Our network of handymen, tradespeople, and cleaners will ensure the house is ready for you and any maintenance issues will be handled quickly.
This property is registered and licensed with the State of Montana and Gallatin County and managed by Tessa Witmer, Licensed Montana Property Manager (RRE-RPM-LIC-109282). We follow all health department regulations and pay lodging taxes on this property as required by law.

We understand plans can change, so here's a quick rundown of our cancellation policy:
- Full Refund: Cancel at least 30 days before check-in.
- 50% Refund: Cancel between 7 and 30 days before check-in.
- No Refund: Cancel fewer than 7 days before check-in.
- Special Case: Full refund within 48 hours of booking if canceled at least 14 days before check-in.
Note: A 4% processing fee applies to all cancellations (excluding Airbnb bookings)
Please no loud parties or late night noise. Please treat the home, the furnishings, and the neighbors with respect.
Check in time is at your convenience, anytime after 4 pm. Check out time is 11 am.
Up to two well-behaved dogs welcome with additional non-refundable fee. Guests are expected to keep dogs on leash and pick up after their messes. The other side of the creek is a nature preserve, on which dogs are prohibited.
If you need a late checkout, we are happy to accommodate these requests up to 24 hours in advance of your arrival (preferably at the time of booking). Sorry, we are not able to accommodate late checkout requests made within 24 hours of checkout.
We are unable to guarantee early check-in times as we are often cleaning up after the previous guests up until your arrival time. If you’d like to drop your bags, we can accommodate this after 12:00 pm on the day of your arrival. Upon request, we also can message you when the property is clean and ready for you.
Unplanned late checkouts will be charged $50 per hour. We’ll give you a 10 minute grace period before the charge is incurred. While this may seem strict, we’re just passing on the charges we incur from our cleaning team when they have to wait for you to depart before they can begin cleaning (they are very prompt).
