Located on Caney Creek and only minutes to the Intracoastal Waterway, Mitchell's Cut, the San Bernard River and East Matagorda Bay by boat and a few miles to Sargent Beach by car. Fish off of the pier day or night, or sit under the porch and enjoy the sites of the day and the sea breeze. Relax as the day come to an end and watch some of the most spectacular sun set views on the creek. Walkable attractions include Charley's Bait Camp and The Crab Trap restaurant.
This newly renovated home is decorated in coastal tones, features an open concept living and dining area with windows that let in the light and the views of the creek and sunset.
All 3 bedrooms feature queen size beds.
Primary bedroom: Queen size bed, night tables with additional charging ports, closet.
Room 2: Queen size bed, night table with electric outlet, armoire
Room 3: Queen size bed and Twin size bunk beds, night table with electric outlet, and under bed storage.
The kitchen is a galley-style kitchen with a bright window over the sink with a creek view, custom concrete counter tops and new appliances including a dishwasher. Open the sliding barn-style door to find the washer & dryer.
The full size bathroom has a tub/shower combo and additional storage for your toiletries. Rooms 2 and 3 are joined by a jack-and-jill half bath. Downstairs you'll find an outdoor shower with hot and cold water and dual shower heads.
The outdoors space includes upper deck sitting that is partially covered as well as lower seating that is covered and uncovered. Both have full views of Caney Creek and lighting to allow day and night use. There is a gas grill with basic grilling utensils, sitting area, and picnic table. Guests are able to select dim and bright lighting on the lower deck. BYOW for the fire pit.
Walk the boardwalk to the partially covered pier and covered boat slip. The cover allows you to enjoy the shade, and gives enough room to cast your fishing line for the catch of a lifetime. The fish cleaning station has fresh water and electrical plugs. Turn on the green fishing light for prime nighttime fishing.
Guests have access to parking on the road side of the house or under the house for up to 4 vehicles. They have access to the outdoor space (within the property boundaries), the boardwalk, the pier, the covered boat slip, and the entire upstairs space including the washer and dryer.
This home is equipped with towels, bedding, basic soaps, shampoo/conditioner, extra blankets, and kitchen basics including basic spices.
You will want to come to the house with your groceries and other necessary supplies. The town has two dollar stores, a few restaurants, and a Texaco with general-store type supplies. There is no grocery store, no Uber Eats (or similar) and no food delivery. Restaurants observe small town hours.
Special Notes and additional rules:
Guests should be prepared to climb approximately 20 steps to enter this home.
Must be at least 25 years old to book.
No pets allowed.
No underage drinking.
No fireworks.
No Events or Parties
No smoking or vaping in the home.
Do not throw cigarette butts on the ground.
No Bait in the Refrigerator, Freezer or Sink inside the house.
Do Not clean fish inside the house.
Fire pit - BYOW (wood and supplies). You are responsible for your fire. Do not leave it unattended.
Do not move the gas grill to the upstairs porch. Guests are responsible for fire damage caused by the gas grill.
Do not take bath towels to the beach or pier.
Shake out the sand from all towels/laundry prior to washing it in the washing machine.
Check out procedures: Please place all dirty towels in the washing machine. Leave used beds unmade. Turn off all lights including outside and pier lights (when not in use). Dispose of all natural waste (ex: fish cleaning scraps and crawfish hulls) in the creek. Place all trash in bags and leave in the outside large trash cans. Turn AC up to 77 in summer or heat down to 65 in the winter.
Guests do not have access to the elevator (people lift) nor the boat lift, nor the board walk around the covered boat slip (which is blocked off). Unauthorized use of these areas/mechanical components are prohibited.
We love our neighbors. Notice all property lines and do not go on to other property, piers or porches. Park only in the driveway area designated for this home.
This is a coastal water-front home. Local and non-local heavy rains impact the water levels of Caney Creek. Severe weather (ex: tropical storms, hurricanes, severe freezes) may impact the amenities, availability of the creek, and in severe situations make this home unavailable.
Safety: It is up to guests to ensure that they will keep children and non-swimmers in their site at all times. This property is on a natural water source and there are no safety mechanisms in place to prevent swimming, or swimming related accidents, such as fencing or gates. If you are traveling with a non-swimmer child, infant, or individual with special needs, please be aware of this. Further, this section of the creek has sharp oyster shells at the bottom. It is not recommended to swim in this area nor to enter the water from the land, pier or similar, at this property.
This house has elevated living quarters. There is no screening, nor gates, at the stairwells or railings. Guests are responsible for keeping children in sight to avoid any falls through the porch railings or stairwells.
This house does have security cameras on the exterior. Cam1 records video under the house facing the street/parking area. Cam2 records video & audio, mounted above the outdoor bar/seating area. Cam3 records video, mounted above the entry doors to the house. Cam4 records video & audio, mounted above the porch facing the pier. All devises are on the exterior of house.

Michael - I knew about Sargent from my teenage years when my friends and I used to come to this area for fishing and hunting. I introduced Michell to it.
Now, I spend a lot of time fishing for red fish and trout on East Matagorda Bay. The Intracoastal Waterway is also a great place to fish the shoreline.
Regardless of the boat launch you use itâs a quick trip to get to your fishing spot.
Michell - My love affair with Sargent began as Michael and I discovered Sargent for weekend fishing. I found that I loved spending time on the water and ended up being a better fisher than I expected!
Sargent gives me a chance to disconnect from my day job in corporate America. I love watching people, birds and boaters from this place. On many weekends youâll find me at the beach, collecting seashells and planning my next attempt at art.

We chose this neighborhood and this house specifically because it was close to good boat ramps and only minutes by boat to great locations like East Matagorda Bay, Mitchell's Cut and the Intracoastal Waterway.

Creek Life is unique because of its location and how easy it is to walk to the local restaurant and bait shop. The house is also flexible, with good amenities inside to make you feel at home, as well as covered and uncovered outside spaces that make outside welcoming as well.
