Welcome to the Whispering Waters Ranch nestled on the most spacious 120-acre beautiful picturesque farmhouse, with a shallow stream (ATV or Walk accessible) white rock creek, make many picturesque memories.

This family-friendly RANCH house sleeps 12 (4 Bed/3 Bath/1 Study), even a safe room for added peace of mind.

Immerse yourself in the serenity of the white rock water creek as you traverse its paths by foot or ATV. Embark on a morning stroll across 120 acres, where the graceful presence of horses and cows accompanies your journey. Engage in exhilarating outdoor workouts, whether it's golf practice, volleyball, flag football, meditation, or any other spirited sport that invigorates the soul.

Built in 2017, this meticulously maintained property offers the perfect blend of modern comfort, rustic charm, and even a safe room for added peace of mind. With fenced and cross-fenced pastures, water access in every area, conveniently located just south of Waxahachie, yet far removed from the hustle and bustle of city life, our retreat offers a tranquil escape while still within reach of local amenities. 15-20 minutes to Lake Waxahachie.

The kitchen is fully loaded, perfect for preparing meals.

COVID-19 SANITIZATION - Health, safety, and the well-being of our guests are of utmost importance to us. For this reason, we use a thorough process of cleaning after each check-out.

ATV Rental - $250 per day per ATV, $160 per 2 hours, $99 per hour. No ATV/UTV/other vehicles around the house other than the paved concrete. It could damage the sprinklers, gas line and septic system. Guests will be charged damaged fees of $300. An ATV security deposit of $200 is required for ATV rentals to cover for accidental damages and the guests are required to sign an electronic waiver. Guests will be charged for ATV repairs using the payment method used for booking if there is any damage to the ATVs.

ADDITIONAL NIGHTLY RATE FOR 6+ GUESTS - Our nightly rate includes the first 6 guests. With each additional guest, a $29/night fee will be applied.

SMOKING - No smoking inside the property. $500 fine for violation.

SECURITY CAMERAS - For safety purposes we have 6 cameras installed outside the house facing the front/back yard and sides, this will be recorded 24/7 for security purposes not inside the house to keep your privacy.
