Welcome to Hill Country Dream Escape! This beautiful ranch home is a luxury destination experience for the whole family! It's located on a quiet country street in with soaring Live Oak trees in West Dripping Springs, which is the gateway to wine country, distilleries, and on the way to the lake communities!

Total Bedrooms: 6-bedrooms. Total Bathrooms: 4.5 bathrooms. Total Sleeping capacity: 18 guests. 3,708 Square Feet. Total property size: 1.87 private wooded acres. The home has its own well water.

LUXURY EXTERIOR FEATURES: Include a seasonally heated pool and large back yard patio with a new 8-seat hot tub, six lounge chairs, a 6-seat outdoor dining table with fire ring, 2 large shade umbrella's and two space heaters. Just below the sky deck is a large outdoor sport/gaming area which includes a beautiful 3-hole putting green and chipping area, bocce ball court, corn hole court, 8-seat picnic table, 6-seat table with fire ring, tree swings, a ranch-style country swing, and additional lounge seating all surround by towering Live Oak trees. The level below the sport and activity area has a large kids play area too! The pool can be heated upon request prior to arrival up to a temperature of 82 degrees for a fee of $235 per day. The pool is 7ft deep at the deep end. Due to unpredictable outdoor temperatures and conditions mainly during fall and winter months, the pool cannot be heated October 31-March 1 although the hot tub is heated year-round! At the far end of the property is a seasonal creek and deer trails plus a deer feeder to encourage the friendly deer to come around for a visit.

MAIN HOUSE FEATURES AND LAYOUT: Completely renovated from top to bottom in a modern country ranch motif. The ground floor has 5 bedrooms and 3.5 bathrooms, plus a cozy living room, 8-seat dining area, gourmet display kitchen with 4-bar seats around the center island, and a speak-easy bar & gaming/poker table, plus a full-size laundry room. The second floor has a 6th bedroom that includes a large kitchenette, living room, and a full bathroom. Adjacent to the main house is the “Funk House” which is a fun game room with a Champion bank shuffleboard table, foosball table, electronic dart board, 75” HD Smart TV with Premium Channel Direct TV and Sonos, and a high-boy table with bar seating. There's also a fitness area that includes a Concept II rowing machine, free weights, yoga/workout mats, and various workout equipment. Play and fitness at its best! There's a great ping pong table in the garage too!

There are 6 great bedrooms and 4.5 renovated bathrooms, all with the most comfortable mattresses for a great night's sleep!

Grand Master Suite: King bed, 65” HD Smart TV with Premium Channel Direct TV, plus a large custom bathroom with Roman soaking tub, large Euro shower, and dual vanities.
Second Master Bedroom: King bed, 55” HD Smart TV with Premium Channel Direct TV, plus a full bathroom with tub/shower combo.
Third Master Bedroom: King bed, 55” HD Smart TV with Premium Channel Direct TV, plus a full bathroom with a great shower.
Fourth Bedroom: King bed, 55” HD Smart TV with Premium Channel Direct TV.
Fifth Bedroom: Two Queen beds, 55” HD Smart TV with Premium Channel Direct TV.
Sixth Bedroom/Guest Suite: Two Queen beds, 65” HD Smart TV with Premium Channel Direct TV, living room with couch that becomes full futon bed, kitchenette with full-size refrigerator, and full bathroom with shower.

ADDITIONAL FEATURES: The property is very private with 1l87 acres and lots of natural Live Oak and Mesquite trees, sloping towards a seasonal creek. The land is native to a family of 12 deer that roam the property often and encouraged to eat from our nearby deer feeder. In the garage, we have a competition ping pong table, plus corn hole bean bag toss and a bocce ball set that you can play in the front or back yard. So much to do on the property and truly a vacation destination and you will never need to leave the property but there's so much to explore nearby. It's the perfect country hill country getaway and also close to all the wineries, distilleries, microbreweries, and lake communities.

LOCATION IN DRIPPING SPRINGS HILL COUNTRY: West Dripping Springs, the gateway to Hill Country and off Highway 290 which is the main road leading to all the wineries. 45 minutes door to door from Downtown Austin and less than one hour to Fredericksburg. 55 minutes from San Antonio. 2 hours from Houston. 4 hours from Dallas. 47 minutes to Austin Airport (airport code AUS). 45 minutes to many of the nearby Lakes. 25 minutes to Hamilton Pool. Within one hour to so many wineries, microbreweries, and lakes. About 10 minutes to the center of Downtown Dripping Springs.

