake. The kitchen features large island with a gas stove and all the essentials you need to prepare meals. Adjacent to the kitchen is a stylish coffee and wine bar area complete with all the tools to enjoy your favorite brews or vintages—a perfect spot to start your mornings or wind down your evenings.

The primary suite offers king size bed with serene lake views and an en-suite bathroom. The second guest bedroom includes a King size bed and en-suite bathroom. While the third bedroom is perfect for adults or kids furnished with a Full over Queen Size bunk bed. This room has a Jack and Jill attached bathroom that leads into the Kid's Cove. For families, the kids’ cove is a highlight of the home. This dedicated play area is packed with entertainment options, including a LEGO table, an arcade game, a variety of board games, and a smart TV for movie nights or gaming marathons. It’s a space designed to keep younger guests happily entertained for hours. There are also two additional Queen size beds that provide ample sleeping spaces for your guests.

Outside, the fun continues with a spacious lawn, private hot tub, and upper deck of the boat dock equipped with propane BBQ grill, hammock, outdoor dining area and propane firepit. Perfect place to relax in the shade and soak in the serene views of Lake LBJ. The lakefront area also features fishing pier with boat cleats, a hydraulic jet ski lift, and kayaks for water adventures. Whether you're paddling along the shoreline, taking the jet ski out for a spin, or casting a line off the pier the lake offers endless opportunities for fun and exploration.

Sleeping Arrangements:
Bedroom 1: Master: King Bed with an ensuite bathroom - Sleeps 2
Bedroom 2: King Bed with ensuite bathroom - Sleeps 2
Bedroom 3: Full over Queen Bunk Bed with a Jack and Jill shared bathroom to the Kid's Cove - Sleeps 4
Kid's Cove: This is a shared space with two Queen Beds and for additional sleeping space there is a sleeper sofa in the waterfront living room - Sleeps 4-6

Guest Access:
Guests will have access to the entire home, backyard, hot tub, 1 hydraulic jet ski lift and boat dock. The jet skis and 2 additional lifts are not available for guests to use. The boat lift is also not available for guest usage.

The Neighborhood:
This home is located on the Colorado River on Lake LBJ. There are local restaurants and wineries such as Perisso's nearby as well as several outdoor activities such as Longhorn Cavens, Inks Lake State Park, Spider Mountain and many more places to explore in the Texas Hill Country.

Getting Around:
There is no public transportation available. Guests will need a vehicle to get to and from this property or around to local attractions.

Other Things to Note:
We are available by email, text, phone, or can be available in person if need be.

DOG Friendly with a $100 non-refundable pet fee per pet with a 2 dog limit under 80lbs. We will also require a signed Pet Agreement as well as a copy of the current vaccinations.

Please Note: There are exterior security cameras located on this property. No cameras face into the house or look into interior spaces.

Due to recent housing boom we are experiencing more construction throughout our neighborhoods. Please be advised it as may be near this property.

In lieu of a security deposit we require a $75 damage waiver fee through Safely that covers guests up to $5000 in damages to the property.

As part of our effort to help you relax and enjoy your stay, we insure the property against guest-caused, accidental damage with the Safely Protection Policy. The cost of this protection has been included in a Fee on your reservation.

The Safely Protection Policy covers the cost of repairing damage to the property up to $5K for content and dwelling combined.

The fee for this protection is refundable if the reservation is canceled in writing at least twenty-four (24) hours prior to the arrival date. Any deductible, minimum claim amount, or cost of repair in excess of the coverage limits will be the responsibility of the Guest, and Hill Country Stays will process the payment using the form of payment on file for Guest.

All refunds will exclude a 5% credit card service fee.

Guests must be 25 years old to book this property.
