Perched on the peaceful hills of Bormes-les-Mimosas, in the quiet residential area of Pas de Courtin, it overlooks green valleys stretching all the way to the Mediterranean. Thereâs calm, thereâs light - and that quiet certainty youâve found your summer hideaway.
The kind of place where you live outdoors, sleep like a baby, and forget what time it is
From the moment you step into the garden, youâll feel it. Space, light, nature. A wooden deck runs along the front of the house - perfect for sunny breakfasts or long, lazy dinners. The garden is lined with greenery, home to a large swimming pool, a few loungers under the trees... and a pĂ©tanque court thatâs seen its share of friendly rivalries. And in front of it all, a wide open view across the hills and out to sea - soft, changing with the light, always soothing.
Inside, itâs open, bright⊠and wonderfully unfussy
Step inside and youâre wrapped in a soft southern atmosphere. The layout flows, the sunlight pours in, and everything feels easy. The living space is warm and welcoming - ideal for a laid-back aperitif, a spontaneous nap, or a lively dinner with friends. Traditional terracotta tiles keep the floors cool, white walls reflect the light, and the whole space has that simple charm that only holiday homes seem to master.
Next door, the kitchen continues the same mood - open, friendly, connected to the garden and the heart of the house. Youâll make coffee barefoot, chop veggies after the market, grill fish for dinner under the trees. Itâs all designed to make life easy â and together.
When itâs time to rest, the layout offers peace and privacy. One bedroom sits apart - a lovely family cocoon with a double bed, a single bed, and its own bathroom. Further along, two more double bedrooms bathed in morning light share a retro-style shower room and separate WC. No fuss - just the essentials, and that rare feeling of being exactly where you need to be.

Youâre less than 10 minutes from the beaches of Bormes and Le Lavandou, and just 5 minutes from the old village centre. No traffic, no noise - just pine trees, birdsong, and the sea in the distance. Private parking is available right on the property, with space for several cars.

- Private parking on site with no hassle - just a heads-up: the driveway is steep! But the view at the top is absolutely worth it
