Any deviation from this is by request only in advance and we will do our best to
accommodate. Unapproved late check-outs will be charged at $100 / hour.
During your stay, only the number of guests confirmed at the time of your booking are permitted to stay. If you bring more people than agreed upon by your reservation you will be asked to leave without refund and / or charged an extra $100 per person per night.
The primary guest or the booker must be 25+
This is a two-storey house with stairs, please bear this in mind when booking.
Pets are allowed - WITH PRIOR CONSENT.
If you bring a pet without consent, you will be charged double the pet fee or asked to leave without a refund.
If you bring a pet and any incident happens with your pet and any other person or animal, the homeowners are not liable.
Any damage caused by your pets will result in a $200 extra cleaning fee plus all replacement costs for any further damages.
The property is not fully fenced, and has no grass area. Pets MUST be taken outside for all and any toileting.
Please note, the Mount/Papamoa Pony Club directly across the road from The One, is a dog-friendly exercise area, as is the beach. Local by-law is that dogs must be under the control of the person with them at all times, or on a lead.
Pick up all droppings. There are Council provided poo-bags at the Stella Road car park which is diagonally across the Pony Club grounds.
If horses are present, please have your dog on a lead at all times.
Quiet hours
10:00 pm - 8:00 am. No loud noise outside after 10:00 pm. As we are in a residential complex, guests should not create excessive noise at a level that disturbs neighbours. If you don't think you can honour this, we ask you not to book.
Parking
For off-street parking, access is using a shared driveway. Please do not park, even briefly in the shared driveway to avoid blocking other resident’s access to their homes. Park vehicles on concrete areas in front of the garage and down the side of the garage [see the photos in listing for more detail on where to park]. The concrete area in front of the garage door is on an angle. Please take this into consideration if your vehicle is lowered.
On-street parking is also available directly out the front of the property.
No parties or events. Only pre-approved gatherings are permitted.
No commercial photography
No smoking or vaping
Smoking including vaping is NOT allowed inside Drugs of any kind are NOT
permitted in the property. Any damage caused by smoking will result in a $200
extra cleaning fee plus all the replacement costs of any other further damages.
13. Spa & Swimming Pool
To ensure a safe and enjoyable experience, please follow these guidelines when using the spa and swimming pool:
Shower before entering to maintain water quality
No glass, food or drinks in or near the water
Supervise children at all times
Do not use the spa if you have health concerns or are under the influence of alcohol
Secure spa cover after use - refer to the laminated guide on pillar near spa pool
Report any issues immediately to management
Extra cleaning charges may apply if the pools are soiled, improperly used, or onsite laminated instructions are not followed
Since you can walk straight out of the house and into the pool- the two sliding doors that open directly onto the pool have to have an audible alarm when you open them. The switches on these alarms will be in the ON position when you arrive. This is a safety requirement. Please be informed, these will make a noise when you open these doors. They will automatically stop again once the door is closed.
Please keep the property and all furnishings in good order, Removing any items from the property, including linens, and living & kitchen furnishings, is not permitted and you will be charged accordingly if anything is removed.
Remotes. Please leave all remotes in the locations you found them. All remotes are tested and accounted for prior to your arrival. Lost or broken remotes will incur extra fees.
Only use appliances for their intended uses.
Should any damage occur, please notify the hosts immediately. Any damage to any items at the property, including couches, chairs, tables, wall arts, TVs, beds, sheets, towels, pillows, etc., are the responsibility of the renter. Every item will be looked at before arrival and after departure.
Maintenance is not available during your stay unless it's an emergency. If something is broken, please let us know! We will repair it after your stay.
The owners are not responsible for any accidents, injuries, or illness that occur while on the premises or its facilities, as well as loss of personal belongings or valuables of the guest.
