Due to owner's allergies and respiratory sensitivity please note that smoking (cigarettes/tobacco or marijuana) and vaping is not permitted anywhere on the premises (guests may smoke in the parking area). Candles and incense are also prohibited for indoor use.
Tulum (and Aldea Zama) are growing communities and construction is still occurring in the area. Please be aware that construction and road noise may be heard from the unit (although construction in the community is permissible only during working hours and on Saturdays). You may also experience temporary power outages from time to time that could also affect WiFi and AC availability.
Tulum is located in a tropical jungle with a very humid climate. We specifically selected the chukum interior wall finish and request that AC units remain on to help keep the air inside our property smelling fresh and comfortable, but occasionally you may notice a humid "scent" related to the jungle climate- this is not due to excessive moisture, mold or mildew within our property or a cleanliness issue and is common in all properties and resorts in the area.
We have regularly scheduled pest control and screens on all sliding doors, however Tulum is located in a tropical jungle so you may have still have visits from the critters that call our jungle home. Please do not approach or interact with wildlife for your safety.
The condominium has front desk staff available around the clock to assist you with questions about the area, restaurant recommendations and more. They also keep an eye on who is coming and going, so please be sure to list all guests that will be staying in the condo when making your reservation (unauthorized overnight guests are not permitted). If you are seeking a vibrant party atmosphere this is not the property for you. Should you have any concerns about noise during your stay the front desk can assist with enforcing the community's quiet hours.
In order to ensure the best guest experience possible our management company will require access to the front courtyard for pool and landscape maintenance as well as the unit on an as-needed basis for providing fresh linens and watering indoor plants, housekeeping or other services. Our property manager will communicate with guests to coordinate scheduling/access for services that require entry inside the unit during your stay, but please note that it is mandatory for guests to grant access for these services.
Our property manager will personally meet you for check-in (during regular business hours) to help familiarize you with our property, the rules/guidelines and answer any questions you may have. We offer electronic access (code will be provided prior to check-in, so no worries if you plan to arrive outside business hours).
While the water in Aldea Zama is safe for drinking, cooking, and brushing your teeth, we do provide a large water dispenser that will stay stocked during your stay.
There is one parking space directly in front of the unit and additional on-street parking available on a first-come, first-serve basis. If someone is parked in the space designated for this unit, please inform the front desk concierge or let our property manager know so they can provide assistance.
Our in-unit washer/dryer is a ventless all in one unit. Because of its design the dryer takes a very long time to fully dry the laundry and can only accommodate small loads (we recommend you allow a minimum of 8 hours for a full wash/dry cycle). Be sure to carefully follow instructions regarding load size for this feature to work correctly (loads that are too large will not dry). For guests that need laundry to be finished faster, you may run the machine on the wash cycle only and air dry laundry inside using the provided laundry drying rack or exterior clothesline (be sure to secure with the provided clothespins so your laundry does not fall into the pool if the wind is blowing). Please only use the powdered laundry detergent provided. Laundry pods will not fully dissolve and will damage the machine.
While we understand that life happens, as a small business we are unable to make exceptions to the cancellation policy agreed to at the time of booking. We strongly encourage all guests to purchase travel insurance to cover situations that may arise before or during their travels for added protection and peace of mind.

Guests will have access to the entire property, including the courtyard, private back patio and all common amenities. NOTE: the swim up pool is a shared pool with other condo unit owners and guests. The courtyard and plunge pool is private and exclusive for our unit. We also have a few locked cabinets that are used for storing extra supplies.
Getting around Tulum is a breeze with multiple options for bike and scooter rental and plenty of amenities located within walking distance. Taxis, private transportation and car rentals are also readily available. Free parking right in front of the unit as well as shared parking spaces nearby.
