•Guests will need to be physically capable to walk up one flight of stairs
•Onsite full size washer + dryer, washing detergent provided
•There is a full size kitchen with the exception of a dishwasher
•Flexible check-in/out policy depending on housekeeper's schedule and other guest bookings. Just ask about this closer to your booking date. We aim to honor early check-in and late check-out requests if they are possible...but not guaranteed..

•The entire home with the exception of the garage is included in this rental, please make yourself at home.
•There is both a propane grill and a BBQ smoker available for use. Bring your own charcoal if you intend on using the smoker.

Other things to note
•Please remember, you are staying in our home, not a hotel. If any problems arise, we will do our best to take appropriate action as soon as possible and even address the issue ourselves if able. Note that there is no housekeeper or anyone living on site. Llano is a sleepy tiny town… getting a repair man and the like are hard to come by on a moment’s notice. We will do whatever we can (within reason) to remedy any unfortunate circumstances.

This place is perfect for a get away to the river. Very peaceful and a great spot on the water. Check in was a breeze and everything was clean and comfortable. I will be coming again!

Enjoyed our stay at the llano river house. Was a calm and still place for us. The screened in porch was nice in the evening. We ended up driving (couple hundred yards) down to the river to chill as the sunset as we didn’t have good shoes to walk. We kayaked the llano down the street in Mason. We had lunch at the Castell general store, would recommend. The hosts were super responsive and helpful. We enjoyed not having a tv and took advantage of the cute record player they have in the kitchen during dinner. Pillows were comfy. Hammock and downstairs area were welcoming. I fell asleep in the hammock. Water would have been great for the kids if we took them. One thing to note when traveling to the property. Depending on your maps app and direction. The route suggested for us took us to a bridge ( where we ended up hanging out in the water that evening) just across the river from the house. This bridge was not crossable in our smaller suv at the time. If you’re in a larger truck or 4Runner/Jeep you should be fine. To get around this from that point was 25 min into Castell and around. Has nothing to do with the house but just a heads up if your coming from the Burnet,Williamson , Travis county area. Take the route through llano.

Brandon, It was a delight to host you. We appreciate the review and are glad to hear you enjoyed your stay and the calm of the area. It sounds like you took advantage of all the area had to offer. We would love to host you again and if you do come. It is a bummer that the GPS did not help, but I am sure you found Castell a delightful little spot in the road. For future reference, please know that there is a bridge on county road 103 just 5 miles west down county road 104 that runs parallel to the river that would have worked as well to access county road 152 to get to the property without having to go all the way to Castell. Please visit again and bring the kids to play in the water!

Had a great time with the family by the river, had floaties to enjoy, a propane gas grill and a smoker, there was firewood in the pit to enjoy s’mores while watching the stars

It was average at best. If you have never stayed anywhere else, I am sure you will think it’s a 5. Any host can make or break a stay and while they were decent, too many tedious rules can take the joy out of a trip. There were only a few family games, no T.V. and a little bare. Additionally, they have the water pressure turned down to a trickle, making washing dishes, brushing teeth, or taking a shower feel like you are in a cheap hotel. The property overlooking the river was beautiful, and fun to play in. Overall, average, would love to come back to Llano, but would choose another location.

Johannah, We appreciate the feedback and are sad that your experience was not what you had expected or desired. The suggestion for more children’s games is a great idea and we will add some right away. As for the water pressure, we were not aware there was a problem and are grateful for the communication. We possibly could have solved the issue while you were that had we known. It is probably something to do with the well and will have that attended to immediately. It is unfortunate that you felt encumbered by house rules. The majority of the rules are the same as our fellow neighboring rental properties that we collaborate with on rentals. The purpose is to maintain the integrity and quality of our property so that all guests have a quality environment to visit. This property has been a rental for 10 years by us and a prior owner and has never listed a TV as an amenity. Perhaps you overlooked on the listing that we do not have a TV. Thanks for choosing to stay at the Llano River House.
