Welcome to our brand-new 4-bedroom, 2-bathroom home (plus a cozy office!). We just got the keys in Nov 2024 and canât wait to share it with you! Better photos will be uploaded soon!!

We are thrilled to have you as our guest and aim to ensure your stay is as enjoyable and hassle-free as possible. To maintain a respectful and comfortable environment for all, please review and adhere to the following house rules.
1. Check-In and Check-Out
Check-in: After 3 PM (GMT+10) on your arrival date.
Check-out: By 10 AM (GMT+10) on your departure date.
Early Check-In/Late Check-Out: These may be accommodated based on availability if arranged at least 24 hours in advance. Unapproved early check-ins or late check-outs may incur additional fees to cover disruptions to our housekeeping schedule.
For convenient store check-ins or check-outs, please verify shop hours as outlined in your instructions. Check-ins/outs outside of shop hours may incur a $150 after-hours delivery fee.
2. No Party Policy
We maintain a strict no-party policy to ensure the comfort and safety of our guests, neighbors, and community.
No Gatherings or Events: Parties, loud music, or disruptive behavior exceeding the bookingâs guest limit are prohibited. Violations may result in immediate eviction without a refund and additional charges.
Quiet Hours: Please keep noise to a minimum, especially during quiet hours (10 PM to 7 AM).
Neighbor Respect: The property is in a family-friendly neighborhood. Guests must comply with local regulations and respect neighbors.
Penalties for Violations:
First Violation: A friendly reminder.
Second Violation: $150 fee per day.
Third Violation: Reservation termination without refund.
External security cameras monitor property access points for safety purposes.
3. Maximum Occupancy & Visitor Policy
Guest Limit: Overnight guests must match the number specified in the reservation. Unauthorized guests may result in immediate cancellation without refund.
Visitors: Daytime visitors are allowed but must be informed to ensure safety and compliance. Large gatherings are not permitted.
4. Pet Policy
Pets are allowed only if specified in your booking. A pet fee of $170 per stay applies, along with a separate damage deposit and signed agreement. Additional cleaning fees may apply for unauthorized pets.
5. No Smoking
Smoking is prohibited inside the property or on balconies. Designated outdoor areas may be used, with proper disposal of cigarette butts. Smoking indoors will incur a $250 cleaning fee.
6. Key Handling & Lockout Policy
Key Deposit: A $100 deposit per extra key is required and refunded upon return.
Lost Keys: Replacement costs will be charged based on locksmith or building manager invoices.
Lockouts: $50 fee during business hours, $150 after hours.
Please keep keys with you at all times. Access fobs may be required to reach the unit level.
7. Cleanliness
Guests are responsible for maintaining the property in a clean condition.
Standard Cleaning Tasks Include:
Sanitized linens, towels, and blankets.
Cleaning and disinfecting bathrooms, wiping surfaces, and vacuuming floors.
Excessive Cleaning Examples:
Deep cleaning for stains, spills, or excessive dirt.
Extra charges will apply based on housekeeping invoices.
8. Kitchen Use & Starter Supplies
Guests may use the kitchen but should clean up after themselves.
Initial toiletries and household items are provided for three days. Additional supplies can be arranged for a fee.
9. Damage & Breakage
Please report any damage immediately. Guests are responsible for repair or replacement costs, with invoices provided. Treat the property as your home to avoid additional charges.
10. Lost, Stolen, and Left Behind Items
Lost Items: Guests are responsible for securing personal belongings during their stay.
Left Behind Items: Items will be held for 14 days at our warehouse. Free pickup is available, or items can be shipped for the postage cost plus a $30 handling fee. Unclaimed items will be donated after 14 days.
11. Parking
Parking details are outlined in the listing. Please use designated spots to avoid inconveniencing others.
12. Emergencies and Maintenance
We may need access to the property for emergencies or maintenance. Notice will be provided whenever possible.
13. Liability
We are not responsible for accidents, injuries, or illnesses during your stay. Guests must comply with local laws, including noise and waste disposal regulations.
14. Compliance with Laws
Guests must adhere to all local laws and regulations to ensure a safe and legal stay.
