**Other Things to Note:**
-**Check-In/Out: ** Check-in begins at 3 pm. Early check-in before 6 am incurs a full-day charge, while check-ins after 6 am incur a half-day charge, subject to availability.
-**Cleaning Fee:** Includes departure cleaning. The apartment will be spotless upon your arrival.
-**Coffee Capsules: **A limited number of capsules are provided for the first day. Guests will need to purchase additional capsules as needed.
-**Late Check-Out:** Requests for late check-out are subject to availability. Uninformed late check-outs may incur fines. Please notify us 24 to 48 hours in advance for any late check-out requests.
-**Initial Supplies:** An initial supply of toilet paper, towels, and other essentials is provided. Additional supplies may need to be purchased during your stay.
The Security Deposit of AED 3,000 may be deducted automatically without notice by the operator at its sole discretion in order to:
Repair, replace, or clean anything that is damaged or missing, or stained item by the guests/visitors inside the property or outside such as the balcony, terrace, backyard, patio, and/or neighboring properties and to the
Community common areas.
To replace all lost or damaged keys or access cards or remote controls.
Arranged additional cleaning for excessive waste left in the property.
Arranged laundry or special cleaning in case of smoking or leaving a bad odor
Arranged disinfection with the licensed company if the guests and/or visitors
were identified or suspected to have COVID.
Pay against penalties such as for smoking inside the property, making
party/noise during quiet hours, disturbing the neighbor or their properties, trespassing the security gate, conducting illegal or commercial activities, or
other penalties as imposed by Operator, Community Management, Dubai
Police, DED, DTCM, or other Government authorities.
For excessive utility charges beyond the normal consumption rate (normal
consumption rate is calculated not to exceed AED 850 per bedroom per
month in total and combined).
For any video on demand, upgraded internet/cable channels, and/or
mobile/international calls made using the Property’s internet/telephone line.
Pay for any fines and/or penalties imposed by the Community Management and/or Government Authorities for not following community and local rules and regulations.
Pay against any services/items that the Guests/Visitors ordered via the Operator during their stay.
Pay for authorized early check-in or late check-out charges or
unreasonable delays/damages caused to the operator and its staff for
completing their day-to-day tasks. If the collected Security Deposit amount
shall not be sufficient to cover any/all of incurred charges as mentioned
above, the guest is fully responsible for immediately clearing the remaining
balance to the operator to cover the shortfall.
RATES, CURRENCY, AND TAXES
Final rent and service rates are subject to 5% VAT (value-added tax)
Tourism Dirham will be calculated for the first 30 consecutive nights of the reservation.
For long-stays, each reservation is valid for a maximum period of 3 months as per DTCM, after which it has to be renewed and TDF shall apply again for the new reservation.
The operator’s default currency is AED and should the guest pay using another currency then custom rates set out by the operator shall apply.
In case the guest has wired money to the operator’s bank account, Guests are responsible to cover upon check-in all bank fees such as missing amounts due to bank processing or bank exchange rates.
PENALTIES AND EVICTION
Note that the below violations will lead to immediate actions by Operator.
Loud music/parties/unappropriated noise level at 10:00 PM (till 8:00 am).
Trespassing or blocking security barrier/gate, illegal parking, or swearing at the Community or Operator’s staff.
Smoking inside the property.
Illegal activities/disturbance, damage or illegal access, or unauthorized
access to/of the neighbor’s property/items/community.
If residue of an animal is found during our inspection following check out
guest will be assessed a minimum AED 2,500 cleaning charge.
Improper garbage disposal.
In any/all above cases the security deposit of AED 3,000 will be forfeited and in case of repetition, guests might be evicted.
