This inviting single-story home is a comfortable and stylish place to call home while visiting Central Ohio. The house features a large living room with an open dining area and an updated kitchen with splashes of bold blues. Off the dining area you'll find a patio and large fenced backyard. Down the hall are a full bathroom and three private bedrooms, including a primary bedroom with a convenient en suite bathroom.
Guests may park on the street, in the driveway, or in the attached single-car garage. After entering through the front door into the entry space, you'll find an open living room with a comfy sectional sofa and 50” TV. Around the corner is a dining area for four, and a welcoming and modern kitchen with granite countertops and stainless-steel appliances perfect for enjoying homemade meals. Off the dining area is the entrance to the attached single-car garage and sliding glass doors that lead to the patio and fenced backyard. A stacked washer and dryer is conveniently set in a laundry closet in the kitchen, with bifold doors for sound control. The large windows in the front and sliding glass doors in the back offer plenty of natural light, and the rich browns and bold blues in the decor bring comfort with a touch of drama.
Each bedroom features comfortable beds with fresh sheets, extra blankets, black-out shades, and ample clothing storage. Guests may choose the crisp white front bedroom, the relaxing middle bedroom that doubles as a private office, or the primary bedroom with TV and private en suite bathroom. In addition to the full bathroom off the hall with a tub/shower combo, the en suite bathroom has a standup shower and extra space for linen storage.
Vienna Vale is a comfortable yet bold and stylish home with enough space and privacy for families, friends, roommates, or colleagues to all live comfortably and peacefully while visiting Central Ohio.

SUMMARY
• Quiet hours are 9 PM to 8 AM.
• No parties. Only registered guests allowed unless approved in advance.
• No smoking or vaping anywhere on the property. $1,000 fine for any evidence.
• Pets must be pre-approved. $35/night (up to $200) or $200 flat for 30+ nights. Unapproved pets = $1,000 fine and cancellation.
• Long stays require a signed lease, professional cleanings, and HOA agreement (if applicable).
• Treat the property with care. No tampering with smoke detectors or cameras.
• Any violation of these rules may result in immediate removal without refund, plus applicable fines.
GUEST CONDUCT AND NOISE
• Please treat the property as you would your own home.
• Quiet hours are 9:00 PM to 8:00 AM. Keep noise to a minimum indoors and outdoors.
• In multi-family buildings, keep sound levels low at all hours.
• No parties, events, or open invitations. Only registered guests are allowed unless pre-approved.
• The total number of people (including visitors) may not exceed the occupancy listed. Unapproved guests or over-occupancy may result in a $1,000 fine and cancellation.
NON-SMOKING POLICY
• No smoking or vaping of any kind is allowed on the property (inside or outside).
• Applies to cigarettes, cigars, marijuana, vapes, etc.
• Evidence of smoking (odor, ash, residue) will result in a $1,000 fine and immediate cancellation.
• Additional cleaning or repairs beyond the $1,000 fine may be billed.
• Smoke detectors may be monitored remotely. Do not tamper with any safety device.
CLEANING AND CARE
• Please clean up after yourself. Wash dishes, wipe surfaces, take out trash.
• Treat stains immediately with remover before laundering.
• We provide linens, towels, soap, shampoo, toilet paper, and paper towels. Let us know if anything is missing.
• For stays of 30+ nights, mid-stay professional cleanings are required every 30–45 days and will be billed separately.
• Excessive mess or damage may result in additional cleaning fees.
LONG-TERM STAYS
• 30+ night reservations require a signed lease agreement before check-in.
• Guests must agree to all lease terms sent in advance.
• If the property is in an HOA, guests must also sign and follow the HOA handbook.
• Lease terms may include limits on guest turnover and early termination rules.
• Violations may result in immediate cancellation with no refund.
PET POLICY
• No animals are allowed unless pre-approved in writing. This includes short visits.
• For short stays: $35/night pet fee (capped at $200).
• For long stays (30+ nights): $200 flat pet fee per pet.
• Emotional support animals are treated as pets and require approval and fees.
• All pets must be house-trained, non-destructive, and quiet.
• Pet waste must be picked up and properly disposed of.
• Unauthorized pets will result in a $1,000 fine, cancellation, and removal.
SAFETY, SECURITY, AND BEHAVIOR
• Exterior cameras are in use at all entry points.
• Do not tamper with cameras, smoke detectors, or other safety devices.
