OUTDOOR SPACES/BEACH ACCESS:
-Back yard patio with seating and a private in-ground pool
-The In-ground pool is open from Memorial Day to Labor Day
-Children must be monitored at all times.
-There is no smoking permitted on the patio or around the pool.
-Usage of the pool is at the guests own risk.
-Propane Grill- guests are responsible for cleaning the grill after use. There are propane tanks that guests may use, but if they run out guests can refill.
-Outdoor shower on the side of the house
-4 outdoor balconies provide the perfect setting for morning coffee or evening cocktails
-Pool/Beach towels are provided
-Beach tags are provided. Any lost/missing beach tags that are not returned will result in a $50 fee per tag.
-There are beach chairs, boogie boards, and bikes for the guests to use at their own risk.
-5 minute walk to the Beach Access point at 38th Street and Ocean Avenue
ACCESS & ENTRY:
-Guests will have access the entire home. Which includes the driveway, private pool and private patio.
-This property has stairs. There are stairs to the 2nd and 3rd levels.
-Please note that the check in time is 4:00 PM. The check-out time is promptly by 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
PARKING:
-Guests may use the driveway in the front of the home that can fit 2 vehicles.
-You can on street park on the street where available.
-Please be courteous to the neighbors when parking, do not block driveways or sidewalks.
-Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. We are not responsible for parking tickets due to negligence.
MAIL:
-We are not responsible for any items shipped to the property.

-Property located in tourist beach town environment; potential for noise from cars or foot traffic.

-The home is protected by exterior ring camera security at the front and back of the property.

While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING:
Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS:
As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.

-We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in.

No parties or events. Unauthorized gatherings will result in immediate removal without a refund.
Quiet hours: 10 PM â 8 AM. No loud music after 10 PM (Brigantine noise ordinance).
CHECK-OUT and CLEANLINESS
Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees.
Keep the property clean. No glitter, confetti, or tape on walls.
Additional cleaning fees apply for damages, excessive mess, or soiled items.
SMOKING, FIRE SAFETY and PROPERTY CARE
No smoking or drugs indoors. A $250 fee applies for violations.
No open flames, candles, or wax.
No hair dye.
Only flush toilet paperâno wipes, paper towels, or other materials.
SECURITY and RESPONSIBILITY
Lock doors and windows when leaving.
Missing or damaged items will be charged:
