It`s a 3 bedroom, 2 bath, 1,650 square foot single family home with a GIANT fully enclosed backyard. This property features an LED smart TV in every bedroom, including the family room along with a 65` inch LG on the back patio just underneath the awning so guests can comfortably watch TV from the comforts of the dining area, pergola or pool. Come see it for yourself.
* LOCATION - This incredible 3 bedroom, 2 bath, 1,650 square foot vacation rental sits perfectly in-between Tempe & Old Town Scottsdale. The property is no more than a 10 minute Uber fare from both Sky Harbor International Airport & The Scottsdale Entertainment District. Within minutes you can be at Arizona State University walking up and down the infamous Mill Avenue Entertainment District which is no more than 5 minutes due south of the rental.
* BACKYARD FEATURES - This rental is equipped with a 60 inch Samsung UHD LED Smart TV in the family room and a 65 inch LG UHD LED Smart TV mounted on the back patio wall. Guests will have access to movies / shows of their choice all while relaxing out back under the private pergola with a fire pit. Be sure to grab a cocktail and kick your feet up anywhere along the Baja (in the pool) and watch your favorite sports teams go head-to-head. Better yet, enjoy a nice quiet meal outside with family & friends in the backyard which fully encompassed in cafe lights strung all throughout setting the perfect mood with just the right amount of ambience.
* BEDROOMS - Each bedroom is furnished with tufted and ultra plush pillow top mattresses. All beds are equipped with both pillow & mattress protectors. Guests will have the choice to retire early heading back to their room to watch their favorite shows conveniently in their own bedroom. Guests will have their choice of dresser or closet and clothes hangers are provided.
* ENTERTAINMENT - Feel free to sync your cellphone via Bluetooth to any electronic of your choosing. The kitchen is equipped with a Samsung fridge which is powered by Bixby and a Samsung soundbar in the family room (HW-K450). Complementary outdoor lawn games include Jinga, Corn Hole & Bocce Ball.
This home is all yours. All guests and vacation renters will have complete access to the rental property. All we ask is that you please keep out of the Owners Closet located in the hallway.

This vacation rental is nestled in to a quiet little pocket in north Tempe / South Scottsdale just 1 block west of Scottsdale Road and 1 block south of E. McKellips Road. Be sure you make time to visit Papago Park and the gorgeous greenbelt located just west of the rental property.
Ride share from Uber or Lyft is all you need. You will be anywhere and everywhere you`ll want to be within 10 minutes due to this rentals central location.
* POOL HEATING FEE: The pool may be heated UPON REQUEST and PRIOR to the guests arrival in order to cover the costs to heat the pool. There will be a charge of $75 per day from October through April. We cannot heat the pool for individual or specific days during a guests reservation (it is an all or nothing). The pool will be heated to a comfortable 80 - 82 degrees.
* POOL HEATING DISCLAIMER: Electric heat pumps are designed to function efficiently when the ambient outdoor temperature is above 50 degrees. However, when the temperature drops below this threshold, the heat pumps automatically shut off to conserve energy and prevent overheating. As soon as the temperature rises above 50 degrees, the system will resume heating the pool to the desired temperature of 80-82 degrees, working continuously to maintain comfort for our guests.
* PROPANE TANK FEE: There will be an additional charge of $35 per propane tank. These tanks can be utilized for both the BBQ grill and fire pit. All propane tanks will be available and accessible upon request.
* PET FEE: There will be an additional Pet Fee of $150 per pet. Pricing can be negotiated based on size, age and training of animal. Please be advised that this fee is PER ANIMAL and that the guest is still liable, responsible and will be held accountable for any pet accidents throughout the home for the duration of their stay (i.e., Urine or poop stains, chewed up furniture, damaged property or missing personal belongings).
* POOL & HOT TUB SAFETY WARNING: Per Arizona Revised Statutes Title 36, Chapter 16, Section 1681, please be aware that there is NO pool fence or barrier around the pool or hot tub at this property. However, for added safety, we have installed audible alarm systems on all windows, doors, sliding doors, and other access points leading to the pool area. These alarms are designed to alert you whenever a pool access point is opened.
Guests acknowledge that children and/or handicapped individuals should never be left unattended in or near the pool or hot tub area. Swimming and/or playing in or around water involves inherent risk, and by choosing to use these facilities, guests expressly assume all responsibility and liability for their own safety, as well as for the safety of any children or individuals under their supervision.
Ranallo Real Estate nor its property managers bear any responsibility or liability for ANY problems, issues, injuries, or casualties sustained on the premises. Furthermore, by agreeing to move forward with your booking reservation and accepting our House Rules & Checkout Procedures, this document serves as your agreed-upon, signed waiver.

* REQUIRED STATE VERBIAGE: All Dwelling units, including Vacation Rentals and Short term rentals shall have a maximum family size of 6 adults (and their related dependent children).

Any violation received by Tempe PD, the booking AirBnB guest will be held personally responsible for paying any fines incurred.

* Take out the trash prior to your departure. The community trash can is located directly behind the pool area in the back alley through the LEFT backyard gate. The back alley gate code is: 1824.
* All RECYCLABLE ITEMS can be disposed of in the REDISH-BROWNISH can located in the front driveway under the carport area.
* Place all dirty dishes in the dishwasher.
* ABSOLUTELY NO SMOKING of any kind inside of the home (Back patio only). Please be sure to pick up your cigarette butts after yourselves. A $250 Penalty Fee can and will be enforced.
* There is absolutely NO DECORATING allowed at the rental property. This will include but not limited too: confetti, pin tacks, tape, and streamers. In the event we find any of these items at time of checkout a $300 fine will be incurred.
* Be mindful and careful of other people`s property.
