Meet The Magnolia House - the crown jewel of Kiawah Island! A short stroll to the beach, this magnificent home reigns supreme in southern hospitality. Throughout her three spacious stories and swoon-worthy wrap around porches, you'll find the Magnolia House is laid out to ensure you have the best experience during your stay. On the lower level, you'll find 4 of her 7 bedrooms alongside a fully equipped laundry center. As you enter the house the first bedroom on the left features a KING bed and full bath. Meander down the hall to find the other 3 rooms - a KING suite with full bath and direct access to the screened porch, a room appointed with two QUEEN beds with private bath, and another KING suite with private bath.
Designed for gathering, the second level is the heart of the home with an inviting great room, living room and sunroom, plus a remodeled kitchen that is a cook's dream with 8-burner Wolf gas stove, center island, abundant counter space and separate prep sink. The real showstopper will be when you step outside to expansive balconies decked in comfortable furnishings designed for taking in panoramic views, and dining al fresco under the stars. Additionally, this level includes the grand primary suite with KING bed and second bedroom appointed with two FULL beds and a private ensuite bath.
The third level is all for play with a 60-inch widescreen TV, games, adjustable putting green, ping pong table and more. This floor also houses the final bedroom featuring two FULL beds and a private, full bath.

Every property in our portfolio is designed to host only vacation guests, and guests of Luxury Simplified Retreats are expected to abide by the rules and NOISE ORDINANCE enforced by the Town of Kiawah Island. Those that violate the terms of occupancy, host events, and/or parties will result in immediate loss of use. The Magnolia House does not allow pets. No exceptions. The Magnolia House is a NO SMOKING property. No exceptions.
Access
Your Concierge will meet you at the home upon your arrival to check you in. Should our schedules not line up, your Concierge will walk you through how to get into the property. If you have any questions about directions or access to the property, your concierge will be ready and waiting to assist you by phone. Every vehicle MUST have a gate pass to access Kiawah Island. The Town of Kiawah Island allows each reservation to give up to five (5) gate passes per stay. No exceptions.
Interaction
Upon arrival, after the established 4PM check-in time, you may enter and exit the rental at your leisure. Your Concierge will meet you at the property upon check-in and provide valuable information about the home. Should an in-person meeting not work out, your Concierge will provide you with all the instructions you will need. We are here to make the check-in process a seamless one!

Our concierge team is committed to delivering exceptional service, impeccable cleanliness and all the amenities of your everyday home. With each stay you will enjoy high thread count linens, spa quality towels, hair dryer, ironing board, washer and dryer, standard coffee maker and Keurig, kitchen cookware and utensils, shower toiletries and soaps, extra linens and towels, air conditioning, cable, and wireless internet, and more. With our concierge services you can choose to have our team handle all the details of your trip. From stocking your refrigerator to reserving beach equipment, there isn't much our Concierge team can't help you with during your stay. And should you need any recommendations, it would be our pleasure to provide suggestions for restaurants, make reservations, organize activities, and answer any questions.
We offer the option to purchase trip insurance through Rental Guardian. We highly recommend adding trip insurance to your reservation, especially if you are traveling during hurricane season (June-November).
At the time of booking, we require a payment of 50% of your total rental amount. The remainder of your balance will be due 30 days prior to your check-in date and will be automatically charged to the card we have on file. If you are booking within 30 days of your expected arrival date, the full payment is due at the time of booking.
The Town of Kiawah Island has a noise ordinance from 11:00 p.m. to 7:00 a.m. daily. Please be mindful of your neighbors. Noise complaints can result in fines and rental termination.
