Very quiet, peaceful spot yet close to everything you could want and downtown. Room had all you could need and we really appreciated the bottled water. Great communication with John as needed yet very private spot.

Small but Mighty!

Great clean room and bathroom! Lots of amenities--coffee maker, coffee, waters, soda, fridge, microwave, soaps and lotions.Although just a room there is a private entrance from the outside which is really nice. Super quiet neighbotrhood. Owner was very friendly too.

Great little place

Super convenient, fastidiously clean; everything I needed, and nothing I didn't. Great communication, super easy check in process. Very comfortable little spot, just as described. Will definitely keep in mind for future trips to Phoenix.

Everything we needed plus birds galore!

My spouse and I stayed two evenings in John’s little guest house in an urban neighborhood with trees, yards, and sidewalks for walking and close to restaurants and stores. There is a "breezeway" that separates the guest space from the main house, so it does not share a wall. It has its own entrance and parking space. Everything was clean and in good working order, better than the photos.The inside is small for sure, but there is everything you need including a microwave, refrigerator and small freezer. You’ll find a small closet with shelves and a clean floor under a very comfortable queen bed to stow your stuff. The space is fine for a couple or great for one person. I spent the afternoon relaxing there while my spouse went to a museum. I’m a birdwatcher, and while sitting outside or through the window at the small desk inside, I enjoyed observing over a dozen species of Arizona birds in John’s backyard. That was an unexpected plus. Recommend for birders :-)

Better then the Hilton...!

John ist a great host. I arrived very late at night and could access to rooms without any issues, as the host described everything very well. The room was very clean, loved the hardwood floors, having a fridge and coffee maker (with coffee AND tea capsules provided), water. Wifi and the TV worked perfectly. To my upmost surprise, there was shampoo and various other toiletries provided! This came in super handy as my flight luggage was delayed. Thank you John for your excellent hospitality!

NASCAR Championship weekend

John was very accommodating as I have a disability he gave me patience with. He left some beverages in the mini fridge-freezer. There is a microwave for heating meals if you shop locally. The is dedicated parking as well. This is my Phoenix stop twice a year going forward!

Perfect spot

Great room with everything you need, plenty of privacy, and great access to public transportation to get you anywhere you need to go. Went everywhere from Downtown to Tempe and felt like I was in the middle of it all. Great place to stay!

Cozy, quiet and convenient

Perfect for my weekend trip. My stay was done primarily for business and getting a quiet place to rest in this case was much needed and seriously did not dissapoint, being that the guest house is located in a very calm and quiet neighborhood. John made the room very cozy and even sets everything up with treats and toiletries for the guest. All his instructions are easy to find and super organized, he even provides books along with a list of all kinds of things to do in the area. Enjoyed it so much I decided to rebook. You will not be disappointed.

Private and Cozy

This place has everything you need for your stay. Great Host, Excellent hot water pressure with nice fluffy towels. All the little things made a huge impact for our stay, thank you for the nice cold waters and sodas in frig. The crystal ice was nice to have:) The bottle water for the coffee maker and a great selection of assorted coffees. This place is a GEM! Don’t waste ur money at a hotel, stay here it was Absolutely Perfect and we will be back next year. Much Aloha!

Relaxing and Stress Free

The property was just as listed with lots of little added amnenities to make the stay relaxing and stress free. The host was more than accommodating and down to earth. We enjoyed visiting with him. One of our favorite parts of the stay was sitting outside for breakfast and bird watching in the back yard. We saw and heard many types of birds different than what we have at home, especially hummingbirds.

A great spring training base

Nice little guesthouse in a quiet residential neighborhood, just far enough to be quiet yet close enough to be central to pretty much everything. In my case, this met right in the middle of all the ballparks! Room was clean and well stocked, and the host was very friendly and easy to get along with. Highly recommended!

Perfect little place!

First off, I am like some others on these reviews, kinda don't wanna give away too much in case too many people flock to this rental and it wont be available when I need it! HA! But seriously, this is a great location, safe neighborhood, quiet, and just all around great little place to stay. John is friendly and quiet, and you would not know anyone else was around, as the little apartment, although attached to the main house by a roof, shares no walls with it. He makes it so easy to come and go as you please, so there is no strangeness in getting in, checking in, etc. You have a dedicated parking space which was super cool too. The apartment is small, but perfect for a place to sleep and get ready for your day out. The bathroom is plenty big and even has a tub if you have done a day of hiking or exploring. And the water gets HOT...there is a sign to let you know this! :) John has just about everything you need for a nice stay. Water and soda in the fridge, ice in the freezer, and coffee pods to make that joe to get you going in the morning. His instructions on using the TV and Heating and Cooling were great to have and the unit cools down or heats up quickly. I would stay here again in a heartbeat! Thank you John for making this available!

Wonderful stay

John is a great host. There is nothing lacking in this great little apartment - water, pop, coffee and everything to go with it. Hair dryer, lovely towels, a great shower, wonderful queen bed. Even a small fridge with separate freezer, which had the loveliest ice I’ve ever seen in any hotel space. Everything about the room was pristine - no gouged or stained trim or dirty edges, which almost every hotel room I’ve ever visited had - nope, just super clean here! John just goes way above as a host to make sure you won’t lack for anything and you’ll be cozy in this sweet little space. And the internet connection was awesome. It is a small space, but certainly has all you need. And if you get to have the chance to meet sweet Willow and need a puppy fix, she fills the bill. John was very responsive to all communication and questions and we would go back if ever in Phoenix again. Highly recommend!

Cozy Little Guesthouse

This was a great cozy little place for my wife and I. It is centrally loacted in the middle of Phoenix. Nice neighborhood. John has a bunch of small amenities you dont walways remember or think about. Nice towels. Bed was comfortable. He was very friendly and we would stay here again in a heartbeat. Highly recommend!
