We are not responsible for accidents, injuries, or illnesses that occur on the premises. By accepting this reservation, you acknowledge and accept all risks related to your use of the property.

2. Power & Internet Outages
We are not responsible for power or internet outages caused by weather conditions or utility provider issues. Because we are located in Florida, strong storms and lightning can occasionally cause temporary service interruptions — unfortunately, we have no control over these outages. No refunds will be issued for service interruptions beyond our control.

3. AC & Climate Comfort
Florida’s climate can be hot and humid for much of the year, and our AC system is carefully calibrated to keep you comfortable while managing both temperature and moisture in the air. To prevent system freezing and ensure steady cooling, please do not set the thermostat below 72°F. Lower settings can strain the system and may cause it to shut down completely, especially during peak heat.

Tip: Keep doors and windows closed as much as possible for the best performance. Ceiling fans are also available in every bedroom to help circulate cool air.

4. Security & Safety — Exterior Cameras Notice
For the safety of our guests and the property, we have exterior security cameras located at the front entrance and driveway area. These cameras are solely used for:
Verifying the number of guests upon arrival (maximum occupancy is 12 guests)
Ensuring the safety of guests and the property
Deterring unauthorized visitors or activities

There are no cameras inside the home or in any private or recreational areas (e.g., pool, patio, or backyard).
We respect your privacy and follow Airbnb’s camera policy strictly.

5. Check-In & Check-Out Times
Check-in: 4:00 PM
Check-out: 10:00 AM

Early Check-In:
Want to start your vacation a little early? Early check-in is $30 and must be requested in advance. It’s based on availability and approval, so just let us know ahead of time and we’ll do our best!

Late Check-Out:
We totally get that saying goodbye is hard — that’s why we offer a 30-minute grace period until 10:30 AM.

If you need a bit more time, late check-out must also be requested in advance and approved. The fee is $30, based on availability.

Unapproved late check-outs after 10:30 AM will incur a $50 fee every 30 minutes.

Our cleaning ohana works hard on a tight schedule to get the villa ready for the next guests. Mahalo for your kokua and understanding!

6. Keep Doors Closed
Being near a lake, occasional insects may appear. To prevent insects and wildlife from entering, please keep doors and windows closed.

7. Starter Supplies
We provide a starter supply of essentials to get you comfortably settled in:
• Toilet paper, paper towel
• Shampoo, conditioner, body wash
• Coffee, sugar, salt, pepper, cooking oil
• Dish soap, laundry detergent, dryer sheets, trash bags

For longer stays, you are responsible for replenishing supplies as needed.

If anything from the starter kit is missing or running low when you first check in, please let us know right away — we’ll be happy to provide it.

8. Trash Collection
•Recycle (Blue Lid): Wednesdays
•Trash (Tan Bin): Thursdays
Place bins at the curb the night before collection and return them behind the hibiscus bush after pickup.

9. Lost & Found
If you leave an item behind, we’ll contact you. Items can be shipped at your cost. Unclaimed items will be donated or discarded after 14 days.

10. Damages
Guests are responsible for any damage caused during their stay and will be charged accordingly.

11. Garage Remote Replacement Fee
Lost garage remote will incur a $120 replacement fee. Please return it back to its post.

12. Travel Insurance
We highly recommend purchasing travel insurance, especially during Florida’s hurricane season (June–November). Refunds follow Airbnb’s cancellation policy.

13. Housekeeping Supplies
We provide basic cleaning tools for your convenience:
• Swiffer mop
• Broom
• Disinfectant wipes

14. Cleanliness Expectations

We take great pride in offering a clean, comfortable space for every guest — it’s part of our aloha.

Our professional cleaning team carefully prepares the home before each stay, and as part of our process, they take timestamped before-and-after photos of every room to document the condition of the property.

We kindly ask that you help us maintain these high standards by treating the home with care.
Excessive mess, damage, or failure to follow basic house rules may result in additional cleaning fees.
