Welcome to your downtown oasis! This modern 1BR/1BA condo on the 3rd floor is fully equipped for a comfortable stay. Your rental includes access to the Art Ovation rooftop pool and fitness center!
Enjoy city views from the private balcony, a spacious bedroom with a walk-in closet, and a sleek, updated bathroom. Relax on the cozy couch after a day of exploring, and make this stylish space your home base in the heart of the city!
**Please note: An HOA application is required about 2 weeks before arrival, with approval needed before check-in. The $125 HOA App fee per guest or per married couple is not included in the booking fee.**
We have taken great care to ensure that you have everything you need to feel at home during your stay.
â Living Area:
As you enter the condo and pass the open floor-plan kitchen, you will find the living area which features a comfortable couch, coffee table, a desk with a chair and a TV with a Roku.
â Kitchen:
The fully equipped kitchen has all basic appliances such as a stovetop oven, microwave, dishwasher, water kettle, coffee machine, and a fridge with water dispenser.
A new sponge, dish soap, trash bags and dish washing detergent to get you started are included.
â Dining:
Enjoy your meals at the kitchen breakfast bar with two seats, or at the charming bistro-style table accompanied by two comfortable armchairs.
â Bedroom:
Enjoy a comfortable king-sized bed, complemented by bedside tables with lamps, a dresser, a TV with Roku, and a generous walk-in closet.
The soundproof windows ensure a restful nightâs sleep. Bedding and linens are provided.
â Bathroom:
The modern bathroom has a walk-in shower.
Towels, a blow dryer and essential soap products are included.
â Balcony:
The balcony has outdoor furniture and a great view of Paul N. Thorpe Jr. Park.
â Laundry:
There is an in-unit washer and dryer available.
Basic detergents are supplied to start you off.
â Parking:
One reserved parking spot in the public parking garage on State Street, located on the same floor as the condo and offering direct access to the building.
Commercial vehicles and trucks over 18 feet long or over 6 feet 8 inches high are not permitted to park.
â HOA Application required
HOA application fee is $125 per guest or per married couple and and is NOT included in the rental price, a separate payment will be requested. HOA application must be received at least 2 weeks prior to the arrival.
Signed rental agreement and copy of valid ID is required and HOA may require a screening process.
â Miscellaneous:
Self check-in starting 4 pm & self check-out by 10 am.
If you wish to receive mail, it must be sent to our Orquera Florida Investment office - Sarasota downtown.

â High Season Booking Policy (January 1 â March 31)
This rental is available by calendar month only, with check-in on the 1st of the month. Guests may book 1, 2, or more consecutive calendar months. Thank you for your understanding!
â Important Notes & Rules:
No pets, no exceptions (per the HOA rules, renters cannot have pets)
No parties and non-smoking.
AC cannot be lower than 70 F and heat cannot be higher than 77 F.
Don't leave doors/windows open when AC/Heat is running
Please note that there are security cameras installed in the apartment building's common areas and exterior; however, there are no cameras inside the unit itself.

Traveling with a little one? We offer a Pack 'n Play for use during your stay for a one-time fee of $50. This includes clean, fitted sheets for your convenience. Just let us know in advance if you'd like to add this to your booking!
