Each of the five bedrooms is thoughtfully designed for a restful and comfortable stay. On the main level, the primary bedroom features a luxurious king-sized bed, while the second bedroom offers a cozy queen-sized bed. Upstairs, you’ll find three additional bedrooms—two with queen-sized beds and one with a twin-sized bunk bed. For extra sleeping options, there are four sofas in the living room and movie room, making this home ideal for families or groups seeking comfort and relaxation.

The main floor bathroom is a Jack and Jill style, shared between the master bedroom and the queen bedroom, and is equipped with a spacious sink, a tub, and a shower. The upstairs second bathroom, located near the kitchen, bunk room, and third queen bedroom, also features a tub for added comfort. Lastly, the third full bathroom is an ensuite to the final queen bedroom and includes a walk-in shower. Whether you're getting ready for the day or unwinding after an adventure, these well-equipped bathrooms provide everything you need for a relaxing stay.

☆☆COMMUNITY AMENITIES☆☆
The Community offers lake and beach access during the summer months. There's an indoor heated pool (open year round, except Tuesday) plus an outdoor pool for your use (closed at Labor Day and opens on Memorial day). The community center is open daily and includes a bar & grill, indoor game room at the community center, playground, volleyball court and tennis court. You can rent a boat or bring your own and go fishing. There's a $10 boat registration fee for your own boat and there are no gas motors allowed, electric only. All fishing in PA requires a fishing license which costs about $30 and is easily attained by visiting the PA Fish & Boat Commission website. There are plenty of bass and other fish. Catch and release only.

✔ Setting off any fireworks is strictly prohibited and illegal

✔ No smoking of any kind indoors. Evidence of any type of smoking will result in a $500 fine plus any extra cleaning costs.

✔ Please let us know how many dogs you will be bringing so we can request the appropriate fees.

✔ Late check-out and early check-in may be available for a small fee, depending on availability.

✔ Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

✔ You are welcome to use the lake at your own risk. Do not allow children near the lake without adult supervision. Please note that while you have access to the lake, there is no dock.

✔ Please do not move any furniture during your stay. Moving furniture can cause scratches on the new floors and may lead to damage if placed on or too close to baseboard heaters.

✔ Driveway parking for up to 7 vehicles.

✔ Optional community amenities passes are available for purchase at the community office for an additional charge. Children 2 years old and under are free. Fees are as follows:
● 1-day pass - $20 per person
● 3-day pass - $30 per person
● 7-day pass - $50 per person
Please note, the fees listed above are not our fees as the hosts, but fees the community requires all guests to pay to cover the costs associated with operating and maintaining all the great amenities and facilities at Emerald Lakes.

✔ Note that use of kayaks or other water crafts in the property is free, but will still require guests to purchase amenity passes from the community.

✔ Guests are REQUIRED to register online with Emerald Lakes. $200 FEE for late registrations or last-minute bookings made less than 48 hours prior to check-in.

✔ Due to the property's rural location, occasional sightings of ants, spiders, flying insects, or mice may occur, even with our ongoing, year-round pest control efforts. While we do our best to minimize these encounters, we cannot guarantee a completely pest-free environment. We appreciate your understanding and assure you that we take all necessary measures to maintain a comfortable stay.

✔ We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: ShopRite, Weis Market, ALDI.

✔ The property is within Emerald Lakes Association (ELA). Guests over the age of 16 will need a valid ELA amenity pass, a current PA fishing license as well as an ELA fishing permit to fish any of ELA’s lakes. All ELA lakes are catch-and-release. ELA fishing permits can be purchased at the Administration Office or the Community Center. Please have your fishing permit, as well as your amenities pass on you while enjoying our lakes.
