NEIGHBORHOOD DESCRIPTION - ENJOY ONE OF THE TOP RESIDENTIAL COMMUNITIES IN PLAYA DEL CARMEN

-> Run, bike, or walk in a beautiful eco-friendly, and safe setting – Ciudad Mayakoba is an award-winning, upscale development and the largest gated community in the city with tons of trails, a public park with a basketball court and playground, and a few small restaurants and shops.
-> Enjoy a swim in our community’s own private Cenote! – it is a small underground chamber or cave which contains underground water (check out our photos).
-> This is the perfect base to explore the Riviera Maya – easy highway access to Cancun, Tulum, Mérida, and a short 10-minute drive to the nearest beach club!

Ciudad Mayakoba is the first comprehensive, planned, and sustainable community in the Riviera Maya committed to caring for the environment and the quality of life of its inhabitants. It extends over 409 hectares, of which more than 30% are natural conservation. It is in a privileged spot just 50 minutes south of Cancun’s International Airport, in the area with the highest growth and added value in Playa del Carmen, and in the heart of the Riviera Maya.

OTHER DETAILS TO NOTE

-> You are renting directly from the owners – there is no middleman or property management company. We have been hosting our own properties for years now. We live in the same neighborhood in the event of emergencies.
-> The house is in a family-friendly, residential community not suited for partygoers. It is better to stay near Fifth Avenue if you are looking for bars and discos.
-> Several houses in our brand-new community are under construction and there might be noise occasionally outside our house from 8 am to 6 pm. Fortunately, the house is well insulated when inside. Otherwise, the community is a super peaceful, safe, and family-oriented place.
-> Access to the beaches is a right of the public according to Mexican federal law. Unfortunately, this is not really the case in the Riviera Maya. Access is mostly restricted by private developments, so the solution is to go directly to beach clubs where there is a minimum consumption required. We can recommend a few that are as close as a 10-minute drive from the house. Beach clubs usually offer full service, and you can lounge in front of the beautiful Caribbean Sea.
-> Public transportation is not reliable, and there are no rideshare app services in the city. Taxis are tricky to deal with. We highly recommend a car to move around the city and go to downtown Playa.
-> Security in Mexico is a priority and upscale residential areas anywhere in the country have gates and fences. To reach our house you must go through two different gates and checkpoints. First to enter Ciudad Mayakoba, and then another to enter our community within Mayakoba. Be aware, occasionally security guards will ask the driver to leave an ID when entering the city or community.
-> We are more than happy to share our two bikes with you. If you decide to use them, please be mindful of not leaving them unattended. We try to keep them in good condition but we cannot make guarantees on them.
-> Our maintenance person, Miguel, comes through the service door three times a week in the morning to keep our pool in top shape. On average it takes him about 10-15 minutes to service the pool. He has a key so you do not need to be around.
-> This area of Mexico is prone to mosquitoes, especially during hot or humid weather; we recommend using a repellent if you want to enjoy our patio, pool area, or any outdoor area. You may also stumble upon spiders, scorpions, or small snakes anywhere in the outdoors – this city is, after all, in the middle of the Caribbean jungle. But don’t worry, most insects and animals in this area are not dangerous.
-> Infants and toddlers are welcome! Just note that our home is not baby or child-proof.
-> There is only one level of stairs in the house but please consider it if you or someone traveling with you has disabilities.
-> You will be asked to sign a short-term rental agreement for this property.
-> Our outdoor grill is electric.
-> We've cut the cord and we offer no cable or antennas. Every room is equipped with a Smart TV connected to wireless internet. You may log in with your own streaming services to watch the latest shows. Just remember to de-register prior to departure to avoid other people using your accounts.
