We are delighted to host you and are committed to providing a safe, relaxing environment for all our guests. To ensure the quality of our homes and community for everyone, please carefully review and adhere to the following rules.
The number of guests must not exceed the number listed on the reservation without prior written approval. Check-in is at 3:00 PM and check-out is at 10:00 AM. Early check-ins or late check-outs without prior written approval will result in a $100 fee per incident. Unapproved late check-outs past two hours may result in a full additional night's charge.
Quiet hours are strictly enforced between 10:00 PM and 7:00 AM. Please respect neighbors and the community by keeping noise to a minimum during these hours. Parties, events, gatherings, and commercial filming are strictly prohibited unless pre-approved in writing. Violation may result in a minimum $500 penalty, additional damage charges, and immediate termination of your stay without refund.
Smoking, vaping, and the use of any illegal substances are strictly prohibited inside the property, on balconies, patios, and in shared areas. A violation will result in a $350 deep cleaning fee. Pets are not allowed unless prior written consent is given for a registered service animal. Unauthorized pets will result in a $300 fee plus additional cleaning fees.
We ask that you leave the home in a tidy condition upon departure. Basic checkout expectations include starting the dishwasher, disposing of trash properly, and leaving furniture and decor as found. Excessive cleaning may result in additional cleaning charges if deemed necessary.
Guests are responsible for any damages beyond normal wear and tear. All damages must be reported immediately. Failure to report damages may result in an additional penalty plus the cost of repair or replacement. Missing property items, such as linens, kitchenware, or decor, will be charged at replacement cost.
We are not responsible for lost, stolen, or abandoned items. Found items can be shipped back at the guest’s expense. Lost key cards or fobs will incur a $100 replacement fee.
Use of any shared or community amenities, including pools and gyms, is at your own risk. Access to amenities is not guaranteed and may be closed, restricted, or under maintenance without prior notice. No refunds or discounts will be provided for amenity closures.
Guests must park in the designated driveway or garage. Unauthorized vehicles may be towed at the owner's expense. Guests must also comply with all local laws, HOA rules, and ordinances, including noise regulations, parking restrictions, and pet leash laws. Any fines issued by the HOA or local authorities due to guest actions will be the responsibility of the guest.
The property is provided in good condition. If you experience any maintenance issues during your stay, please notify us immediately so we can attempt to remedy the situation in a timely manner. No refunds or discounts will be provided for issues outside of our control, including but not limited to power outages, cable or internet outages, HVAC failures, or other unexpected maintenance concerns.
Guests acknowledge that use of the property and amenities is at their own risk, including but not limited to pools, balconies, stairs, and fitness equipment. Neither the host nor the property owner shall be held responsible for any accidents, injuries, illnesses, or loss of personal belongings that occur while on the premises.
We are not responsible for any bookings impacted by acts of God, natural disasters, pandemics, weather events, or government mandates that affect travel or amenity access. Guests are encouraged to purchase travel insurance to protect their reservation in such cases.
The individual booking the reservation must be the individual staying at the property unless prior written consent is provided. Reservations made on behalf of third parties without disclosure and approval are subject to immediate cancellation without refund.
In the event of any dispute arising out of this reservation, including but not limited to refunds, damages, or liability claims, the guest agrees to attempt to resolve the dispute informally first before pursuing third-party claims through Airbnb or legal action.
The primary renter must be at least 25 years old and must be present during the entire stay.
By booking this property, you agree to abide by all House Rules and accept responsibility for any penalties, damages, or costs incurred from violation of these terms. Violation of these rules may result in immediate removal, cancellation without refund, and/or additional fees.
