Welcome to Evergreen Cabin in the rustic AuSable Acres wooded neighborhood. Relax with your entire family in our peaceful Adirondack cabin and enjoy the hot tub. Whiteface Mountain Ski Resort is an 11 mile / 20 minute drive that takes you through a stunning scenic notch along the West Branch of the Ausable River. Lake Placid is 20 miles / 35 minutes away. The HOA allows one *unoccupied* camper/RV to be parked.
Our cozy cabin is nestled on almost one acre, surrounded by birch and pine trees. The main floor's living area is open concept, with high vaulted ceilings that allow plenty of natural light to flow in. This main floor features a family room, full kitchen with breakfast bar, a dining space, a primary bedroom with a closet and full bathroom, two additional bedrooms (one queen bed each), a full bathroom, entrance to fenced backyard with deck, a two car garage and a front porch. To be clear, the cabin has two bathrooms: the primary bedroom's full bathroom and the second full bath are both on the main level; they are the only bathrooms. Ascending the stairs, you will find the open loft with couches, chairs, and four twin beds.
Upon entering the finished basement, the first room you will come across is the game/media room. It is equipped with a TV, surround sound system, and a seating area. For added enjoyment, there are games like foosball, a mini pool table, a putting green, and board games. Down the hall, you will find the fourth bedroom, which features a queen bed. There is a washer and dryer available for your use as well. Please be aware there are no windows in the finished basement. All TVs come with Amazon Fire Sticks.
In the fenced backyard there is a hot tub, a gravel area to your right for your dogs, a deck with four chairs and a table, a smokeless fire pit and a charcoal grill.

Day before arrival: We will send you the address and personalized keypad code through the booking platform's messaging system, and/or email address, if provided.
Spring/Fall/Winter Advisory: Despite the deck having been cleared, pollen, leaves and pine needles accumulate quickly in this heavily wooded neighborhood. An outside broom is provided.
Please note:
This property has two exterior security cameras: front entry and driveway.
Stairs are present to access both the lower level and the loft. There is one step each for the porch and for the deck.
The hot tub should be covered when not in use. Please be mindful when children are near the hot tub.
Underage drinking is not allowed. Smoking and vaping are not permitted within the cabin and garage.
Total property capacity is limited to 12 guests, not including infants.

Wi-Fi network: Comfort Property Management Guest; no password.
Air / Heat: In summer, please do not adjust the wall thermostats as they do not control the air conditioning and will turn on the heat. Leave the air conditioners on Low.
AuSable Acres HOA Amenities: Please offer our address if anyone asks.
Hiking, snow shoeing, cross country skiing
Lake access including: pavilion, grill, playground, ball fields, volleyball and basketball courts (lake not recommended for swimming)
Ausable River fishing at the end of Signor Rd. NYS fishing licenses are required.
Tennis / pickleball courts - ask us for the access code
Quiet Hours: 10:00 pm - 8 am per AuSable Acres noise ordinance
Trash: Wednesday evening guests bring trash and recyclable collection bins to the road for Thursday morning collection. Flatten your cardboard.
The HOA allows one *unoccupied* camper/RV to be parked and guests will sleep in the cabin, not exceeding the guest limit of 12. Failure to comply will result in a $500 fine and you will be asked to vacate with no refund.
Dog Policy: $75 per dog per stay, up to two dogs. No cats at this time.

Departure day:

âą Please wash used pots and pans and run the dishwasher.

âą Place used bath & dish towels by the washer & dryer.
âą Please place bagged trash & recycling (flatten your cardboard) in the collection bins.
âą Turn things off and check the garage for belongings.
âą Be sure to close and lock all windows and exterior doors.
âą Please check that the hot tub is covered.
âą Please pick up after your pups. Thank you.
Occasionally, dependent upon our cleaning schedule and other bookings, we might be able to accommodate an early check-in or late check-out (up to 2:00 pm for late). 12:00 pm -1:59 pm for early check-in and 12:01 pm - 2:00 pm for late check-out would be $50 each.