Short retreat

Lovely home with ample space, fun and modern amenities, and nestled in the peace and quiet of a large culdesac lot in the trees. Plenty of deer roaming around to add to the country feel while still being close to Dripping Springs, Pedernales Falls State Park, and plenty of other local opportunities to have fun. The backyard area alone is worth spending a couple long days. Well worth the trip.

Annual Family weekend

The house overall was a great floorplan. We liked the size of the pool, and that is was close to the house.The negatives were some bedrooms wouldn't cool like the rest of the house. The water was so salty and bad tasting we had to purchase our own water to drink and make coffee. This was frustrating, causing us to spend more money and make several trips to a store. The coffee maker didn't work and we had to request another one. We did get one in a timely manner. Several items in the house were damaged and not fixed before our arrival. Overall we liked the area and the house and pool. We did especially enjoy the putting green.

Family Reunion

We went to Dripping Springs for a family reunion. The VRBO was spectacular. My husband and I and our 3 daughters and their families stayed at the VRBO (8 adults and 7 kids). I can't say enough about the property. The house was beautiful and there was plenty to do to keep the kids entertained while there. We had no issues at all. Will keep this property as a favorite for future trips.

Great place for family gathering

Our family rented this property to attend a wedding at The Arlo Venue. The house is great for a good size family with lots of bedroom choices, pool, putting green, well stocked kitchen and large family room. Beds were comfortable too which is always a plus. Would recommend this property.

Had a great time on this property! Very gorgeous home! It was a perfect home for a staycation with the family! The home is super spacious, very clean and had all the amenities needed. Beds were very comfortable. Definitely would book again!

salt water warning

The house worked out great but things to note: The fifth bedroom with two queens is in the garage apartment on the first floor below the studio apartment The game room only has outside access from the back yard. It does have great features. The water should come with a warning label as it is sooo salty you must bring your drinking & cooking water plus your own ice. We have never seen anything that compares to how bad this water is even Bryan or College Station water. The house did work out great for the 4 families with 7 children, ages 7,6, 5, 4, 4, 2, & 11 mos. It is close to everything and there was a lot to do.

Lovely Home and Property

There was plenty of room inside and out for everyone! The bedrooms were large and comfortable, beautifully decorated. All ages enjoyed the game room, pool, hot tub, and especially the putting green. The deer in the yard and neighboring yards gave a tranquil experience. Everyone said they thoroughly enjoyed the venue and what it had to offer. We could recommend this vacation home to any other families wanting a beautiful and comfortable getaway.

Family getaway

Location is great, house had plenty of room for our 13 and could handle more easily. Well stocked on kitchen items and bath towels and soaps and lotions. Game room, putting green, and ping pong table were a hit! The only minuses were no internet for the weekend, pool needs some work and hot tub was so cloudy no one wanted to use it. Also back bedroom on Left side of house would not cool like the rest of the house.

Dripping Springs oasis

Wonderful amenities. Plenty of room to spread out. Pool with basketball hoop and ping pong table were used the most during our stay. The game room was also a bonus. Close to Perdenales State Falls park so we had a day trip there. Loved the ease of the multiple fire pits/table/heater. Game room was also awesome. Great stay!! Only down side was the large service fee/taxes which was more than $1000. Had to factor that into the expenses and not just the nightly rate.

Family Reunion

Great stay for family ranging in age from 7 to 75. Pool and game room were favorite spots. Several tournaments held on the putting green. The house had been recently remodeled and was wonderful. Teens particularly enjoyed having their own apartment over the garage. Kitchen was particularly well stocked and made cooking by the crew easy. Communication with customer service and the local manager, Holly, was superb. Would highly recommend this spot if you are visiting the Dripping Springs area.

Good overall experience

We really enjoyed our stay. It’s a beautiful home with a lot of special features. The master bath and shower is absolutely amazing! The game room is so fun as well as the ping pong table, pool and hot tub! Our only complaint was the sewage smell by the pool that might be unavoidable being on its own septic system but the smell was overwhelming! It would also be nice if there were locks for the bedrooms and bathrooms by the garage. Really great place overall!!!! It worked great for our multigenerational family and was loved by the grandparents, parents and grandkids!

Annual Family Trip

The property was a great fit for our weekend trip. It is a convenient location to different activities, but we spent the majority of our time hanging out around the pool. The kitchen was well stocked with dishes, utensils, appliances, serving dishes, etc. There were also plenty of pool and bath towels. We didn't use the game room much, but it was a good size. It could use a couch or additional seating and a small fridge for the young adult's late night TV watching. The extra fridge in the apartment above the garage was a great help.

