You must scroll through the pictures twice to take it all in. This private oasis serves as a mini resort for you and your closest friends and family. Once you arrive, you will have no desire to leave. This home is about comfort, relaxation and entertainment. Outdoor space is incredible. With cascading water and beautiful illumination, the pool is the focal point. Hot tub, Koi pond, outdoor kitchen, fishing dock. Home is shrouded in privacy. Small dogs are excepted . Please inquire.

The home has a lockbox to gain access.

Rotonda is peaceful community situated near the beautiful Gulf of Mexico in southwest Florida. It is located mid-way between Sarasota and Fort Myers.
The community contains 8,000 home sites with over 5,000 homes completed and is experiencing rapid growth. Residents are predominantly full-time homeowners and their families, as well as tenants and those who winter in the community

There are five golf courses operated by Rotonda Golf and Country Club. Thirty miles of picturesque canals, lakes and ponds wind through the community and offer fishing and boating opportunities for its residents.
Many exotic and beautiful birds and other wildlife call Rotonda West their home. Nearby recreation facilities, beaches, theaters, sporting events, and fine restaurants are available for all.

cidSection 12. PETS -ANIMALS:
Pets must be carried, leashed or otherwise restrained at all times when not on a Lot or outside of a Residence. No pets shall be permitted to roam freely. Each homeowner shall immediately remove their pets feces from Lots and Common Areas. $300 Pet Fee.



Section 15. CLOTHES DRYING:
Outdoor clothes drying shall be in a sight-screened area so as to not be readily visible. No clothes drying shall be allowed in the front of a house or the sides of a house that face the street. This amendment is deemed a clarification of the existing restriction and is retroactive to the original date of recording the amendment to the Deed Restrictions
Section 18. BOATS:
No boat is permitted to be placed or stored in Rotonda West unless same is fully enclosed in a garage, or placed on the bank of the waterways.
2.(b) All boats or other water craft using the waterways shall observe the "NO WAKE" restriction Section 21 VEHICLES & PARKING:
1.(a) Vehicles are defined as, but not limited to, automobiles, pick-up trucks, vans, sport utility vehicles (SUV), trucks, tractor-trailer rigs, motor homes, trailer homes, campers, trailers, boats, motorcycles, all terrain vehicles (ATV), golf carts, recreational vehicles or other types of transportation dev ices that may be defined as vehicles at the sole discretion of the Association and without regard to any other definition established by any government authority or the manufacturer.
2.(b) All vehicles, other than automobiles, pick-up trucks, SUV's, vans, motorcycles, privately owned commercial vehicles less than 3/4 ton or other vehicles as may be approved from time to time at the sole discretion of the Grantor:/Developer or Association must be parked in a fully enclosed garage.
1.(c) No vehicle may be parked on any lawn, road right of way, easement or vacant lot, except:
2.(i) On a temporary basis, not to exceed 12 hours, and only for the necessary construction, repair or maintenance of an improved or vacant lot.
3.(d) Any vehicle not required to park in a garage must park on a driveway. A driveway is defined as a concrete surface that provides continuous access to a garage except for expanded driveways as herein provided.
4.(i) Existing single lane driveways leading to an existing one car garage in a single family residence may be expanded with a stone, shell or concrete driveway with the written approval of the RMC. All other driveways must be constructed of concrete.

5.(ii) At those home sites where a single car garage and a non-expanded single lane driveway co-exist, additional vehicles may only be parked in tandem, in a single lane wide strip on the front lawn immediately adjacent and parallel to the existing driveway.


(iii) At home sites with a two (2) car garage and/or two (2) car wide driveways, parking off the driveway is prohibited.
1. (iv) Un-licensed and inoperable vehicles must be stored in a garage.
2.(v) Any vehicle repair and maintenance exceeding 3 hours in length must take place in a garage.
3. (iv) No vehicle may be used as a domicile or residence even on a temporary basis.


Section 22. THREE (3) DAY VEHICLE PASS:
In order to alleviate any hardship upon any property owner, or occupant of the property, a pass may be issued by the Association allowing a vehicle to be parked in a driveway overnight for the convenience of loading or unloading a boat, motor home, camper or camper trailer. The pass may not exceed three days. This pass must be obtained in advance before any of the above is parked or placed on the property. A pass will be issued only to the occupant living in the property. Repeated violations or abuses may result in the suspension of the right to obtain any pass for a person, address or vehicle. No more than two passes in a thirty day period will be issued.


Section 31. DEED RESTRICTION ENFORCEMENT:
All owners shall be responsible for any and all violations of these Restrictions by their tenants, guests and by guests of the tenants. Failure of a Member, or a member's guest, or a tenant's guest to comply with any Covenants and/or Deed Restrictions shall be grounds for immediate action. Such action will
include without limitation an action to recover sums due for fines, damages, injunctive relief, or any combination thereof and for recovery of reasonable attorney's fees, including lien filing and other appellate fees and costs as provided by Florida Statute 720.305.

POOL HEAT MUST BE REQUESTED AT LEAST 48 HOURS PRIOR TO YOUR DESIRED START TIME. Hot tub, Koi pond, outdoor kitchen, fishing dock. Home is shrouded in privacy. All property maintenance is done every Thursday pool, koi ponds and butterfly garden must be accessible.
Ring Door Bell at both front entry doors.

Amazing House

This property was amazing. All of the amenities were great, the location is awesome and the privacy is the best. Our little quick getaway was amazing for 4 days and was short but that was the only bad part. The house is super clean, with plenty of things to do, the pool and Jacuzzi are awesome, clean, convenient and nice. We would definitely stay here again with more friends and family next time!!!

Spacious house to relax and have fun in!

The house was very spacious and gave us a very comfortable opportunity to relax at the end of the day. The pool area and the hot tub was awesome and the game room gave us a great opportunity to have fun together. The property manager was awesome and responded very quickly to all of our need!

Very nice place

Property manager was awesome. Home was very clean upon arrival. Great pool with plenty of outdoor furniture. Very convenient for me as it is close to my fishing charter I use. Best of all is the privacy. I will definitely come back.

The house was great, lots of room for our family

Our stay was great , the house was nice and clean, we loved the pool and the Koi pond , the sitting area was really nice , lots of space around the whole outside out back , the only problem was the grill area was a bit ran down, and dirty you really couldn’t grill , but in all the we loved our stay, and yes we would stay there and if we’re in that area 👌

Wonderful Stay!

My family and I had a wonderful stay on our trip to watch some Spring Training baseball games. My kids loved the pool, and were in it pretty much the whole time we were at the house! The property was nice and had a lot of stuff to do and see. My kids also loved the arcade games and pool table. The putting green was fun, but I would recommend to bring your own putter. There was one there but it was in pretty rough shape. It would be nice to have a couple more putters laying around.Overall we had a great time, the house was clean and check in was a breeze!

Excellent

Stayed at this residence with my family and some extended family. Plenty of room and activities for the kids. The kids enjoyed the pool and game room. We had a little plumbing issue while we were there, but the host had it taken care of in a reasonable time. The only downfall is that it takes a little while to get to the beach.
