Summary:

Welcome to our beautiful fully renovated two-bedroom San Marco condo. This home is the perfect balance of a historic feel with a modern, chic vibes. Enjoy all the comforts of your own home right at your fingertips, including a back area with a gas grill for outside dining. This gated condo is perfect for couples, solo adventurers, business travelers, families, and even furry friends!



It’s the perfect location, just blocks from adorable San Marco Square where you’ll find shops, restaurants, galleries, and boutiques. Take a short walk to the river to enjoy best sunset in Jacksonville or bring the kids to play in beautiful Landon Park.



Minutes from MD Anderson and Wolfson Children Hospital, five minutes from Downtown and only 25 minutes to the beach.



The Space:

The condo is on the second floor along with others within the building, as well as a downstairs common area used by all condo guests.



Getting Around:

Located off the beaten path just south of San Marco, Miramar is a neighborhood with a unique history and atmosphere of its own.



While in town, be sure to visit the ORIGINAL Metro Diner (3/4 mile north of you), which is a chain now with dozens of restaurants located in 12 states.



Additionally, San Marco, one of Jacksonville's cutest, most walkable neighborhoods is just a 5 minute drive or a 20 minute walk north of you. Its main commercial area, San Marco Square is filled with boutiques, restaurants, bars, and even a 2 screen independent movie theater and a playhouse! It is the perfect location for an evening stroll while supporting local businesses.



Other Things to Note:

We require every guest who books a listing with us ("the booker") to fill out a check-in form which includes reading and signing our rental agreement. As part of our check-in process we require all guests to provide us information about them / their stay with us. This includes uploading a valid, unexpired government issued identification card and a "selfie" (picture showing one's face typically taken using one's phone camera).



This process is similar to checking into a hotel and we hope you understand that this is necessary since we typically do not have staff on site to validate a guest's identity. If you aren't comfortable with this then we recommend you book a property with another host since completing the check-in form (which includes uploading a non-expired ID, selfie, and reading/signing our rental agreement) is required before we can send you check-in information.

We charge for additional guests above a fixed amount. This amount and additional charge varies by unit type, size, and configuration. If you input the correct guest count when you make your reservation the amount the booking site indicated as the total cost will not change (due to guest count). We ask for confirmation of guest count after you complete your booking. If you need to increase your guest count after booking confirmation due to a booking error, this could result in a price increase. Finally, we verify guest count via external cameras located on our properties. In the event that we notice a guest count at the property that is higher than reported, we reserve the right to ask for additional guest fees that would be double the amount we would have charged prior to check-in.



Kindly refer to the following guidelines regarding fees for extra guests:

Studio & 1 BR units - $25 per guest/night after 2 guests (i.e. 3 guests would be $25/night extra and 4 guests would be $50/night extra)

2 BR units - $30 per guest/night after 4 guests (i.e. 5 guests would be $30/night extra and 6 guests would be $60/night extra)

3 BR unit - $35 per guest/night after 6 guests (i.e. 7 guests would be $35/night extra and 8 guests would be $70/night extra)

4 BR units - $40 per guest/night after 8 guests (i.e. 9 guests would be $40/night extra and 10 guests would be $80/night extra)

5 BR+ units - $45 per guest/night after 10 guests (i.e. 11 guests would be $45/night extra and 12 guests would be $90/night extra)



This condo is pet friendly so if you are highly allergic to dogs or cats this home may not be a good fit for you. Our cleaning service is very good but you may notice an occasional dog/cat hair here and there.



We charge a pet fee of $30 /night/ pet that you bring with you. This reduces to $150 / week / pet and $300 / month / pet for longer term guests. This fee is not included in the accommodation fare rate. We will send a request for the additional funds once the number of pets is confirmed after booking.



***If you neglect to inform us ahead of time that you are bringing a pet with you then we reserve the right to either TERMINATE your stay early or DOUBLE the pet fee retroactively for the entirety of your reservation.***



All guests have access to the common areas of the property (front porch, laundry room, backyard).

If another set of guests, our cleaners, or a property notices that there is guest property or trash left out, this will be removed. If we can’t distinguish property from trash, there is a possibility it will be thrown out.

