WHAT WE LOVE ABOUT THIS PROPERTY:
Ideal for groups (up to 22 people in beds) that need diverse space: you’re just a couple minutes away from Ferguson’s Marina rentals, yet our Choctaw Bay Getaway offers a saltwater pool and private stone cove for lake swimming/fishing/boating. All new and expertly appointed remodel in 2024. Luxury finish grades throughout and most importantly, it is COMFORTABLE. Remote workers will be so happy with the fiber internet.
Rental price includes a maximum of 22 guests - in beds.
PROPERTY LOCATION, ACCESSIBILITY and ACTIVITIES:
Greer’s Ferry Lake is a state treasure in the foothills of the Ozark Mountains; all manner of recreational lake activities are at your door. This property is a 5-minute drive from AR Hwy 65 which is the main thoroughfare through the Ozarks (45 minutes north of Conway, Arkansas). The access road is paved all the way with a short gravel drive at the end. The following is a list of some of the activities available: world-record trout fishing on the lake’s tailwaters (the Little Red River), fishing (the lake supports a healthy population of black bass, bream, crappie, catfish, walleye, white bass, and hybrid striped bass), numerous trails + waterfalls. If you're really into fishing, just a quick 35-minute drive up to Shirley, Arkansas will take you to the Middle Fork Little Red River - incredible bass fishing. One hour away in Mountain. View, Arkansas (The Folk Music Capital of the World) you'll find plenty of shops and restaurants - it is a lovely day trip to the knockout Blanchard Springs Caverns and the Ozark Folk Center State Park. The nearest golf course is 30 minutes away.
The Choctaw Bay Getaway is all on one level with ramp access offered - 4 low profile steps are needed to enter/exit the main living and eating area. Bedroom #1 and #3 offer a walk-in shower en-suite.
RENTAL AMENITIES and VARIANCES:
WATER ACCESS: The pool is newly resurfaced gunite and is saltwater treated. Saltwater pools are not like the ocean. It is gently salted in lieu of excessive harsh chemicals affecting the body and environment. The pool is available from Spring through Fall. It is not heated. Lake access is private for your group and it is a 1 minute walk from the pool. Access is gently sloping with some level-ish rocks at the end for cannonballs or casting. FUN!
PETS:
Pet guests are NOT accepted at this property.
MEDIA / WIFI: Best in class via fiber optics > wifi. There is NO CABLE or Satellite TV programming. Streaming programs only with logins you provide or free apps that are included. Two TVs; one in the main living room and one in the bunkhouse. Want to watch the big game? You’ll need your login from your cable provider or subscription from home and self-navigate to that app on the smart TV.
CAMERAS: please be advised that exterior security cameras are in place at the property: on the driveway and pool area only. They will remain on for the duration of your stay.
THE LAYOUT: The main house has 4 bedrooms and 3 full baths, living, dining, kitchen, and outdoor recreation. Attached to the main house- with a breezeway through the carport - is what we call the Bunkhouse. It is a fully independent unit (never rented out to separate groups). The Bunkhouse has 2 bedrooms, 1 full bath, open plan kitchen/ den, and an additional washer and dryer. Please also review pictures - all bedrooms have doors.
KITCHEN: Is fully stocked. Full-size appliances including dishwasher, fridge with ice maker (a second fridge in the laundry room), double oven, and most cooking utensils/flatware you'll need. Coffeemaker = dual drip + Keurig pod machine. The kitchen is also stocked with casserole dishes, sheet pans, a crock pot, and a blender. There is also a second fridge in the laundry room. ~ Starter supplies (1 or 2 days worth...depending on personal usage): paper towels, body wash, hand soap + dish soap, trash bags, basic cleaning products, laundry pods, dishwasher pods, and toilet paper. Ground coffee + filters, sugar, salt + pepper, and cooking oil.
~ BYO toiletries such as shampoo, toothpaste, etc.

~ QUIET HOURS - enforced after 10PM. Sound carries on the water. Peace with our neighbors is paramount.
~ SALES TAX: State, County, City (when in city limits) and Tourism taxes are applied to all booking fees. Airbnb collects and remits these taxes if your reservation is booked through this third-party agency. All taxes are regulated by the State of AR
~ RELEASE OF LIABILITY and AGREEMENT to Occupation rules required to e-sign for the main guest.