A nice place to stay

The house was nice and the pool was excellent. The hot tube was nasty and unusable and only 1 of the 3 strands of lights over the pool worked. I have stayed in the ''hill country'' many times and I don't ever remember the sulfur smell to be this bad. I would highly suggest some type of water filtration system for this location as the taste was horrible and was difficult to to even get soap to lather. I did not lower star rating for this as I am unsure if this was typical for the area.

Great Home and Property

Great stay overall. There was plenty of room for the 18 guests we had. I will say, the separate set of rooms that you have to get to through the garage are quite isolated from the rest of the house, so I would recommend that the group staying in that area be comfortable with each other’s company. The master bedroom is beautiful, and the bathroom is even more breathtaking. Other rooms with bathrooms have great accommodations. It is nice that there are quality televisions in each room too. The living room space is great as well, and the fireplace is a cool touch. The kitchen is nice, with plenty of kitchen necessities, but we could not find any salt which was a little disappointing, and we also had to contact the property for more trash bags, but they brought us some quickly. The backyard area is just beautiful. A few of my family members and myself spent quite a bit of time on the pitch and putt area they have, and it was nice to see deer exploring the backyard in the morning, and they do not startle easily. The WiFi was very spotty our entire stay, and only worked about 1/3 of the time. The property manager did come out to help fix it, and it worked for a bit, but stopped working again after a while. Overall, a quality stay and I would stay again, but would hope that the WiFi is improved.

Amazingly Deceptive

We expected a “luxurious” weekend with our family for my wife’s 40th bday surprise and our first and only surprise pregnancy announcement. Night one we could not use or enjoy half of the properties amenities, the beautiful backyard space including the pool, spa and putting green because the string lights which are shown in the listing would not turn on and management is not available after hours. They rely only on an answering service which simply takes messages and forwards them again during business hours. On day two when we opened up the spa for a soak we were very surprised to find a thick heavy ring of scum and what I can only imagine was a buildup of skin cells from past renters and poor maintenance. Half our guests would not use the spa the whole weekend due to the gross visual and the thought of poor spa maintenance even after we scrubbed down the whole thing. Less than a “luxurious” feel for sure. We were excited to use the beautiful luxurious “looking” master bathroom, my wife enjoyed the bathtub and after our first quick rinse the shower seemed amazing as well. However on both our 2nd & 3rd days we quickly found out that a shower any longer in length then a quick rinse would result in a backed up drain. Leaving the user standing in 2”-3” of their own dirty soapy water which took about 30-45 min to completely drain after finishing. Again, in no way was this a “luxurious” feeling. When you pay thousands for a 3 night stay at a “luxury vacation rental” you do not anticipate those types of issues all void of management accommodations for your troubles. Even the Holiday Inn would offer something to help offset the troubles experienced. What started out great, could have easily ended an a good note but instead, it ended up complete garbage. All due to the callus response we received from G.W. the Operations Director in regards to the maintenance issues we experienced at their “Luxury” vacation rental. The Director of Operations for “I Love Vacations” aka ”Austin Vacation Rentals” simply brushed off our valid explanation of the troubles we encountered which included photo and video proof plus verified after hours maintenance calls. In return he simply offered us a 10% future discount but only in exchange for a “5 star” review…. WOW 🤦🏻‍♂️

Wonderful Dripping Springs

This is a fabulous property. Beautiful house and outdoor areas. We were in town for a wedding and had extended family staying with us. House has so many fun things and was well equipped with everything we needed. We loved all the deer!

This house is gorgeous, fits large family , Love the deer feeder in front of the home , makes it enjoyable for the kids to watch the deers eat . The jacuzzi is as very relaxing and pool area . The house is away from downtown Austin about 45 min to an hour drive so it was inconvenient , however Instacart was a blessing. The check in process was through email which was great ,but when we arrived the code given didn’t work to open the door so we had to wait about 30 min or so. Same thing happening with the kids play room. I couldn’t get the door unlocked . They can work better on that system. The washer and Dryer I cousins get to function but it works . I just didn’t know how to operate it . Plenty of games for the kids .Overall , our family , kids loved it. The beds were super comfortable , rooms very clean, bathrooms, living area , kitchen . The house is fully equipped for cooking which is a huge , very spacious gorgeous luxury home . We had an amazing time
