***HOUSE RULES AND INFORMATION REGARDING YOUR SAFTEY AND SECURITY***

We try to make your stay as comfortable as it can possibly be! Our mission is to help our guests create beautiful family memories at the lake, in our home. For us to do so, we would truly appreciate it if you could follow these house rules and confirm that it as well as the safety/security information has been reviewed within 48 hours of your booking. This is to ensure that if there is any reason the House Rules cannot be followed, you, our guest, will have the option of cancelling the booking penalty-free, as we have a Strict Cancellation Policy after 48 hours.

• Guests must be 25 or older to book this home. The person who books must be staying at the property for the entire duration of the reservation. There are no third-party bookings allowed. If it is discovered that a booking was made for someone under 25 after check-in, all occupants will be required to vacate the property immediately. Reservations made in violation of this policy are subject to cancellation without refund.
• Keep noise to a minimum between the hours of 10 PM - 7am. We have very respectful neighbors and want to make sure we respect them as well.
• Absolutely no vaping or smoking inside the home. If there is a smell of smoke inside, a $200 cleaning fee will be applied to remove the odor. Just step outside, it’s a pretty great view anyway!
• Parking is provided in front of the home. We do ask that at no time you have more than three vehicles, as space is limited. Please don’t block the neighbor’s driveway.
• Only registered guests are allowed overnight. If you’d like to have someone stop by, that’s totally fine. We just ask that you keep it small so it doesn’t become a party.
• We have a gas grill in the back yard. Please don’t take the grill to the back deck or down to the dock. Keep it where it is for everyone’s safety. The grill is to be used by the guests who stay at the home and is not to invite others to the home as it will be considered as hosting a party. Please clean up after yourselves and keep the grill clean. You will also need to add your own propane to the grill, as it is not supplied.
• There are no parties or events allowed. This property has a zero tolerance for any events or parties. If you’re looking for a place to host an event or party, another property may suit your needs more appropriately.
• If guests are found to have had a party without host permission, which results in extra cleaning, guest will be responsible for extra cleaning charges and will be asked to vacate the property immediately.
• Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guest or ourselves, if they are not empty. We try our very best to ensure that it is not expired or stale. However, ultimately, it is up to the guest discretion and inspection to consume these items if they wish. The host does not take any responsibility for these consumables.
• Please do not rearrange or move our furniture. The trundle bed in the 2nd bedroom should only be used to sleep on and should be pushed back in when not being slept on. There should be no jumping or walking on any beds at any time as it could result in breaking the bed, this could result in an extra fee being charged for damage to the bed.
• if guests are suspected of carrying and or using illegal drugs of any kind, the authorities will be engaged and guest will be asked to vacate the property immediately.
• Do not unplug the Wi-Fi router, security cameras (only the outside of the home is monitored), or smart home devices. This will result in a $150 tampering fee.
• We do not allow any pets on the property.
• We charge a replacement fee for missing or damaged items. Accidents happen, just communicate with us so we can make it right.
• We don’t believe you should have to pay a cleaning fee and be expected to clean a list of things before you leave. All we ask is that you pick up any trash you may have and throw it away. If you find that you need an outdoor trash can, you’ll find ours at the end of the road with our address numbers on it. Please do not leave trash outdoors at any time without it being in the outdoor trashcan, as this will attract wild animals and insects. Any trash left outside may result in an extra cleaning fee. Please also rinse any dishes left in the sink. This allows our cleaners to clean a bit faster and helps us keep our cleaning fees low.

INFORMATION REGARDING YOUR SAFETY AND SECURITY:

- Since the home is right on the water, we ask that you please supervise children at all times around the dock and shoreline. The deck and dock can get slippery when wet, so watch your step, especially in flip-flops. Life jackets are strongly recommended for kids while swimming, you will we need to bring your own, they are not provided.

- We have exterior security cameras on the front and back entryways of the home for everyone’s safety and security. Please know that we respect your privacy and do not have any cameras inside the home.

Accessibility: This is a single-story mobile home that is affixed to the property, entryway does have steps that lead down to the front door, back deck has steps on the backside and side and there are steps leading down to the lake. Please note that the steps can get slippery when wet and use caution. There are no handrails on the steps leading down to the home or to the lake, there are handrails on the back deck steps. There is a metal ladder on the dock that extends into the water. Please use all of these steps/ladder carefully and at your own risk.

Now that the hard part is over, we do want you to know that we believe the great majority of guests are wonderful and respectful! We understand that you want to relax and enjoy your time at the lake and we want that for you as well! We hope that if you choose to stay with us, you have a wonderful time of making memories and relaxing.
