It was peaceful sitting on the porch. The hot tub made it even better. The only complaint I have is the cleanliness. It didn’t seem like it had been cleaned. It was very dusty. Everything else was good. It was in a peaceful location but also close enough to do things.

Everything I’d expect of this cabin and for the price! The rooms were great and we loved the individual bathrooms. Plenty of space for everyone and it didn’t feel “empty” like the one next door (we rented both). It’s a bit close to the road but actually turned out pretty convenient!

We loved the location. Close enough to everything but far enough away from the noise. The river was soothing and beautiful. Caught some bass and brim. Fire pit was nice but the chairs are broken and dangerous to sit in. The biggest negative was the amount of cobwebs, and how worn out and broken everything was. Couches are majorly damaged, tv remotes missing, living room tv color is not right(everything has a blue haze on the screen), pool cue tips are broke, pool balls are chipped and dented, hot tub barely had any air flow or pressure and most jets don’t work. Wood work throughout the house inside and out is falling apart and has signs of rot. Some of the beds are in great condition and some are far from it. Exterior doors and hardware are weak, barely latch, and are rotting. The overall condition of the home is fair at best and I would say the property is overpriced. The neighboring house which is also a rental and shares the driveway with this property looks to be in much better shape and more taken care of from the exterior. Our family had a great time but there were definitely a lot of safety concerns and conversations about the condition of the home.

The cabin was wonderful, we had plenty of space, and everything was clean. The only feedback I’d have was having more towels.

The property was nice and the house had plenty of room. The location was convenient not too far from activities. My family really enjoyed the game room, especially the pool table. The kids loved the hot tub. The kitchen was well stocked for cooking meals. The only issues in the house were the master suite on the top floor was always hot so no one stayed in there. The couch is broken upstairs in the main living room and one is broken downstairs. The chairs around the fire pit need to be replaced, most are broken and won't adjust, the 2 not broken are child sized. The only other complaint is in the description it makes seem like there is easy access to the river, but even though it's in the back yard trying to get in is extremely steep and muddy making it treacherous to get in and out of . The adjoining rental property had the same complaint. So we weren't able to use it, only the teenagers could make it in and out . It was disappointing since my husband and I were most looking forward to easy river access which is why we chose this property . Also, there are a lot of weeds and overgrowth blocking the river view.We all did have a good time here, we just went to Greenbrier to play in the river instead of at the house. Overall I would give it 4 stars.

We wanted to love this place, but it fell short. First impresion: the yard hadn't been maintained, concerned about ticks, I text the management company. They did mow the next morning, which we appreciated. Night one someone took a shower and water started pouring down to the 2nd floor. They said they'd send somone out. The next day they told us the shower was a known issue, and it was scheduled to be fixed after our stay...not mentioned prior to our booking, so we were short a much-needed shower. Easter morning we woke up to rain leaking into my suitcase from the ceiling. I was told that they would send someone out immediately, but no one ever came. They advertised the hot tub being emptied and sanitized between visits, but the water isn't treated. Within 2 days the water smelled and was turning turn green. The rugs were filthy and had not been vacuumed. The main floor couch frame was completely broken. Multiple shower liners were brown and moldy along the bottom. The exterior basement doors had locking issues, we took turns waking up to check that our kids were safe. The cabin had minimal lighting, it was so dark, opposite of the pictures. I could go on and on: dirty pans, dirty linens, lack of silverware, dust, broken picnic table. We reached out to management prior to leaving a negative review and they weren't interested in discussing our grievances. The cabin you get for the price is laughable. It's a bummer that our trip to the Great Smoky Moutains turned out not so grea
Dirty rugs throughout
Sunkin couch
Water coming in from room, poor lighting hard to see extent

Thank you for staying with Beyond Expectations! We’re truly sorry to hear that your stay did not meet expectations, especially given how important this trip was for your visit to the Smoky Mountains. While we’re glad we were able to address the yard right away, we regret that several other concerns arose during your stay and that the overall experience felt disappointing. This is not the standard we aim to provide, and we understand how frustrating it must have been to deal with these issues during your time away. We also regret that you felt your concerns were not fully resolved while on site. We do take this seriously and are reviewing everything closely to ensure better consistency in both maintenance and cleanliness moving forward. We appreciate you bringing this to our attention, and we’re sorry again that your stay fell short of expectations. We hope to get the opportunity to host you again in the future and provide the experience you were hoping for.
