The Space:

The main ranch house boasts three large bedrooms, each with queen beds, ensuite bathrooms, and private outdoor entrances, creating a tranquil sanctuary for a restful night's sleep. The heart of our home is a chef's dream kitchen, equipped with two microwaves, two dishwashers, an industrial-sized refrigerator, an expansive stove top and oven, and a pantry market stocked with select goodies for your stay.

Connected by a short breezeway, the bunkhouse is an 800 sq foot retreat, featuring a single large room adorned with four queen beds. Complete with a kitchenette and full bath, this bunkhouse is perfect for groups seeking a communal experience in a comfortable setting.

For those yearning for a more intimate setting, our charming tiny houses offer a cozy escape. The blue and green tiny houses each feature one queen bedroom and two twin-bed sofas in the living room, accompanied by full kitchens, full bathrooms, and private outdoor patios for added seclusion.

Adding a touch of luxury to your stay, our unique Barndominium features an 800 sq foot apartment with a king-size bedroom, a full bathroom, a living room, a washer/dryer, and a full kitchen. With its private outdoor entrance, guests can freely come and go, immersing themselves in the tranquility of our ranch setting.

Guests will have access to the entire property minus a couple closets in each dwelling and the owner's suite in the main home on the ranch.

Getting Around:
A car is a must in the Texas Hill Country. Some local companies offer guided tours that take visitors to popular destinations, wineries, and attractions in the area.

Please note this is a rural ranch property out in the Texas Hill Country. It's common in rural areas to encounter wildlife that can include birds, reptiles, deer, or other local fauna. Rural areas may have limited or different services compared to urban settings, such as cell phone and delivery services. We recommend enabling ‘wifi calling’ on your device.

Other Things to Note:
Important: We are committed to protecting our properties and staying compliant with short-term rental regulations. As part of our protection plan, included in your booking price, you will be required to complete an independent third-party verification through Truvi. Before your booking begins, you will be contacted via email and/or text to confirm your details and complete the verification process.

To ensure a smooth check-in experience, you'll also be asked to review and sign the house rules and FCM Homes terms & conditions via the Guest App Link sent in your reservation confirmation. Please make sure to complete both steps at least 24 hours before your arrival to receive your arrival instructions.

- Maximum occupancy [16] including children. Additional fee will apply for extra guests.
- Primary guest must be 30 years old and present for the entirety of the reservation.
- No smoking on the premises inside or outside. $1,000 smoking fee may apply.
- Fireworks are not allowed.
- Pets are not allowed.
- No unauthorized parties or events.
- Events are allowed with prior written approval and may be subject to further fees. No more than 30 people are allowed for approved events.
- No ATVs or other motorized vehicles. If there are ATVs, there will be no warning, they will be evicted immediately with no refund.
- No vehicle parking on grass.
- There is a fire pit on site for guest use. We kindly ask bring your own supplies, extinguish any flames/coals after each use and adhere to any county burn ban in effect.

Pool Rules:
- Do not touch the cleaning robot in the pool.
- There is no lifeguard on duty. Swim at your own risk.
- Please no glass in the pool area. Fees may apply if glass is found.
- Ensure children are monitored at all times.
- Please ensure that the gates remain shut at all times due to an unsupervised water feature (pool) on the premises.

As you may know, Texas is known for its bug inhabitants. Rest assured, we take proactive measures to manage this, and it shouldn't pose a problem during your stay. To help us keep them outside, please keep all windows and doors closed. Please feel free to use the bug spray underneath the sink.