If this continues (I.e. you use shared space as personal space and/or throw what appears to be trash there), we reserve the right to ask you to check out early / move to another listing at your cost.



We have a minimum 7 day stay requirement for local guests. We rarely make an exception to policy but may elect to do so at our sole discretion. If you are local to Jax and book for less than 7 days we reserve the right to ask you to cancel your reservation.



Gatherings/parties of any kind are strictly forbidden at this property. If you host a gathering/party/event at this property we will levy a $1000 fine.



The following additional charges apply to late check outs/early arrivals, assuming I can offer this at all (I often can’t so please never assume this will be allowed):



1 hr or less early arrival or late departure: $50

1-2 hr early arrival/late departure: $100

2-3 hr early arrival/late departure: $150

3+ hr early arrival/late departure: $200 or the cost of an additional night’s stay, whichever is more



These fees are primarily in place to highly discourage late checkouts/early arrivals since this causes my cleaning service undue stress to prep the unit prior to your or the next set of guest’s arrival. This also increases the need for them to rush/cut corners, increasing the likelihood of them not cleaning the unit to the high standard which I hold them to.



***Smoking is strictly forbidden anywhere on the property - the house, front porch, patio, or front or back yard***



***If we find cigar/cigarette butts of any kind on the property or evidence of smoking (including ash/empty cigarette packs in condo, backyard, parking area, etc.) We will assess a $500 cleaning fee in addition to the regular cleaning fee***



Also, Saturday check-ins and check-outs are (generally) not allowed unless you are booking a stay that is >7 days, with the exception of some specific weekends (FL-GA and TPC Sawgrass weekends are a few examples) . I may allow an exception to this policy (depending on the specific weekend and season) but reserve the right not to do so or to ask you to modify of cancel a reservation starting or ending on a Saturday.



You are strictly forbidden from bringing firearms or items associated with them (including guns, bullets, gunpowder, shells, magazines, silencers, etc.) on this property whether or not they are licensed. If you violate this policy or we find evidence that you did (e.g. firearms or bullets are discovered by our cleaners following your stay) we will assess a $1000 fine.



For guests requiring a pack n play, high chair, or any other non-standard item, please submit your request at least 7 days before check-in to ensure availability. If the request is made less than 7 days prior to check-in, we will make every effort to accommodate it, but cannot guarantee availability.

Great San Marco Stay!

Location was amazing! So many fun stores and restaurants walkable to the home. The home itself was well appointed and beautiful. Wonderful place to stay. And communication with the management team is fantastic. They were responsive and always accommodating.

Great Location with Responsive Management Despite Minor Inconveniences

The standout feature is undoubtedly the fantastic location, surrounded by numerous restaurants, and San Marco closer than expected. The neighborhood was peaceful and safe, a welcome contrast to busier areas we considered. However, we encountered a few property issues. The major problem was an uncomfortably soft mattress in one bedroom due to a broken box spring. The property manager responded quickly, arranging a replacement and providing a clear repair timeline. We wished for better maintenance checks before our stay. Aside from the broken box spring, minor issues included a problematic shower drain and a bathroom door that required a forceful push to close properly. Despite these inconveniences, our stay was enjoyable. The property manager's responsiveness improved our experience. With more attention to maintenance, this VRBO property could reach its full potential. If you seek a well-located rental with a responsive property manager, consider this place.

Fantastic stay!

Booking the condo was easy, payment was as described, location was just perfect, there were a few things we needed, and mgmt was attentive to those after a couple of messages. Would happily stay again! If you stay, be sure to check out the little river walk park off Landon St. , a highlight of our trip!

Attractive and comfortable in nice location

This apartment offered comfortable and pleasant space on a quiet residential street. The San Marco neighborhood is nice to walk around in and the shops and restaurants nearby are interesting. Our host was very responsive. The kitchen was adequately equipped for simple cooking. Off street parking was a good perk.

Weekend getaway

We were exhausted from long hours and no fun
 decided to take a weekend trip to Jacksonville from Gainesville. This was the perfect place. Quiet yet 2 blocks from plenty of shops and restaurants. The view of the river at sunset was spectacular. We highly recommend and will return!
