Overall I would give the property 7/10.The positives -The pool was excellent. Good size and perfect temperature.Great value for money.The outdoor area was really good, with plenty of space, nicely kept garden and a great large table for communal dining. Overall the villa was large enough to easily accommodate our group of 16.Apart from the first night when the next door neighbours played music all day/night crazy loud the estate is lovely and peaceful.The restaurants at the edge of the estate are all superb, and the Carrefour had everything we needed. And the location meant an easy drive to the airport and both Marbella and Peurto Banus were easy to get to. As were various other day trips we did.The negatives:The property is looking tired and worn. The furniture, fixtures and fittings are pretty much all in need of replacement.The outdoor ‘wicker’ seating is completely broken.The ‘day beds’ are missing their frames.The locks on the bathrooms didn’t work, some door knobs were missing or very loose, beds feel old and the pillows need replacing.Despite these challenges we had a great holiday. And with a little investment this Villa could be spectacular

Family stay

The property is located in a residential area up a fairly steep hill. It is very private with well- kept gardens. The property was very clean. Communications with Chus, property manager was easy. Communication from the owner was abrupt and less friendly.However, the interior is tired and is overdue a refresh. The maintenance of the property is not well planned and it meant that there were issues with the pool, leaking sinks and toilets not flushing while we were there. Some mattresses were uncomfortable and the pillows have seen better days. The garden furniture by the pool was not fit for purpose and really needs replacing. There is no house manual. This was a big miss and would have been helpful in understanding the alarm system, rubbish disposal, local transport etc. The air con system by the table runs into an old water bottle which overflows regularly and could do with a water butt as water gathers around the eating area.It would be useful to understand local recycling and have labelled bins to do thisThere was very loud music from neighbours during the first weekend but otherwise quiet and peaceful.The house itself is a great space for family groups with plenty of bathrooms. The pool is a great size and there is a huge table to eat together. It is located about a 15 minute walk to some lovely restaurants and a supermarket. There is also a tennis club where you can use the pool, gym and tennis courts for 10 euros. Great if you arrive early or have a late flight home.

Nice warm pool

For the price the property was very good value as there were 18 of us staying.There where a few issues - mostly outside of the control of the owner - the local water main burst leaving very little water pressure.The best feature is the pool, we stayed in April and even with the cooler weather it maintained 30 degrees so nice to swim in any time of the day regardless of the weather.The owner kindly arranged for us to have a chef come and cook paella one evening which was delicious.Location is good, 20 min walk to the beach, 10 to supermarket and a short drive to Marbella.Overall a great stay!
