A dream Tropical Paradise on a large lot with two properties. Main House: 3 bedrooms, 3 baths, kitchen, living and family room, laundry and garage. Guest House: 4 bedrooms, 2 baths, kitchen, living and family room. Private pool with Jacuzzi. Huge pool, gacebo, grill, basketball court and movie theater. 10 min from Walmart/Walgs/CVS. 15 min from beach, 25 min from Old San Juan, 35 min from Airport. Ideal for family gatherings. Controlled access gate; guest list required.
Property located in the tropics. There may be insects outside which guest have to control doors not to get inside the house. Pest control measures in place inside the house.
Gatherings are limited to registered guests only for up to 16 guests. All activities shall be limited to 8pm Sunday thru Thursday and up to 10pm Friday and Saturday to respect neighbors. Do not disturb neighbors or wonder around. All guests shall stay within property boundaries. In addition, they shall limit themselves to the areas suitable for entertainment and do not enter areas under construction/remodeling. Any disturbance triggering a visit by police will require immediate eviction of all guests from the Property. No refund will be given for the unused portion of the guests stay.
Do not move remote controls (A/C, TVs, etc.) from corresponding areas.
Do not dispose toilet paper or women hygiene products on the toilets since this will clog the drainage system. Use waste receptacles. Will incur in a $150USD fee per incident to cover plumber expenses.
PETS: Pets are allowed on the Property. Guests who bring a pet or pets should look after the pets and pick up their trash from the premises (including the yard). Pets are not allowed on furniture or beds. Extra cleaning after your pet, inside or out, will incur in a $150USD fee.
ILLEGAL SUBSTANCES: Illegal substances are strictly PROHIBITED and grounds for immediate eviction from the Property. You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property. You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.
LIABILITY: Host shall not be liable to Guest, its guests or invitees or any other person for any injury, loss or damage to any person or property on or about the Property. Guest shall hold Host harmless and indemnify Host from and against all loss, injury or damage occasioned by the use or misuse or abuse of any part of the Property and from or against any omission, neglect, or default of Guests, or invitees.
LOSS OF USE: Guest agrees to pay any documented loss of host income created by Guest violating house rules.
KEY REPLACEMENT: Costs to replace any lost or damaged keys is $100USD per lost key or lost gate remote (clicker).
CHANGING OF LOCKS: Guest shall not re-key or change out door locks/door hardware under any circumstances.
We offer a start up amount of supplies as liquid soap, dishwasher soap, hand towels, trash bags, toilet paper, etc. to help you settle in. You need to replenish supplies as needed.
KITCHEN ITEMS AND CONDITION: All items in kitchen including silverware, pots/pans, spices, flatware, etc. have been counted, and any item removed from premises will be charged to the guest. The kitchen and every item used by the guests MUST BE CLEANED, failure to do so will incur in additional cleaning fees.
FRIDGE:
A fully stocked fridge may take up to 8 hours to cool. Make sure fridge and freezer doors are closed.
MICROWAVE:
Be careful with plates used in the microwave, no aluminum shall be used at any time.
STOVE:
Stove is operated with gas. Ensure gas lines are closed when not in use. At this time the oven is not working.
DISHWASHER:
Please make sure you only use dishwasher detergent, using regular liquid soap is not allowed.
TRASH:
Deposit all trash, garbage, rubbish in the locations provided. Do not allow any trash, garbage, rubbish to be deposited or permitted to stand on the interior or exterior of the house and/or next to the gazebo. Failure to properly dispose all waste/excess waste will result in a post check-out fee. Please empty all trash cans prior to check out. Place trash bags in the trash cans by the garage.
There is no daily housekeeping service.
A $20USD lost fee will be charged for any missing or damaged towel.
ADDITIONAL CLEANING FEES: At the sole discretion of host, an additional cleaning fee of $150USD can be charged if additional cleanup is required that goes above the standard cleaning. This includes but is not limited to having to clean dishes, removing trash and having to clean the BBQ and tools. If the property is left in an exceptionally messy state, we will charge $50USD for every extra hour of cleaning required.
SMOKE DAMAGE CLEANING FEE: Smoking and Vaping is strictly PROHIBITED inside the Premises. An automatic $500USD charge against the Guest’s security deposit authorization will be accessed if the host or cleaning crew determine that anyone smoked inside the premises. This fee will cover costs to remove odors from the home, and lost revenue during cleaning. Smoking is only allowed outside on the patios and yards. DO NOT discard cigarette buds in the yard, if we find cigarette buds around a $100USD fine will be charged against the Guest’s security deposit.
GAZEBO AREA: Do not re-arrange or remove furniture from this area. Gazebo area has a portable sound system, hammocks, seating, and pool table (free of charge) for the guests use.
BBQ USAGE: It is the guest responsibility to clean the BBQ and tools when used, if this is not done before leaving the property, it will result in a $150USD fee.
BBQ FUEL USAGE POLICY: $50USD BBQ fee per 20 lb tank. This fee can be waived if guest refills tanks by themselves. Please maintain gas tank valve closed when not in use, this will avoid accidents and gas leakage.
EARLY CHECK-IN: Check-in time is 5PM. If early check-in is required, please confirm with host prior to booking using the Airbnb app messenger. If early check-in is possible, Guest agrees to pay a $75USD early check-in fee for each extended hour of stay.
CHECK-OUT: In order for the cleaners to have time to properly prepare for the next guest, we ask that guests have checked out by this time. Check-out is defined as all guests and personal property being completely off of the property with keys in the required location. Guest agrees to pay a $200USD if not checked out by the specified check out time and if the cleaning crew is not able to start cleaning the premises as a result of the Guest’s unauthorized, hold-over occupancy of the premises.
LATE CHECK-OUT: If late check-out is required, please confirm with host prior to booking using the Airbnb app messenger. If late check-out is approved by host, the Guest agrees to pay a $75USD late check-out fee for each extended hour of stay.
