This private 2-bedroom, 1-bath suite in a beautifully maintained 1925 heritage home offers modern comfort with hardwood floors and in-suite laundry. Steps from West 41st Avenue transit, parks like VanDusen Botanical Garden, local shops, restaurants, grocery stores, and nearby Point Grey Golf Course. YVR Airport is a 30-minute drive.

Bedroom 1: This room includes 1 queen bed and ample storage space for your belongings.
Bedroom 2: Find comfort in a queen bed with dresser space for your convenience.
Living / Dining Room:
A spacious area perfect for relaxation and quality time, featuring a cozy couch and a smart TV for movie nights. The dining table comfortably seats 4 people.
Kitchen:
Fully equipped kitchen with baking sheets, coffee maker, coffee, cooking basics, microwave, oven, toaster, and trash compactorâeverything you need to prepare your favorite meals.
Bathroom:
Enjoy a full bathroom with a bathtub for ultimate relaxation and plush towels provided.
Extras:
Air conditioning to keep you comfortable year-round.
Washer and dryer available for your laundry needs.
Guests have exclusive use of the entire garden-level suite and access to the yard. Our family of four, along with our small dog, reside on the upper level but please be at ease that youâll have complete privacy while staying in the entire ground-floor suite.
As this is a charming 1925 heritage home, sound insulation isnât perfect, so you may occasionally hear some mild footsteps or household sounds from our family upstairs. We truly appreciate your understanding, and we always do our best to keep noise to a minimumâespecially during quiet hours.
Kidsâ toys and child-friendly items are available upon request.
The 1200-sq-ft private 2-bed, 1-bath suite offers warmth, convenience, and a perfect location. Steps from transit, parks, shops, restaurants, supermarkets, and a nearby golf courseâexperience the timeless charm of Kerrisdale.
Parking:
We have free ample street parking for your convenience.
Heating:
The heater thermostat for the unit is not located inside the property. You will need to message us through the platform, and weâll be happy to adjust it to your preferred temperature.

For the safety and security of all our guests, we request that guests provide us with a copy of their ID upon booking.
Check-in and Check-out Hours:
Our check-in and check-out hours are essential for our cleaning team's preparations. If you require an earlier check-in or late check-out, please notify us with 1â2 daysâ notice, subject to availability. Unauthorized extensions may result in a $200/hour fee.
Parking:
We request that you park only in the designated areas listed in our check-in instructions.
Shoes Off, Please:
We ask that guests refrain from wearing shoes or slippers inside the house. This tradition helps preserve the cleanliness of our shared spaces.
Toilet Use:
We request that you only flush human waste and toilet paper down the toilet. For all other items, please use the bins provided for proper disposal. This will help prevent plumbing issues and ensure a trouble-free stay for everyone.
Authorized Guest Count:
To ensure a cozy and safe stay, we request that only the guests listed in your reservation join us at the property. Please notify us promptly of any changes to your guest count. An extra guest fee of $50 per person per night applies.
Recycling:
Guests are required to follow proper recycling and waste-sorting guidelines. Any city fines resulting from incorrect or irresponsible sorting will be charged to the guest, up to $300, to cover penalties incurred. Your cooperation helps us comply with local regulations and maintain a clean, sustainable environment.
Garbage:
We kindly ask that you dispose of and manage your trash responsibly. Excessive garbage may result in fees of up to $300 for additional disposal costs. Thank you for your cooperation.
Respecting Quiet Hours:
We highly value your comfort and the peaceful atmosphere of our property. Quiet hours are observed from 10:00 PM to 7:00 AM to ensure a serene experience for all guests and neighbors. Your understanding and cooperation are greatly appreciated.
A Smoke-Free Environment:
To maintain a comfortable environment for all, we strictly enforce a no-smoking policy indoors. A $1,000 fine will be imposed to cover extensive cleaning and odor removal.
Cancellation Policy:
Before confirming your reservation, please review the provided cancellation policy. Once confirmed, it will be assumed that you acknowledge and accept its terms. We strongly recommend purchasing travel insurance to safeguard against unforeseen cancellations.
