Welcome to Williamsville's Huge Retreat, bring your whole family!

5 Bedrooms, 3.5 bath, 2-stove kitchen, living room, family room, NEW pool table, separate office space and playroom (with pull out couch)... HUGE fenced in yard with grill space, propane fire pit, children's toys, and amazing inground pool! This house has everything you need to come vacation together!

Located right off the 290, in between both UB campuses, and 25 minutes to Bills staidum or Niagara Falls, we are a prime location!


Pull into the driveway, with space for 6 vehicles...come right up to the front porch and use the code to enter the pristinely clean house with ease! You will have a foyer, where you can remove your shoes, set your luggage and settle in. You can walk up two steps into the formal living room- which has been newly fitted with a beautiful pool table! (Please no food or drink near our new addition) The other option is to keep walking straight into the half bath after a long day of travel.

You'll notice you can enter the kitchen and dining room (seating for 10) from the living room; or you can head through the foyer into the cozy family room! Furnished with smart tv (please be advised cable is not provided and you will need your own streaming login information), family friendly wii, plush reclining couches, and wood burning fireplace (waiver must be signed for use). There is enough space to spread out and enjoy group or intimate conversations, large meals and game nights. At your discretion, the family room couch can be used for an extra guest to sleep.

Please make yourself comfortable in our fully stocked dream kitchen. There are two large sinks, two commercial ovens with hoods, and stainless steel appliances. You'll find a variety of Keurig coffees and teas to welcome you to our home. Equipped with just about every cooking utensil, plenty of pots and pans, dishes, etc no need will be unmet. You can cook (or not) to your hearts desire.

Please note the family room is equipped with a wood burning fireplace, please reach out if you'd like to use it (waiver required).

After you have explored the first floor we invite you to walk upstairs. At the top of the stairs you'll find the first shared bathroom with double sinks and tiffany style chandeliers. We do not lack for towels, and provide community shampoo and conditioner.

The yellow room at the top of the stairs as we call it, is our laundry/exercise room. You'll find a recumbant bike for your use and a second floor laundry area. The room is equipped with a hamper for your towels at the end of your stay, and a table for folding. This room is also equipped with one twin bed (luxury nectar mattress), and a mattress stored underneath that can be pulled out to sleep on any floor (most suitable for a child although a twin size).

The second room on the left, at the top of the stairs is equipped with 2 twin beds and memory foam mattresses and dresser. It is possible to convert this twin room into a king room (but this has a $40 fee)

Right across the hall, is our queen bed (luxurious nectar mattress provided). It has a glider en suite and is regal in appearance. This room has a smart tv, ready for your streaming pleasure.

What would be next to that room, directly at the top of the stairs to the right, is another twin room, with bunk beds, a dresser, kids couch, and a desk as well.

If you continue down the hall you will find the Master bedroom, with ensuite bathroom. Here you find a king bed (with luxurious nectar memory foam mattress and Fern and Willow King size hotel style pillows). You will find this room furnished with a smart tv (remember no cable), and the bathroom has a soaker tub/shower combination.

There is one last special room on the second floor - this is our "we love kids" room! Furnished with another television, dvd player/children's dvds, and several childrens toys, this is where the kids will run to play! In this room there is a couch, that turns into a queen sleeper (memory foam mattress), that is considered a sleeping area as well.

We can host up to 14 adults (assuming the use of a couch, a floor mattress, and queen air mattress) and 1 additional child if you want our pack and play.

Now- you may have read there is a 3rd full bathroom. For this you'll need to head down to our partially finished basement. Not only will you find our third full bathroom, but also a dedicated office space (enough for 2 people to work side by side at once), our NEW air hockey table, a quiet lounge area and the additional washer and 2 dryers.

You've read about each room, but now I must tell you about our yard! Fully fenced so the kids can play... stocked with toys, tables for outdoor dining, natural gas grill (please clean it for the next guest if you enjoy it the cleaners charge an extra $25 to clean it themselves), propane fire pit and if you're around in the summer, a 20x40 humungous pool! Heat is provided for an additional fee of $30 per day (otherwise it stays right around 83°). Of course, no lifeguard is provided so a waiver is required, and the Ring cameras make sure it’s being used properly, but with proper supervision this is the highlight of the summer. And don't forget about our front yard basketball court (basketball in front coat closet) or sitting area beneath our favorite tree. Enjoy every part, but please be mindful of our quiet hours, out of respect for our neighbors.

A quick note about our child friendly house: there is a booster chair, pack and play, a white noise machine, and lots of kid friendly activities. Please ask if you are looking for something specific, and please help us keep the kids toys in order for the next family.

Finally, for those who might be interested, the house is shabbas friendly and kosher compatible. Young Israel Synagoge is less than a mile walk with a shortcut. One oven has a sabbath mode, but does not self clean. The other oven does self clean but does not have a sabbath mode. The refrigerators have a sabbath mode as well.

There are several other places of worship within a 5 mile radius as well. Too many to list, but please ask if you need help locating.

Rules to note:

Please treat our home as your own- or better (wink wink!)

Please lock the doors anytime you leave the house

-Please be advised of outdoor cameras with sound at the front entrance, and all 3 sides of the yard. This is for both your protection and ours.

Inside Rules:
-Shoes off please (shoe cubby upon entrance)
-Please keep food in the kitchen and dining room (not in bedrooms, basement, or family room with carpet, NEVER ON POOL TABLE)
-Please do not make beds or strip them, just leave that to us
-Please remove food from fridge, clean sink/stove areas of food and run dirty dishes before leaving
-no candles at any time
-no smoking at anytime
-absolutely nothing but toilet paper in the toilet (no feminine products, paper towels, tissues, wipes or even flushable wipes); the sewer system is temperamental and the city charges $500 for a clean out, we'd be forced to request that amount if this particular rule is not followed.
-Please remove your garbage to the outside receptacle on your way out (If you happen to be with us for a while, garbage day is Thursday. We appreciate you actin' like family and taking the trash out Wednesday/back in on Thursday if your stay overlaps.
-the wood burning fireplace is a complementary amenity with a waiver, but it needs to be cleaned out after use. My cleaner does charge me an extra $25 which we will have to pass on to you.
-no food or drink on the pool table

Outside Rules:
-Please keep in mind that we have friendly, but close-by neighbors. Please keep the volume down if enjoying the front or backyard past 9pm.

POOL RULES:
-Please have an adult supervising any time children are at the pool.
-absolutely no glass around the pool (cups or plates or bottles)
-please collect garbage bag from pool area at the end of your stay
-please put pool toys away
-please put pool towels in basket near basement washer

Parties:
Unless we have explicitly communicated, parties on the premises are strictly prohibited. Now we aren't talking a few friends over while you're in town, but if we have footage of a party at the house, we will be obligated to collect reparations up to $5000.

Children's Toys:
We take pride in our selection of toys and games. Please do help your kiddos keep track of and return pieces to each game/puzzle after use.

Unattended Children:
Please do not leave children at the home unattended by an adult if under 13 years of age.

Firepit:
We provide a propane fire pit. Please make sure the fire is out and the fire pit covered when you are done for the evening. If you go through an entire propane, we are grateful for the replacement.

Grill:
We provide a grill brush. Please clean the grill if you use it, or our cleaners charge us an extra $25 and we'll have to request that from you.
