Excellent location

Communication with the owner (David) and property manager (Rosie) were second to none. They were always easy to reach and very responsive. The check-in was exceptionally smooth with the provided car service and property manager there to greet us and show us around. We chose to eat out so did not utilize the kitchen. There were some issues with the hot water heater but one message to Rosie was all it took to get it resolved. She came right over to troubleshoot it and fixed it within minutes. The air conditioning units available in the bedrooms and living room were great. There was plenty of space in the unit to spread out. The unit offers a washer/dryer combo however, the loads have to be small and it takes several hours to complete a cycle. This also makes it difficult to wash delicate items or items that need to be air dried. The location is super convenient! We were within walking distance of many things and metro stations. We enjoyed our time here and would recommend David’s place without hesitation.

Your own apartment in Rome

We really enjoyed our stay here with our two adult sons (early 20's). The apartment is even larger than expected and perfect for a family of four. We loved unwinding together in the spacious living room and having the second bedroom/second bathroom. The owner is a pro at communication and the guest services staff located nearby were very responsive. We also appreciated the included airport pick-up and early check-in on day of arrival, which makes a huge difference when you're jet lagged. Thanks for opening your wonderful apartment to us!

Perfect Rome Getaway

This house was perfectly appointed and centrally located, the perfect location for first time visitors or Rome expert. Many attractions within walking distance, and great food options nearby. Our host was incredible responsive prior to check in, provided airport pickup and had a host present to check us in and show us all around the apartment. We could not have had a more comfortable or lovely stay!

A large great place for a family of 4. Location location!!! This apartment has it all. We had a driver who picked us up from the airport & took us to the apartment. The taxi station is right down the street and there are several good restaurants close by.

Great stay in Rome

This apartment was great for my family of three's week-long stay in Rome. It was very clean, had consistent hot water and working air conditioning, and is extremely conveniently located in a major tourist area. The windows were also of high quality, so noise was not an issue. Rosie did a nice job welcoming us and orienting us to the apartment. The kitchen is small, so don't expect to cook meals in it comfortably--but otherwise, this is a great place to stay.

Five star apartment in the middle of Rome

Everything just perfect. We stayed one month. David - the owner - gives recommendations for places to see, where to eat, what special events there are, etc. The apartment is fully equipped. The rooms are spacious. Really nice and quiet place in the middle of Rome. We can highly recommend it.

Fantastico!

We spent an amazing week over Christmas here. This rental was exactly as described and perfect for our family of four. Rosie the property manager was lovely and David the owner is a wonderful communicator. The inclusion of a pickup from the airport feels luxurious after a long flight and then Rosie and David helped organize our booking of a return ride with the same car service for our departure. We also so appreciated David’s guest guide book with its many suggestions- we made an amazing Christmas dinner with steaks from Antica Macelleria Annibale and we enjoyed a dinner at La Bottega del Caffe at Piazza Della Madonna. The apartment is fantastic and the location is prime. We walked ALL OVER the city from here. Christmas night we stayed up past midnight and walked a few minutes to the Trevi Fountain and had it nearly all to ourselves which was magical. We would 100% stay here again and highly reccomend.

Fantastic Apartment

We highly recommend this apartment. The service provided was amazing. We appreciated the excellent communication, airport pickup, and the numerous restaurant and tour recommendations…we used several recommendations and enjoyed them all. We are a family of four, with 2 teenaged sons and the apartment was spacious and well-equipped with everything we could possibly need. We would definitely stay here again.

Well-stocked apartment in great location.

The apartment is well stocked with everything you need. Read the extensive apartment guide. The apartment is a short walk to Trevi Fountain or Spanish steps. It is one short flight of steps up - or you can use the little elevator. Aircon is European style in both bedrooms and living room. The hosts were great to communicate with. They did a helpful check in and were available if needed. The free transfer from the airport or train station was a nice touch and a great start to the stay.

Great Family Stay

Great location for our 8 day Rome stay. Owner and property manager were responsive, helpful and thoughtful. They surprised us with a small cake for my son’s birthday. Lots of space for our family of 4. Having 2 bathrooms and laundry was wonderful. My 6’4” husband would have preferred higher doorways. Would book this place again in the future.

We took my Mom to Rome!

Amazingly convenient location, the most attentive owner ever, seamless arrival and check-in! The Spanish Steps apartment is an ideal home base to explore all of Rome’s attractions. We were visiting with my elderly mother and we’re able to easily walk to most of the top sights. The apartment is surrounded by excellent sights, shopping, and restaurants. David has thought of everything and process detailed instructions, recommendations, and a lovely personal touch. Highly recommended!!!

Five star rental

This is an incredibly comfortable, well-equipped apartment in a great location (between the Spanish Steps and the Trevi Fountain). The host is superb and the manager, Rosie, is a great help if help is needed (e.g., ordering a car to return to the airport when you leave). It’s also unusual in having two bathrooms as well as two large, nice bedrooms. There’s a great variety of really nice restaurants and cafes within a short walk. This was our third trip to Rome, and we were very, very pleased.

4th Stay at The Spanish Steps Apartment

The Spanish Steps Apartment is everything it is hyped up to be. This is our fourth stay at the apartment since 2016. The apartment is beautifully furnished, comfortable, spacious, and has every amenity that you would have in your own home. And the location cannot be underestimated - in the historic section of Rome, mid-way between the Trevi Fountain and the Spanish Steps. David, the owner, is the consummate host, from the time you set foot in Rome with an airport chauffeur to providing detailed information about the apartment, a lovely property manager, and all the information you would want plus more on visiting Rome - sights, dining, coffee, gelato, shopping, you name it. On this trip, we visited many lesser known sights; David's recent recommenation about the The Museum of the Forma Urbis (archaelogy map museum) was spot on and fabulous. We have scheduled our visits to Rome around the availability of The Spanish Steps Apartment and encourage you to do so too!

