- Please be informed that from September 5th to October 4th, 2025, repairs will be taking place in the pool and bar area at Xaman Ha. During this period, the entire area will be closed, and there will be significant noise. We apologize for any inconvenience.

Great Beach! Close to everything

This apartments is dated but spacious for 2-4 ppl. Great location, right on the beach. Close to everything yet quiet. Enjoyed our stay!

love this condo , ive been twice and its a super location. Super clean, friendly, very disappointed the other bartender Robyn is no longer there. He made everyone feel like we were home and always great pool drinks .

Xaman Ha is our favorite place to stay in Playa del Carmen. Great location. Pool and ocean are wonderful. Great walkability to everything.

Excellent location and place!

We really enjoyed our stay here. What a luxury to drink and eat on the back patio with the view of the ocean. So close to the Quinta Avenida and the restaurants and shopping. We never had a reason to contact the property manager in the 10 days we were there. We can't wait to go back!

Amazing location

Condo is within 5 minute walking distance to town. Beaches are clean and easily accessible. Unit was very clean and had amazing views of the ocean/beach. The staff was great and the masseuse was AMAZING ! Would go back again.

Christmas holiday

The block is fantastically located with a great pool and beach. The apartment itself is spacious although a little tired and in need of modernisation. The view from the balcony of the ocean is to die for.

Wonderful, quiet spot in the heart of Playa Del Carmen

The condo was spacious, had a wonderful balcony, and a great view and access to the beach and the 5th Avenue area of Playa. The grounds were nicely kept and the staff was great! We were at the end of low season so we had some construction going on but the construction crew members made sure that walkways, etc, were clear and the noise level was low. We would definitely book the condo again.

Graduation vacation

The condo was great! It was clean, and well kept. I appreciated the housekeeping service and drinking water. The location is amazing. The condo is walking distance to many good restaurants and shopping. We loved being right by the ocean and pool. The views from the deck are wonderful! Thank you!

Property looks like the photos the owner has posted It Need a few more touches to make it suitable for more than 2 people They are no side tables in the second bedroom very annoying to have to place your phone,meds etc on the floor Living room need a second couch the one in the room only sit 2 and they are no other chairs had to use the patio chairs A few light blankets would have been appreciated The lights in the main bathroom are terrible can’t see anything

Best spot in Playa Del Carmen

This is our second stay in this condo. We absolutely love the view, beach, pool and amenities of the condo. This is a spacious two bedroom, two bath condo with washer/dryer, full kitchen and double patio with outstanding views of the beautiful beach. Nice fluffy bath and beach towels. We love the swim up bar and pool. Plenty of shade options at the beach and pool. So much to like about this place!! Management was great, checked on us regularly throughout our stay to ensure we were 100% satisfied...which we were!

Most Gorgeous Sunrise Ever!

This very beautiful condo has a spectacular ocean view. It is close enough to the main 5th st boardwalk but very private and quiet compared to the bustling hotel and bar scene on the east side of the boat dock. Staff at the condo grounds are friendly and helpful. Stayed five nights in June and it was very quiet and not crowded at all. The condominium was in excellent order and has an excellent location to beach and pool. Appreciate the washer dryer. We rented a car and drove to several day trips and to the local market to stock up on groceries for our week. Would highly recommend this unit and specifically the location. Able to experience once in a life time sunrises right from your own bedroom. Having maid service every other day was a big plus!! The master bedroom is very spacious and has its own private bathroom. We didn’t have our door code when we arrived so we had to communicate to get that code…this was our only hiccup, very minor.

Great vacation ever.

We vacation in Playa del Carmen often, always in diamond hotels and/or all inclusive but this time we decided to take a chance and rent a condo. Well, first of all the location could not been better; the condo was perfect. Two bedrooms two bathrooms washer and dryer and every amenity and detail we could need was available to us. The condo was very clean and very comfortable. In a secured area plus security 24 hrs. The bar in the center of the pool was great, the bartender extremely friendly and courteous. We also had house keeping 3 to 4 times a week; the whole experience was amazing, could not say enough about this place and how incredible our experience was. From now on we will return every year to this same condo, we just love it. Better than five start or any diamond hotel; simple that it felt just like home. LOVE IT !!!!

Great Location

The condo was very spacious for the 4 of us including our two sons in their thirties. Great view over the pool area and the sea beyond. And a great double balcony to sit out. Only a couple of minutes walk to the pool area and onto the beach and 10 minute walk onto 5th. Walmart a 20 minute walk away. Tried lots of different restaurants during our stay and none disappointed. Pool bar was good fun even though it was out of season and not many guests around. This was great for us as no rush for loungers around the pool! Only small complaints really about the property were seating inside the lounge area was limited to one couch for 4 adults so we had to bring in chairs from the balcony. A dishwasher would have been nice and a kettle….us Brits like a cup of tea in the morning and had to boil up a pan 😀. Management company Five Star were excellent….always contactable and responded quickly to concerns we had regards cleaning and supply of water

Love the location & amenities!

