This home is located in a quiet residential neighborhood. While we welcome groups of up to 20 guests, this is not a party house. Please be respectful of our neighbors and observe quiet hours from 8 PM to 8 AM. These guidelines are outlined further in our house rules. Excessive noise or disturbances may result in fines or removal from the property per platform policy—we appreciate your help in keeping the peace!

• No events allowed. This home is designed for relaxing family stays, work travel, and group getaways—not for parties or gatherings.
Guests have full access to the home except for two locked owner’s closets—one in the downstairs master bath and one in the upstairs master bedroom.
Lakes of Fairfield is a neighborhood situated on the northwest side of Houston in Cypress TX. The area offers a small town feel away from the busy inner city, but close to major conveniences of shopping, entertainment, restaurants and hospitals. Fairfield has many amenities including paved trails, lakes, parks, and the Fairfield Athletic Club.
The neighborhood has easy access to Hwy 290 and TX-99 Grand Parkway located only a few minutes from the house. Bring your car, catch an uber, or rent a car on Turo to get to your destination.
Access to shopping and grocery stores in Cypress are only a 5 minute drive away. Cypress offers the convenience of many activities and places to visit, including: the Houston Premium Outlet Mall, restaurants, golf courses, breweries and parks. Check out the horse racing at the Sam Houston Race Park or take your companion or kids to one of many local parks and preserves.
Want to visit Houston? The house is approximately 30 miles away from the Downtown Houston area which offers major attractions like the Houston Zoo, Houston Theater District, Children's Museum, Museum of Fine Arts, Houston Museum of Natural Science, the Houston Rodeo and Livestock Show and much more. Sports lovers will be glad to know we have every major team covered including the Houston Astros at Minute Maid Park, the Houston Texans at NRG Stadium, the Houston Rockets at the Toyota Center, and the Houston Dynamo at PNC Stadium.

Guest Courtesy: Small gestures, such as taking out the trash on designated days, help us keep the home welcoming for everyone.
Wear & Tear: This home has been enjoyed by many guests over the years, and while it shows some natural wear, we’re committed to maintaining its charm and functionality.
Noise Policy: We have a ZERO tolerance policy on noise during quiet hours (8 PM - 8 AM). Please respect our neighbors.

• Less than 13 guests: $500 refundable security deposit — OR

• Optional $199 non-refundable damage waiver (covers up to $400 in accidental damage).
• Stays 30+ days: See Extended Stays section for details.
• Costs beyond coverage or excluded from the waiver will be billed per Payment Authorization & Exclusions.
• Deposits are due before arrival and refunded after checkout, less applicable charges.
• Extended Stays (30+ Days):
• Lease may be required; must be signed within 24 hours or reservation may be canceled.
• Security deposit amount confirmed with property owner. If none is specified:
• Average monthly rate ÷ 365 × total days of stay.
• Example: $5,000 ÷ 365 × 50 days = $684.93 deposit.
• A $200 deep clean required after all 30+ day stays, deducted from the deposit.
• Pets – ALLOWED:
• Pets must be pre-approved. Fee: $99 per pet/stay.
• Unauthorized pets: $200 per night + damages.
• No cats (due to allergies).
• Keep pets off furniture and clean up after them.
• Events – NOT ALLOWED. Unauthorized gatherings may result in eviction.
• Payments over $1,000 — If the platform doesn’t process payments, these must be made via an approved direct method (no credit cards).

• Early check-in/late check-out require approval & fee.
• Unapproved late check-out: $150 + $50 per hour. Additional charges apply if:

• Blocked calendar: guest pays the nightly rate, even if vacant
• Cleaners delayed: guest pays trip charge if a return visit is required