Simply the best!

This was my second stay at the Spanish Steps Apartment and it is even better than I remember! From the moment I booked the apartment, every detail was handled quickly and efficiently. The owner and property manager are both wonderful and always available to help in any way possible. The apartment itself is even better than described...it has every amenity you can imagine, it's impeccably clean, great air conditioning, and it's in a central location that puts all of Rome at your doorstep. But I think it's all of the little extras that really make this apartment stand out, from the fantastic guide book down to the extra outlet adapters and canvas shopping bags, every detail has been thought of and provided for. It is truly a home in every sense of the word. I highly recommend this apartment and I look forward to my next stay here.

Excellent Stay

We had a wonderful stay. We are a family of 4 and had plenty of space for all of us. If you are reading this review contemplating to book or not, I say BOOK IT! I would only stay here if returning to Rome. I am in the hospitality industry and David the owner doesn't miss a beat. It has every amenity that a traveler needs to have an incredible stay and you truly feel like it is a home away from home. Location was amazing. You can walk to everything, and the area is superb. Rosie greeted us to tour the apartment and was so welcoming. She surprised us with some yummy snacks and staples in the refrigerator to get us started. Again, both David and Rosie go way above and beyond to make sure our stay was excellent. We will be back for sure.

Roman Vacation

Upon arrival, we were greeted by a driver who kindly transferred us to the apartment. This service is greatly appreciated after a long flight. The apartment was exactly as advertised. We had ample room for our family of four. The living room and dining rooms are separated, which made for enjoyable dining inside the apartment. My boys loved the selection of Roman-themed movies and chess game. There were loads of Roman-themed books, too! Location can’t be beat. We walked to all the major sites and didn’t even need public transport. We were also pleasantly surprised how quiet it was. Security was outstanding. Thanks for a great stay!

Luxurious and amazing location

We came to Italy for our 30 year anniversary, and this place was the nicest places that we stayed at, it had all of my creature comforts that I am used to from living in the US and then some. The beds are super comfortable with a high quality thread count linins and beautifully decorated rooms. They even provide you with robes. This apartment has it all, they have truly worked hard to make this nice for the traveler with maps, directions,even someone to greet you or pick you up from the airport. We would refer anyone to this place. I am a vacation rental owner and know how much they must work to keep such a nice place up. Thanks again love it!!! Grazie mille David

The PERFECT stay in Rome

We were SO fortunate to fall on this listing for a last minute family trip to Rome, this apartment is absolutely perfect in every way.The best part is that you are central to every possible site you will want to visit. From our booking to our departure, the host was super helpful and available to assist us. Rosie (guest services) was so gracious and kind, the first thing our kids said when she left was "we feel like this is our home!".This appartement has ALL the amenities you could think of with all the comforts of home. Our family especially appreciated the art, old maps, games,and numerous books and literature throughout the appartement. We had convinced ourselves that all we needed was a place to rest our head at the end of a day of visiting, but quickly realized that we had been very wrong. With high heat warnings and temps going up to 45C during our stay, we were so grateful to have made the choice of this appartement. We would run back every afternoon to cool down in the AC and enjoy the space and amenities. The times shared here and the beauty of Rome and this special appartement will stay in our hearts forever. We will definitely be back.

Just perfect

After many searches on VRBO I came across this little gem. After reading all the reviews I decided to go with The Spanish Steps Apartment. Boy am I glad I did. Right from the first contact with the owner, David, I felt as if I knew him. His response to all my queries was fast and nothing seemed to be a problem for him. He sent out an information packet which was full of things to do, see, eat etc. On arrival at our 'home' we were completely in love. The apartment has everything a family could need (we are mum, dad 19yr old boy and 15 yr old girl from Australia) All the appliances you need, comfortable beds, good heating (winter for us) wifi that worked. We could basically walk everywhere from here and once we got our bearings we realised how close the Spanish Steps really were!! We enjoyed our family time in Rome and staying in this wonderful, comfortable apartment made all the difference to us. Definitely recommend this apartment for people who want a home away from home.

I was born and raised here in Rome. In the late 1960's, my father was one of the founders of the American University of Rome (AUR), and, indeed, the apartment was the administrative office and classroom (and impromptu party space) for AUR over a number of years. So, the apartment has been in my family for more than 50 years.

Although I now live near Washington, DC, where I am an economist, I come back to Rome as often as possible. Despite all my time here, Rome continues to be a fascinating city that always has more to offer. I hope you find the Eternal City as welcoming and wonderful as I do.

This apartment has been in my family for more than 50 years, was completely remodeled and furnished in late 2010, and is available for rental as a self-catering apartment. Upon booking, I will send you a detailed Guest Guide information package on the apartment, the neighborhood, restaurants, your guides, sights, etc. We offer one complimentary airport or train station arrival pick-up for our guests and early check-in, and our guest services manager will meet you at your arrival. Linens, welcome snacks and beverages, utilities, wifi, taxes, check-in/check-out, and end of stay cleaning are all included in the price. Additional car service or cleaning/linens can be arranged.

In the heart of Rome's Historic Center, just around the corner from the famous Spanish Steps, this spacious two bedroom, two bathroom apartment is surrounded by fine dining and fabulous shopping. It is within walking distance of the Colosseum, the Roman Forum, and many other historic sites and museums, and near the subway, taxi stands, and bus stops. Located in a traditional Roman palazzo, the apartment was fully renovated in 2010 and is available for rental (5 night minimum).