We just finished up a 7 day stay at Xaman Ha, unit 7103. We actually live in Playa Del Carmen, but had company in for the week so we wanted to spend time with company on the beach. This was a very spacious two bedroom, two bath unit on the second floor with super easy access to the beach and pool. The kitchen was nicely stocked with good cooking ware, plenty of dishware and glasses. (My only recommendation is to add a few plastic glasses/bowls so bring things to the beach...maybe a small cooler too!) The beds were comfortable and the AC worked great. We really didn't even need the AC during the day as the condo stayed nice and cool throughout the day even with the AC off. There was a washer/dryer which was great for a longer stay. Shampoo and conditioner were included, as was the clothes washing detergent. The view was spectacular, and we enjoyed the pool area, including ability to get burger, hot dogs and drinks at great prices. While we were there, some nice new patio furniture was delivered which we enjoyed. Overall, a fantastic vacation and our rental at this condo was awesome! Location...you can walk to 5th avenue and many restaurants and shopping.

I recently enjoyed a serene beachside escape at a property just a three-minute walk from the ocean. This condo offered the perfect blend of comfort and convenience, creating a delightful and relaxing getaway. The property's most outstanding feature is its proximity to the beach. A quick three-minute stroll takes you to the unspoiled shores of the ocean. While it's a public beach, it maintains a peaceful and uncrowded atmosphere, making beach outings truly enjoyable. The property itself is impeccably maintained, from the well-kept lawns to the condo units. The condo we stayed in was spacious and tastefully decorated, providing a cozy home away from home. The living area was roomy and comfortable, ideal for quality time with family and friends. The kitchen was well-equipped, simplifying meal preparation. However, the master shower was a bit small, which could be a minor inconvenience for some guests. Nevertheless, it didn't overshadow the overall experience. What truly sets this property apart is its exceptional customer service. Two minor issues arose during our stay, but the property management promptly and efficiently resolved them, ensuring our vacation remained hassle-free and enjoyable. In summary, this property is a tranquil beachside retreat. With its proximity to the uncrowded beach, well-maintained premises, and a commitment to excellent guest service, it's highly recommended. We plan on returning!!!

Perfect Location for a Perfect Holiday!

We vacation in Mexico a lot and for ease and convenience had been staying in all-inclusives with our kids for the past 14 years. This time, we opted for the Xaman Ha condos. What a great decision! They are in a perfect location for accessing 5ht Ave and all the wonderful food, shops, and entertainment. The beach is, by far, the best in Playa.... great for lounging, swimming, and people watching! The people at Xaman Ha were great.... very kind and helpful. A special shout out to Renan, the property manager! Our condo was everything we needed. We especially loved the double balcony. The views were spectacular! The condo was well equipped and we every much appreciated the concierge service and having groceries there upon our arrival! The pool bar was great! Robin always made it entertaining! Breakfast, lunch, and drinks... all great (my teens loved the burgers). The only minor downside to this condo was the plumbing left a bit to be desired and the water pressure was not all that strong.... but not a big deal at all, once we got used to it! We would highly recommend the Xaman Ha to anybody who wants to experience Playa Del Carmen. There is a lot to be said for the all-inclusives... especially when your kids are small, but we are sold on the Xaman Ha and plan to come back soon! Also... highly recommend Rio Secreto and Selvatica!

Playa Del Carman Xaman Ha 2 night Family Stay ...

Rating Details: I was satisfied with the condition of the vacation rental. I was very happy with the location. The vacation rental was very clean. Overall, I recommend this vacation rental. Reviewer Comments: Playa Del Carman Xaman Ha 2 night Family Stay 1st Time Experience We had stayed 3 previous nights in Cozumel before our arrival at the Xaman Ha Condos and had an absolutely beautiful condo there for less money, so it was hard to take the down grade. The condo we recieved at Xaman Ha was alot smaller. We didn't even see management and we were greeted by security, as we arrived around 5 pm. He was great ! This would be a more ideal location for a couple, even a couple with just 2 children. We had a party of 6. We were quite spoiled with our previous very spacious condo. This one is small. We really enjoyed the pool, took advantage of the swim up bar and enjoyed playing a game of volleyball on the beach. The beach was great and ocean was a beautiful blue/green colour, a tad different from Cancun's waters, which was our next stay during this holiday. We loved the location, as it was walking distance to 5th Ave and all the excitement. I was disappointed with the directions we recieved on how to get there though ( I did send an email to ask specifically how to get to the location and she said it's available in the documents I recieved after payment, that we were just to follow the signs that I saw) , they weren't clear enough. For something that should have been so simple, just walking distance, took us on a rendevous ( we walked too far up from the Ferry dock, missed our turn off) We ended up having to get a taxi that cost us $14 US. That was frustrating with luggage. We learned after how easy it would have been to have walked there. So location was perfect, pool and beach were excellent, accomodations too small for party of 6 and directions could have been clearer but all in all a very nice experience and we had absolutely beautiful weather !

We had a great stay!

The location of the property is excellent. The pool area is very nice and well maintained. The beach was great in front as well. We rented a car, but walked whenever we wanted to go to a restaurant or go shopping. The small Xaman-Ha ruins are across the street. We saw agoutis, some coatis, and some iguanas on the grounds, which we definitely appreciate. The AC was great. The beds were comfortable. Check-in was a breeze. If there was downside, it was that, while the listing includes sleeping for six, the dining table and couch in front of the TV only accommodate four. This is reflected in the photos of the listing, but I just didn't consider it until arrival.
