***Note*** As part of our rental/service agreement, we require a refundable security deposit of $150. This deposit serves as a safeguard for any potential damages or breaches of terms during your stay/engagement with us. It will be returned to you after your stay if there are no damages.
Note: Please inform us immediately if any amenities are not working during your check-in day, especially before the weekend, so we can assist you right away. Our maintenance team is available Monday through Friday during business hours and is unavailable on weekends.
**Guest Access
Use of Common Amenities:
Please observed discipline and respect at all times when using the common amenities to not inconvenience others.
*Unauthorized access ore no prior approval is subject to a fine of $100/[per person per day.
*Any damage to common amenities will incur a charge of a minimum of $150
*Only registered guest can use the amenities.
No outsiders and visitors are allowed.
*Amenities are not for commercial use.
- A flat pet fee of $100 per stay applies, with a max of 2 pets allowed.
🐾 We welcome service and emotional support animals. Please note a one-time $100 Animal cleaning fee applies to all stays involving animals to ensure the unit remains clean for all guests.
🔇 Noise Policy: We use a smart noise monitoring device (does not record audio) to help ensure a peaceful stay for everyone. A sustained noise level above 75 decibels for 20+ minutes, or any verified noise complaint from a neighbor or building staff, will result in a $250 violation fee.

⏰ Check-Out & Extensions
- Unapproved late checkout = $100 fee
- Late checkout requests must be made before 8:00 AM (CST) on checkout day
- Same-day extensions require a new reservation
🚭 Smoking Policy
- This is a 100% smoke-free property — including patio, balcony, parking lot, or within 50 ft of the building
- Any smell or evidence of smoking = $500 fine
🎉 Parties & Noise
- No parties or events — violation = $500 fine + possible eviction
- Noise must remain below 75 dB (monitored by smart sensor)
- Tampering with noise or camera devices = $150 fine
🗝 Keys & Property
- Extra key fob = $50 (non-refundable)
- Lost/unreturned key fob = $150 charge
- Missing or damaged items after checkout will be charged accordingly
📦 Deliveries
- No mail or package deliveries via USPS/UPS/FedEx — $50 retrieval fee applies
- Food deliveries (Uber Eats, DoorDash, Instacart) are fine if you meet the driver personally
🚪 Building Access
- Do not allow anyone into the building without their own entry method
- Unauthorized use of amenities or access = $250 fine
👥 Guests & Visitors
- Only registered guests are allowed in the unit
- Quiet hours: 10 PM – 6 AM
- Moving or removing furniture (especially balcony items) = $100 fine
🅿️ Parking
- Do not park in RESERVED spots — violators may be towed
⏳ Early Check-In
- Before 3 PM = $50 (non-refundable)
- Before 1 PM = $100 (non-refundable)
Please note that this unit is on the 3rd floor with no elevator
* You CANNOT park anywhere that says RESERVED. Note that the later you come back, the farther you will have to drive for a parking spot
