Sea Meadow - Peaceful Scenic Waterfront Home

Relax and retreat with whole family at this peaceful water front home, which is located in a prime location for kayaking, paddle boarding, fishing, hiking, touring and enjoying the great outdoors. The sun room directly over looks the water and bay and is a great space to enjoy a picturesque meal. Long Beach Island's beach is only 15 minutes away. Atlantic City is approximately 35 minutes away. There are wonderful restaurants, eateries and shops in the adjacent Tuckerton and Long Beach Island.

This is a water front home, with 3 bedroom and 2 full bath.

AMENITIES:
- Central cooling/heating system ensures a comfortable stay.
- A Smart TV with Netflix and streaming services through our Wi-Fi network.
- Washer and dryer with supplies are available.

- Large leather sofa provide comfortable seating for relaxation

BATHROOM 2: Located off of the Kitchen next to the laundry area

PARKING:
- 4 spots available in the driveway.
- Street parking permitted if you have additional cars or boat trailer for your trip.

- Fast internet connections ensure smooth online meetings, video calls, gaming, and services through our Wi-Fi network.

OUTDOORS
- Small floating dock great for fishing, kayaking or paddle boarding
- Gas grill- please not propane us not supplied, guests must provide their own
- Water amenities- canoe and paddle boat are available for guests to use. Use of water amenities are at the guests risk. *Use of the dock, water amenities or to bring a boat will require agreement to our liability terms.
- Being the house is directly on the water, please be advised that seasonal insects are common especially when the tide is low. Please bring insect repellant if this may be an issue for you.

CHEF'S KITCHEN:
Channel your inner chef in the bright and airy designer kitchen. The fully equipped chef's kitchen is ready for a fabulous feast, with everything at your fingertips:
- A French Door Refrigerator/freezer with filter water and ice maker, powerful range, full-service oven, efficiently quiet dishwasher, microwave, kettle, and toaster. It also comes stocked with silverware, bowls, plates, cups and glasses, pots, pans, instant pot, and all the cooking utensils and dining essentials you'll need.
-For your convenience, we provide salt, sugar, pepper, oil, etc. Plus, enjoy spacious countertops and for ample prep space.

GUEST ACCESS:
Guests have full access to the entire property and yard. We kindly ask that you maintain a respectful distance from our neighbor's property/empty lots and refrain from getting too close.

NOISE ORDINANCE:
QUIET HOURS: 10 PM - 7 AM (strictly enforced)

We cherish this peaceful neighborhoods and hold our lovely neighbors in high regard. We kindly request that quiet hours be observed. thanks for keeping the noise level to a minimum after 10 PM.

GATHERINGS:
We do not permit events or parties. Gatherings are restricted. Please do describe the nature of the gathering to host prior to booking for approval.

SMOKING:
Smoking or vaping is not permitted within the home. If you smoke outdoors, we do ask that all ash/debris is cleaned and disposed of properly.

SAFETY:
By booking this property, guests agree that using this property, house, and contents is strictly at the guests' own risk. Guests agrees to hold harmless the property owner and will not be held responsible or liable for any accident, injuries, or claims by the Guests.
*Use of the dock, water amenities or to bring a boat will require agreement to our liability terms. Please reach out to the host regarding these amenities.

PETS:
-We will consider 1 pet but they must be pre-approved, meet our insurance guidelines, and there is an additional fee of $75.
-Not all breeds or weights may be permitted.
-All pets must be fully housebroken and well behaved.
-You are fully responsible for damages, stains, and abiding by our pet rules. (pet rules can be found under "House Rules")

HONESTY and EXPECTATIONS:
At "Sea Meadow", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.

CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.

HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-Linens, towels, and basic amenities provided.
-Guests must purchase their own amenities when stock runs out.

-This home is on a body of water, expect possible common sightings of household ants, critters or mice especially during certain times of the years. Properties are not immune to household issues like this and may have evidence of preventative treatments and measures.

-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.

Must be 21+ to book. The booking guest must check in and stay the entire duration.
Only registered guests are allowed. Unapproved guests will incur a $200 fee per person.

No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM – 7 AM. No loud music after 10 PM (Atlantic City noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.

We are former New Yorker's that fell in love with AC so much that we purchased a vacation property to enjoy ourselves, as well as share with others.
