LEASE APPROVAL: This condo requires prior approval by the Condoâs Board of Directors. After booking, guests must submit a renter's agreement and valid ID for each occupant. Unit is designated for single-family use per HOA rules.
PETS - Only one dog less than 20 pounds is allowed. A pet fee of $200 will be applied for the nonrefundable pet fee. If a pet is not disclosed before your stay, the unauthorized occupancy of pets will result in immediate eviction and loss of all rents.
CITY ORDINANCE - Loud noise is prohibited after 10:00pm and before 9:00am per City Ordinance enforced by the local authorities. Failure to adhere to city ordinances will result in immediate eviction and loss of all rents.
SMOKING - Smoking, including the use of cigarettes and marijuana, is strictly prohibited anywhere on the property. We employ 'WYND Sentry' technology to monitor indoor spaces for smoke detection. Smoking indoors will result in immediate eviction and loss of all rents. Additionally, a $500 cleaning fee will be charged in addition to the regular cleaning fee for any violation of this policy.
CHECK-IN - Check in is 4pm and check out is 10am. Unauthorized early check ins or late checks outs will be charged $100 per hour fee. A $100 refundable key deposit is required per key for the building key. Two keys are available if desired, and guests may choose to deposit for one or two keys based on their preference.
RIGHT OF ENTRY- Guestâs agree that the Agent(s) reserves the right to enter the rental property ANYTIME to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations or improvements thereto as Agent(s) may deem appropriate. Agent(s) also reserve the right to enter the property with Law Enforcement (Federal, State, or Local) or any other official of the United States, State of Florida, or city of Jacksonville Beach at ANYTIME.
SWIMMING POOL: Guest(s) acknowledges use of the swimming pool is at the Guests own risk. Children must be supervised at all times. Guests must practice reasonable caution when using the swimming pool. The Manager is not responsible for any loss of use that may result from weather, maintenance, or any other circumstance that might deem the pool temporarily unusable. Guest(s) will be held responsible for any damage caused to the pool, equipment, or surrounding area, and charged for the correction of the problem.
FIREARMS - Firearms or any associated items, such as bullets or magazines are prohibited on this property, regardless of licensing. Violators will face a $1,000 fine upon detection.
NO HOUSE PARTIES OR EVENTS - This property maintains a strict no-gathering/no-party policy. Guests agree that more than the number of people stated on the booking are not allowed on the property unless authorized by the Manager. A gathering or party is defined as any event or social gathering held at the property that involves non-registered guests and disturbs the peace and quiet of the property or its surroundings. Violation of this policy will result in a $1,000 fine, immediate eviction, and/or additional charges to the guestâs credit card, including loss of total rent.
