House Rules
-No parties/events.
-No commercial use
-Bachelorette & bachelor groups allowed with prior approval (extra screening required).
-Minimum age 25 unless traveling as a family.
-Verified guests only: Positive VRBO reviews and ID required.
-All guests must be registered (names + IDs provided 2 weeks before check-in). -No unauthorized guests/vendors.
-The main renter must be present.
-No unapproved vendors
-Occupancy cannot exceed the reservation (extra guests must be approved by the host and are subject to an additional charge of $100/night + fees per person).
-No pets.
-No smoking No drugs
-Quiet hours: 10 pmâ8 am (music < 80 decibels).
-Daily housekeeping required (included, except holidays).
-If decorating no tape on furniture, lighting, or glitter. Any damage to furniture will incur additional charges, and any deep cleaning required due to glitter will incur an extra deep cleaning charge.
-No parking in the garage in case we have to have water delivered.
-Any fines resulting from breaking the rules are the responsibility of the renter. Repeated warnings can result in eviction without refund.
-Booking the stay means guests agree with the house rules.
Pickleball Court Rules
-Open 9 amâdusk (no lights).
-Court/tennis shoes only â no sandals, heels, or hard soles.
-Only pickleball paddles & balls allowed.
-No food/drinks (water in spill-proof bottles only).
-Donât drag furniture/equipment or sharp objects across the court.
-Please keep the court clean and report damage immediately.
Safety & Common Sense
-Children must be supervised at all times (pool/jacuzzi are infinity-edge & on 2nd floor). No floaties in the pool, as it is an infinity edge pool.
-No standing/sitting on infinity edges; no diving or floaties in the pool.
-Adults only for firepit & fireplace use.
-No rooftop access (tiles & solar panels can be damaged).
-Slippery surfaces: be mindful around pool/showers.
-No climbing on landscaping/rocks.
-No access to ownersâ cabinets, closets, garage parking, or rooftop.
Operations & Maintenance
-Large groups may require extra water deliveries (handled by the property manager). The garage must remain available for truck access.
-Security cameras: There are security cameras located on the property: 2 in the garage (for water delivery), a Ring doorbell, and 2 exterior street cameras, one on the street and one on the driveway.
-Our team (gardener, cleaners, pool staff, manager) may visit during your stay for upkeep.
Concierge & Vendors
-All vendors must be booked through our concierge service (included as a courtesy).
-No outside vendors allowed unless pre-approved.
-Vendor contracts are directly between the guest & provider.
Other Notes
-Construction: Construction may be present in Cabo and nearby, and some noise is unavoidable.
-Furniture: Items may occasionally differ from photos due to maintenance or replacement.
Our concierge/guest services are a third-party service. The concierge has vetted and cleared all vendors. All bookings between the service and the guest are the guest's responsibility to pay for directly. We are not responsible for any problems that may arise with any vendors that you choose to use. This is a contract between you and the vendor.
SECURITY & SAFETY RISKS
Always lock doors and windows when you leave the property. When you stay, you are responsible for the property, its contents, and your personal property. Mexico Enterprises does not assume any responsibility for injuries or loss resulting from your failure to use due caution. Children must always be supervised, especially around water features, pools, and hot tubs. Extreme caution must be used with all gas appliances and fire features and turned off when not in use. If you do not know how to use appliances or they are not working correctly, please ask the house manager.
CAMERAS
There are 2 video cameras in the garage, 2 outside the garage, and on the outside wall, a rooftop camera pointed at the septic system in the backyard and a camera at the front gate. Â
ANIMALS/WILDLIFE/BUGS
The Baja area is a desert. You may come across animals and species specific to the area, such as wildlife (cows, donkeys, horses), birds, snakes, bugs (all types including spiders, centipedes, scorpions, ants, flys, etc.), and domesticated animals such as dogs and cats.
Guest shall supervise all activities on the property, including but not limited to activities in or near the pool. The vacation rental property owner does not provide a lifeguard on the property. Guest may encounter risks while staying at the property, including but not limited to slippery floors, pathways, and stairs (especially when wet), steep drop-offs, unfenced swimming pools and water features, and other unlisted dangers. The listed dangers are not all-inclusive but point out the existence of hazards. Therefore, the Guest agrees that he/she is voluntarily participating in the use of the rental property and, at this moment, assumes all risk of injury, illness, loss of life, and damage or loss of property that could result.
GUEST PERSONAL PROPERTY
By signing this Agreement, the Guest agrees that Mexico Enterprises will not be liable for any damage, loss, or theft of the Guestâs personal property. Â If the Guest leaves items on the Property after vacating or if abandonment or surrender occurs, Mexico Enterprises shall not be held liable or responsible for returning the Guestâs personal property. Â If Villa Vista finds items left behind by the Guest or a member of the Guestâs party, we will send items back to the Guest at both the Guestâs request and expense.
Things to Note:
CONSTRUCTION AND UTILITY DISRUPTION
Guest acknowledges and accepts the following factors that may impact the peaceful use of the Villa rented under this agreement: Construction in the area may affect noise.
Utility services, including but not limited to Wi-Fi and electricity, may be interrupted in inclement weather or other events beyond the Company's control. Â
A special note on Wi-Fi: Mexico is still a developing country. Villa Vista has made the top upgrades to our internet and Wi-Fi, but occasional outages are beyond our control.
STORMS AND HURRICANE SHUTTERS
In the case of bad weather, hurricane shutters may need to be installed. Â Weather is out of the host's control, and the host is not responsible for keeping guests apprised of weather conditions. Â Outdoor furniture and decorations may have to be relocated and brought inside the house. Â Guests can not remove installed shutters. Â This can compromise the installation and can cause damage. Â Any damage from guests removing these will be the renter's responsibility.
